Terrible management and unlivable conditions I’ve been dealing with a strong marijuana smell in my apartment for weeks, and management has done nothing effective to fix it. I’ve reported it multiple times, but the odor keeps coming back. It makes the place uninhabitable, and I can’t even enjoy being in my own space. If you’re thinking about moving here — don’t. They clearly don’t take resident comfort or health seriously, and they do not take care of marijuana odor problems even after several complaints. Extremely disappointing experience.

This property is advertised as a “luxury” apartment complex, but living here has shown me that it does not live up to the price tag or the branding. Greg does however deserve his flowers, such a kind soul! Access & Entry Systems The building uses two separate entry systems, and they are both unreliable. It’s common to see residents stranded outside, asking others to let them in. Many other communities use a single, streamlined system like Latch, which is much more dependable. Switching to something consistent would save residents endless frustration. Amenities The amenities are extremely underwhelming for a complex labeled as luxury. The gym is poorly equipped not even a stair master. The study space feels more like an afterthought than a usable amenity. I’ve seen “standard” apartment complexes in Gainesville with far better amenities, which makes the shortcomings here even harder to justify. Living Environment There has been a persistent odor in both my unit and the hallways since move-in. Despite trying to wait it out and using multiple remedies, the smell has never gone away. When I brought it up with management, I was told to buy air fresheners and plugins—an unacceptable response when moving into a supposed luxury apartment. This is a clear maintenance issue that should have been addressed, not brushed off. Build Quality & Upkeep The details fall far short of what you’d expect. Kitchen cabinets aren’t even soft-close, which is a basic feature in most Gainesville apartments, luxury or not. Trash service is inconsistent, with pickups often delayed. Small frustrations like this pile up and highlight the gap between what’s promised and what’s delivered. Management & Service Perhaps most disappointing is the way staff handle concerns. When I raised legitimate issues, the responses were dismissive and at times downright snappy. Professional, respectful service should be the minimum standard when residents are paying premium rent. Final Thoughts At first glance, the apartments look appealing, and it’s easy to think the higher rent is justified. But once you live here, the flaws quickly become clear: unreliable access systems, weak amenities, unresolved maintenance issues, and poor customer service. For the cost, you can absolutely find better options in Gainesville apartments that provide higher quality living without the frustrations. I will not be renewing my lease, and I would not recommend this complex to others.

I can’t even begin to explain how terrible this apartment complex is. They post pictures all day long that are blatant lies. My favorite one while living there was that the pool was open and ready for the summer! In reality the pool was lime green and closed until further notice. If you look at the social media posts, they are all several years old. You can tell because there is construction and new buildings being built around City Place right now, but in the pictures you don’t see any of that. The office staff is incompetent. When moving in, I inquired about a COI for my movers. This is a certificate of insurance incase the movers damage anything and is very standard. They had no idea what it was because they couldn’t provide it to me, and eventually threatened me to stop bothering them about it. I almost wished the movers had damaged something just to see what happened. I lived there for 1 year and saw the elevator lobby get half heartedly cleaned twice. And only the elevator area, never the entire building. The gym, hallways, parking lot, everything was filthy. Dogs pee in the hallway and this just becomes one with the building. The road noise is beyond terrible. You can hear people driving and racing down the road at all hours. I had multiple sound machines and still got woken up. And don’t forget! Once a month it was Bikers Night so imagine the joy that was to deal with. My time is too valuable to list all the grievances, junk fees, and insane issues I experienced. And this is coming from someone who dealt with Manhattan renting for 10+ years.

There is a reason that this property’s ratings keep dropping in-spite of it being just over a year old. Management will lie to your face and blame everything on the corporate and when you dispute, you get informed that it was the assistant manager in the first place. Attached is how I left the apartment and walked the apartment with that assistant manager on my last day there. Come to find out that not only they ate up my security deposit but they also made me pay $200 on top. STAY AWAY!! 100-150 dollar more per month at some other place will save you a hell lot of trouble. Almost forgot the car break ins.

Do not lease here! Save your money and go to a cheaper apartment…they all have the same issues. I am a current resident here(Empress). While the location is convenient, the apartment building isn’t worth what you pay for. The apartment constantly smells of garbage ,the trash cans around the neighborhood are constantly piled to the top with trash overflowing on the floor. There is never parking because they don’t have a policy about car decals. I’ve seen people use our parking then walk to the movies. During my pre-move in inspection I noted that my laundry door was broken with a piece of wood sticking out that cut my leg, I reported it but they never completed the maintenance request, it took 10 months to complete the request after i emailed complaining multiple times. Not to mention the elevators have broken down forcing residents to carry groceries up to the 3rd and 4th floor in the hot stairwell.The new management team faults the old management team for their current issues, but they’ve been in charge of the property for over 4 months now. They don’t care about their residents feedback. SAVE YOUR MONEY!
