Close proximity to everything you need in Orange City. Plenty of amenities to cover most renters needs. Kyra and the new team are first class. They have upped the level of client service substantially. If looking for a new place nearby, go talk with Kyra!

I placed my work order in at Integra Landings the night before and the next day, Eddie and Bryan came out, diagnosed the issue, immediately went to work to resole the ac problem, vacuumed the area, placed a new filter and repaired my issue. They were both friendly, quick and yet efficient. I thanked them because although they are newer to the maintenance crew, they worked like seasoned Pros 😊

I’ve been dealing with ongoing issues at this apartment complex since last year, and my experience has been extremely frustrating and disappointing. My water bill suddenly spiked for no clear reason, and despite repeatedly bringing it to the office’s attention, no real effort was made to properly investigate the cause. Maintenance was sent out, but all they did was a basic “bucket test,” which does not actually detect hidden leaks. They briefly checked the bathroom and kitchen, said they didn’t see anything, and left it at that. Meanwhile, the water usage continued to show unusually high numbers, leaving me stuck with bills I couldn’t reasonably explain or afford. They sent a plumber guy out, but i have no clue what he actually did. Because of these unresolved water issues, my monthly costs became unmanageable. Now I’m being charged a $2,700 lease termination fee for moving out—even though the situation was caused by a problem that was never properly addressed. On top of that, Conservice (the third-party billing company) has made it clear they won’t continue offering credits throughout the remainder of the lease, which leaves me with no realistic option but to leave. Conservice which is the third party company showed i used 46000 gal if water in 30days..no way. They could not find the leak. I wasn't even offered another unit. Then I get the back and forth with the property manager and conservice. Property manager said I need to speak with conservice about my bill but conservice said I need to speak with the manager. Then when I moved conservice closed my file but I still owe it. Nothing is being done. The community hasn't responded to my attorney. I reached out to corporate..no response. I also lost my job at one point, I found a rental assistance program that was willing to help cover my rent, but the corporate office (Hawthorne) refused to sign the required paperwork. That decision alone prevented me from getting the help I needed to stay afloat. Overall, I felt like I was given no real support or options—just “pay or move out.” There was no willingness to work with me, no thorough investigation into the water issue, and no flexibility during a difficult financial situation. Don’t be misled by the appearance of the property. While it may look nice on the outside, my experience has shown that when residents truly need help, management may not step up. There are plenty of other apartments out there that not only look good but also treat their residents with fairness and respect. Based on my experience, I would strongly recommend looking elsewhere. Money-hungry community. Don't be fooled by the outside. Its all good in the beginning of course. They are not for their residents, but they will take your money.

I moved into Integra Landings and have had a great experience so far. The community is beautiful, clean, and conveniently located near major highways, shopping, restaurants, and local attractions. I especially want to recognize the maintenance team. They have been incredibly responsive, professional, and helpful. It’s clear they take pride in keeping the property well-maintained and ensuring residents are taken care of. Over the past 30 days, I’ve also noticed a significant positive change throughout the community. The property has become even cleaner, maintenance requests are addressed promptly, and there seems to be a renewed focus on resident satisfaction. I’m not sure if there’s new management or a new approach behind the scenes, but the difference has been very noticeable, and it’s been wonderful to see. The staff has been welcoming and made the move-in process easy and stress-free. I’m very happy with my decision to call Integra Landings home!

My wife and I lived at Integra landings a few years ago and recently stopped by. We were really impressed with all the up grades that have been made; the property looked great! It's clear the new team has put alot of effort into keeping the community looking beautiful. Definitely worth checking out if you are looking for a new place to call home.
