I had the pleasure of speaking with someone named “Kai” over the phone. She was very nice and knew her stuff when it came to the fees and leasing process! I was very hesitant & unsure about this location, but Kai made me feel more comfortable! Although I may keep looking for other places, this one will be in my top 3! Her customer service & reassurance alone made me feel as if I wouldn’t have any complaints! Even if I did, they may be handled fast! Thank you Kai! I look forward to meeting with you!

New management comes in and they decide to try to find as many ways possible to take advantage of their college tenants. They charged a cleaning fee for light wall smudges as well as another fee for leaving items out on the counter. Community managers do not care that these fees violate the lease agreement since they know they can get away with it, and I'm pretty sure they responded to my dispute emails using chatgpt since it seems like they didn't even read my concerns. Please stay away from renting from here, there are so many other cheaper options in a better location in Gainesville.

Worst place I have ever experienced. These people do not care about their tenants at all and are just trying to constantly find a way to take as much money from you as possible. Getting charged for leaving stuff on a table and was called “dirty”. Unbelievable. On top of that they keep sending emails stating that now we have to pay for water despite our lease stating we don’t pay for water, and keeps changing where and when we pay for utilities. We still haven’t paid for utilities and I’m just waiting to see that $500+ utility bill because THEY haven’t charged us for the last 2-3 months. They charge you whenever they want like. We can’t even plan to pay our bills because we are in anticipation of when they’ll charge for our next bill- because most likely you will e getting charged at a random point in the month. Or a missed payment on their end and we have to make it up on a random day. There is no sympathy on the fact that most of us are college students and are money siphons that can just throw all our money at them. The most disappointing and disgusting place to ever live at. The staff at the front desk are rude and can be unhelpful as their demeanor comes off as judgmental and unwelcoming. I’ve had so many issues with my packagings where it got thrown on the outside of the Luxer where literally anyone could steal or take it. On top of that everyone received new furniture and they decided to skip our apartment for whatever reason- despite us sending emails of our damaged furniture. These people are super performative so please don’t be fooled. Still have not received new furniture and they told us they would replace our furniture with someone else’s old furniture that “looked slightly better, but would not provide us with any new furniture” I hate this apartment complex so bad and can’t wait till my lease is up. I would stand outside the office with a sign warning people not to come here if I could. 0 stars.

I moved in August 2025 and have dealt with problem after problem from management and staff. Twelve days after move-in, our AC failed and the apartment hit 89°F. We were repeatedly told it would be fixed “soon,” but nothing happened. Instead, they put small window units in our bedrooms to cool the entire apartment during the August heat. Communication then dropped off—calls and messages went unanswered. We were without AC for 21 days and it was only repaired after we contacted Gainesville code enforcement. During those 21 days, we never saw maintenance attempt a real fix—not until code enforcement got involved. A few weeks later, our utility bill was nearly double the normal amount due to their window-unit “solution.” It took days to get a response and have the bill corrected. Most recently, the office added an unexplained charge to our account and threatened eviction if we didn’t pay immediately—with zero prior notice. There’s also a consistent lack of accountability. When pressed for answers, management often blames “previous staff” or “old management” for ongoing problems instead of fixing them. Overall, management here is unorganized, unprofessional, and unprepared. When issues arise, responses can take days—if you get one at all. I lived at other Gainesville complexes for three years and never experienced this level of poor communication or service. My experience here has been overwhelmingly negative, and I strongly recommend looking elsewhere.

This has been the WORST experience I have ever had with this apartment complex. I have sent 2 other children to college in apartments and this one I DO NOT recommend anyone renting with them. Every month it is always a text or email about a fee due. It is an additional fee added, because they system did not automatically add it. There was a one-time of $66 for an annual fee.... added to the rent. The rent started out at 560ish, not it is $600ish each month! We removed the $10 fee to report to the credit bureau, still being charged for it! The stove in the unit needs to be replace the eye on the stove top is white when the glass top is black, it was requested to be replaced from August 2025 to this day NEVER replaced. The furniture was ripped up on move in day. The sofa was ripped so bad you could not sit on it. This unit WAS NOT ready to receive the students; the complex just presented it as is... We the parents had to come in and clean the unit and sweep and mop the floors. The was no cable cord for the TV in the living area. For the monies these parents/students/tenants are paying this is unacceptable. You can never get to the manager on site. On move in day....it was so many parents in the lobby complain about the units and the services received! I was a sign that this apartment complex was going to be an issue! PLEASE make this complex your VERY LAST RESORT!!!!! I RATE THIS PLACE WITH A ZERO STAR #unhappyparent
