I strongly suggest not renting from this property. I have been a resident of of this address for the past 6 years. Before it was ever Haven on canal. 3 years ago I would have strongly suggested moving here but ever since Nathan took over as property manager it's has been horrible. I have had to dispute my rent with him just about every other month because he's tried to add additional charges to my rent. He is constantly trying to add additional costs to everyone on the property.I know this because I know almost everyone who lives here. Both of my Step kids live here in their own apartments. My step daughter just had to have an air conditioner put in and now he's trying to make her pay for the a/c. Which the whole point of renting is to not have to be responsible for replacing anything provided with the apartment a/c refrigerator heater

If you like your living room being over 85 degrees by April, don't use the oven, like swimming to your car during hurricane season, and dont mind living next to families, you will LOVE this place. We had to get an additional AC unit for the living room with black out curtains and it was still in the high 80s in June. If we used the oven, easily 100 degrees INSIDE at night. The management poured lye into my building without notification (while we had a newborn). The office manager is only decent when you're looking to lease, but is rude, abrasive, and unhelpful otherwise. While we lived there, it flooded everytime it rained. Hurricanes wiped out everyone on the 1st floor because of flooding. Mold started growing in the building due to the water damage and it was a very slow process to fix. The floors are uneven and the stairs are falling apart. (Tripping hazard) The foundations are cracking and chipping (concrete + flood + florida heat = crumbling foundations) its only a matter of time before it collapses, like the condos in miami if nothing is changed. *85 degrees in the photo was from April 2025* The manager Will was AMAZING. He was kind, considerate, and very very helpful. He was able to get our AC replaced in 1 day turn around while I was pregnant and NEVER had any issues when he was there. If you can, bring Will back!

If I could leave 0 stars I would. RUN FAR AWAY FROM THIS PLACE AND NEVER LEASE HERE!! The washer and dryer are in a separate building with only four washers and four dryers for the entire complex. The machines frequently do not work properly, are very small, and often do not clean clothes properly making them impossible to use regularly (half the tenants end up going to the laundromat). The back parking lot floods severely during heavy rain, with water reaching knee height. Vehicles are at serious risk of damage or total loss. There is no lights in the parking lot which makes it concerning to walk through at night especially with all the homeless people around. After Hurricane Milton, flooring was not properly replaced. Floors are damaged, uneven, and buckle throughout the unit, indicating poor-quality repairs. Common areas// entryways are not cleaned or maintained. The kitchen is extremely small with no dishwasher or garbage disposal. The bathroom has virtually no storage aside from one small cabinet that is not properly secured to the wall. There is only one air conditioning unit located in the bedroom, requiring the bedroom door to remain open at all times. When cooking, the whole apartment becomes extremely hot. The 500 square feet unit functions more like a studio with a bedroom door than a true one-bedroom. It’s not even pleasant to sit on your patio due to the constant stench of dog urine. There are no locks on building entrances leading to private apartment hallways, which is a safety concern. If you can even get in touch with the management he initially presents as friendly, but interactions quickly become dismissive and condescending. Communication is extremely UNPROFESSIONAL AND INCONSISTENT. While a repayment of $1,100 was technically justified, it occurred because new management did not honor commitments made by prior management, and this was not communicated transparently. Move-out procedures were never clearly explained. We were not informed that electricity needed to remain on after move-out. During the final walkthrough, there was no power, and we were told potential mold-related fees could apply, despite this never being communicated beforehand. Overall, this property suffers from poor maintenance, serious flooding risks, inadequate security, misleading communication, and a lack of professionalism from management. I strongly encourage anybody to get every single communication in writing and carefully consider before signing a lease here.
