BEWARE OF MOLD I originally lived at The Polos, where I discovered black mold growing inside my air vents after experiencing months of unexplained illness. When I reported my concerns to management, I was repeatedly told that the substance was merely “natural growth.” Despite my ongoing health issues and visible evidence, it took multiple conversations before I was finally relocated to another apartment within the same community. Unfortunately, the second apartment presented the same issue—this time with even more extensive mold growth in the air vents. Once again, management initially disputed my concerns until a mold remediation specialist inspected the unit and confirmed that the substance was, in fact, mold. Following this, I was transferred to a different apartment (MADISON POINTE) community operated by the same management company. Although mold was not visibly apparent in the air vents, a professional mold test was conducted and returned positive results. Management eventually proceeded with mold remediation. However, during the remediation process, a pipe was accidentally burst, causing significant water damage throughout my apartment. My bedroom carpet, portions of the upstairs hallway and stair carpeting, and the ceiling above my kitchen were saturated with water. The resulting damage also required replacement of the kitchen light fixture and microwave. What I found particularly concerning was that I then had to repeatedly advocate for the replacement of the carpet that had been soaked during the remediation process. Given that the work was being performed to address MOLD, it was difficult to understand why water-damaged carpeting was not immediately identified as a material requiring replacement to help prevent future mold growth. The fact replacing the carpet was an argument is absolutely absurd and a red flag. I am sharing this experience because I have autoimmune-related health concerns, and prolonged mold exposure had a significant impact on my well-being. I experienced persistent headaches and other symptoms for months before identifying the underlying cause. While my roommates experienced some symptoms, the effects on my health were substantially more severe. You may not even realize it’s mold affecting you unless you have pre-existing health issues. It’s just as bad for you and you need to understand what you’re living in! Why your face is breaking out, wake up inflamed, brain fog, feeling weak, fatigue, irritable, all of these things have to do with mold. It affects the physical and the mental. I encourage anyone considering living in a property managed by this company to thoroughly inspect the unit, ask about any history of water intrusion or mold remediation, and take any health concerns seriously before signing a lease. I sincerely hope that no one else has to endure the experience that I did. The second community they moved me to was Madison Pointe, Nettie Laddie was The only person at Collier Companies that showed me compassion and understood my situation and took action to help. She’s the only reason I haven’t left a bad review. But I think it’s time for people to understand what they’re buying into because mold affects your health long-term. Especially if you already have underlying health problems.

I lived at Madison Pointe Apartments (MP) for approximately two years, from 2024 to 2026. I had moved to MP from another rental complex owned by the same company that owns MP, mostly due to recurrent roof water leaks and mold in that other property. I moved to MP under the condition that they would provide an apartment with a newer roof. Unfortunately, I did not anticipate other problems with those old apartments, as I will describe below. They had added some new appliances and cheap vinyl floor – which came with an inflated price. HERE ARE SOME OF THE SITUATIONS THAT I EXPERIENCED AT MADISON POINTE APARTMENTS: Water leaks from pipes inside the walls. Twice pipes burst and water inundated the floor, an emergency. Could have been much worse if I was not there. They replaced only the leaking section. Those old apartments should had been repiped before being rented. Another time dirty water refluxed from the adjacent wall into the kitchen sink and burst the pipe and I got dirty water all over the floor and it kept coming. COCKROACHES Gaps on the old windows and also in other sections are ports of entry, and make apartments in this wooded area a paradise for cockroaches. Their nests are not killed by pest control inside and adjacent to the apartment. I kept my apartment very clean and routinely sprayed with human safe products such as Zevo, but unfortunately there were several ports of entry. One Friday night I woke up with a noise such as something falling, and saw a big cockroach crawling back to inside the dry wall through an opening between the dry wall and the frame of the door leading to the walkin closet. Inside the closet three other cockroaches crawling over my clothes. I sprayed with Zevo and they went inside the dry wall through gaps between the dry wall and the door frame and the baseboard and floor. I could not sleep that night, but for the Madison Pointe people that is not something that is considered an emergency. It was an emergency to me, as I am not in the habit of sleeping with cockroaches crawling over me and my clothes. Early next day I purchased a foam at Lowes and sealed the gaps. MISCELLANEOUS NEGATIVE EXPERIENCES In 2026 they started charging a mandatory fifty dollars per month amenities fee. There is a planet fitness a short walking distance from MP and cost as low as about ten dollars month. MP has only ONE relatively small swimming pool and approximately two hundred and twenty six apartments, including several three bedrooms that host families with kids. The landscape people often blow leaves and/or dirt over parked cars and the front screened porches using very strong blowers. I recently had to bring my car to the repair shop because of a roaring noise, and they found a lot of leaves and landscape debris on and behind the air conditioner filter.There is little natural light inside the apartment, and the porch, placed in front of the only glass sliding door, contributes to make it darker. Homeless people carrying their belongings are often seen near MP, sometimes displaying threatening behavior. There are two covered bus stops on 23rd Boulevard very close to MP near thirteen street that often are used by them as their sleeping places. I was harassed by dogs, and manager did not properly address the issue. After you move in, expect rate hikes. They also try to squeeze every penny they can out of you, as a non-limiting example they required for me to pay for GRU electricity during five days after I moved out, while other places in Florida and elsewhere would typically ask for two days at the most.

My daughter is attending UF as a first-time-living-on-her-own student. The complex is close to campus, near amenities, feels safe and the property management team (Hannah, the associate manager, really has been GREAT dealing with a couple of maintenance issues.) that really is so kind, on-it and skilled. As a mom, it provides assurance that my daughter is safe and in good hands with an apartment that will be her safe harbor. Thank you again maintenance team for getting the AC running, shower fixed and front clicker up-and-running. You all were so johnny-on-spot that I couldn’t have asked for more.
