When I first moved in, my apartment was disgusting. I paid an extra $300 to move in a week early, which I was fine with paying and understood, but it was allegedly a fee to rush clean and make sure the apartment was in good condition. I didn't see any evidence this was done. Most of the disgusting aspects of the apartment were easy to clean, but were time-consuming. As in scrubbing stains out of the bathroom or scraping paint off the floors, but the cabinets are a whole other thing. I'm in the base-level unit and wasn't expecting updated countertops or anything; however, the cabinets throughout the apartment have unfinished hardware, which, for $800+/month, is unacceptable. I had to buy plastic drawer covers for all of the hardware. I spent around $100 just on cabinet drawer covers. The biggest issue, there are ALWAYS inspections, and they’re incredibly invasive and unnecessary. Every month, there are anywhere from 2-3 times that on20 will enter your apartment. Some of them are valid, like air filter change; others just seem fraudulent, like washer and dryer inspections that lasted 2 minutes– it really seems like On20 always just wants some sort of access to your apartment at all times. Also, my roommate lived in On20 the previous year, and the inspections were not constant like they are now, implying that it has to do with BHOM’s management. My concern with these inspections is that they don’t properly warn you. It’s happened 3 times now that there is no warning of maintenance coming in until maintenance is knocking and coming in. I’ve called the office to report these situations and was told that there was miscommunication between the office and maintenance. Nothing bad has ever happened, but it’s not right to tenants to not communicate this. My roommate and I bought a Ring camera as we noticed our floors were dirty; come to find out, maintenance came that day for some inspection-- we received the notification a day late. In November, there was someone from On20 in my apartment 5 times. I’ve lived in other apartments in GNV, and it was never like that. Good thing On20 keeps me accountable on a cleaning routine since I have to vacuum and mop every single time someone walks into my apartment and tracks dirt and mud in. Additionally, most warnings don't give you a good indication of when they’ll actually happen; it will be like they will come at some point Mon-Fri between 9-5. Around a month ago, On20 replaced the HVAC in our apartment, and since then, our humidity increased 40% to 60%. I know it’s summer and more humid, but that change doesn't feel safe. Cons: $25/month for general parking - random utility fees including: a $5.25 service fee every month, trash fee, water fee, a separate $1 water admin fee (seriously, what is that??). -- The package system -There are so many pests. Every month, I make a new maintenance request because wasps are forming new nests. The grass is covered in red ants. I’ve made multiple requests for them to be treated, but it's never done. Also, the spiders are terrible; every day, there are new cobwebs on my car and doorways. There are also some roaches sometimes, but that is everywhere in Florida. It seems like there are few preventive measures done for actual pests like wasps, ants, and spiders. - The hot water isn’t very hot, and somehow the cold water isn’t very cold Pros: The gym is okay; some of the machines are broken. - All apartments have stainless steel appliances, and the washer and dryer are all right. - Vinyl flooring - The location is convenient for access to Butler; the bus is inconsistent to UF - There is a gate, but the rear entrance will be broken 9/12 months - Maintenance response is usually day of - Rooms are a decent size - Good wifi– I've never had issues in my apartment - The pool is pretty nice, and it is cleaned at least once a week. Sometimes the staff will lock the pool gates

Would definitely recommend On20 to anyone. The staff has been very helpful through the whole lease process. Shoutout to Dwayne for the fast responses always.
