Daughter of a tenant. As she does not have a Google account. “Pinewood terrace is the most affordable apartment in Gainesville. In the past 6 years I have lived here, I have enjoyed the swimming pool and the diversity in age of the people living here from families to retired folks. Wayne, who is the head of maintenance, and his staff are friendly and prompt at handling all issues no matter big or small that come up in your unit. Thank you Erin, the office management and all the staff for the amenities I continue to enjoy here and your commitment to the comfort of your tenants.” -Patti Markoch.

I've enjoyed living in Pinewood Terrace for the last 2 years. The front office and maintenance staff have been attentive and professional. It's a nice, quiet community with friendly neighbors!

Pinewood Terrace has been a wonderful place to live. It's a quiet, well kept, gated community on the desirable north side of town. The neighbors are very friendly and personable. The office staff and maintenance guys are very respectful and quick to fix any issues if they arise. I have lived in many apartment complexes in Gainesville over the years but this one has been my favorite. I am happy to have lived here a few years now, and looking forward to staying many more years here.

I’m not writing this review because I expect Pinewood Properties of Gainesville LLC to address my grievance—honestly, "No one wants to stay at a party they’re not invited to." My sister, who suffers from schizophrenia, had a psychosis event in January 2024, where, as a result of her mental health disability, she unfortunately called another tenant a derogatory word. She acknowledges this mistake, and as her caregiver, I had her immediately hospitalized to ensure she got the care she needed. Despite this, the management at Pinewood Properties seems to disregard mental health as a legitimate disability. They have ignored multiple attempts I’ve made to engage in a conversation about reasonable accommodations under HUD regulations. Their silence speaks volumes about how they view the rights of disabled tenants. If you care about the principle that everyone deserves to be treated fairly, I would strongly advise against choosing Pinewood. It is clear that they do not see mental health disabilities as deserving of the same protections as physical ones. All tenants' rights should be supported by honest and ethical landlords, and sadly, that is not the case here. I’m not seeking any profit or gain from writing this review—just a concerned citizen and caregiver hoping to inform the public about the moral fiber of this company. Protecting the rights of vulnerable people should never be ignored.
