WHAT A JOKE OF CAREER TO SIT IN A LITTLE OFFICE AND SCAM HARD WORKING TENANTS. 😂😂😂😂😂😂😂 INITIAL REVIEW — PLEASE READ BEFORE RENTING AT SOLLE DAVIE / GREYSTAR I am updating my review to warn prospective tenants about my experience, particularly regarding move-out and security deposit handling. From the moment I vacated the unit, it became clear how this property operates. My security deposit was withheld despite my providing clear, time-stamped documentation showing that the conditions I was charged for existed prior to my move-in. I was not provided any proper itemized receipt or proper reasoning for why the charges couldn’t be disputed DESPITE CLEAR EVIDENCE SHOWN BELOW. To be clear, when I first moved in, the unit was not in acceptable condition. I personally deep cleaned the entire apartment myself on day one because I was extremely busy with work and did not have the time to go back and forth with management. This included cleaning visibly dirty floors, appliances, and surfaces throughout the unit. My photos clearly show time-stamped evidence that the floors and grout were already in poor condition on day one. Despite this, I was later charged for grout cleaning after move-out. Dirt and grime at the level described does not develop in a single year, especially in a well-maintained unit. In my current apartment, with similar habits, there has been no buildup of that kind, which further highlights the inconsistency in these claims. I also removed the microwave myself to deep clean it due to a strong odor and cleaned the oven as well. Both were not in proper condition at move-in. I handled these issues myself and did not report them, which reflects the level of maintenance provided. On my second day, my rental car was towed despite being properly registered with management. I was forced to pay $80 and spend hours retrieving it, and management showed no concern. After move-out, the situation escalated further. I spent nearly seven months attempting to recover my deposit, dealing with delays, ignored communication, and dismissive responses. The property manager was frequently unavailable, and communication was consistently lacking. Throughout my stay, I made an effort to be respectful. I even left behind a bottle of wine and expressed appreciation to maintenance. Unfortunately, that same respect was not shown to me in return when it came to handling my deposit. Additional issues included poor maintenance, aging appliances, and AC flooding during my lease. At this point, it appears that security deposits are being used to cover pre-existing conditions and general maintenance rather than actual tenant-caused damage. This raises serious concerns about how tenants are treated. I am currently pursuing legal action to recover my deposit and to address these practices. I have already advised multiple people to avoid this property based on my experience and will continue to do so. If you are considering renting here, proceed with caution.

Our household lived continuously in Unit 3112 at Solle Davie Luxury Apartments from January 2021 through April 2026. Over this extensive 5+ year residency, we maintained an impeccable payment and community history. Unfortunately, Greystar's move-out practices completely disregard long-term tenant loyalty, product depreciation, and basic transparency. Upon moving out, we were denied our right to a joint walk-through inspection. Shortly after, management issued a move-out ledger assessing an egregious $2,027.28 in gross charges—absorbing our entire $1,000.00 security deposit and demanding an additional $1,027.00 out of pocket. The itemized list consists entirely of standard wear-and-tear and routine apartment turnover costs that accumulate naturally over half a decade. Greystar is attempting to charge us full price for cabinet doors ($445), a cooktop range ($398.72), standard wall painting ($360), a ceiling stain ($140), and routine grout cleaning ($125). Forcing a 5.5-year resident to foot the bill for full building updates and standard unit prep completely violates standard landlord-tenant depreciation rules. We served a formal, statutory dispute via USPS Certified Mail within our legal window. Rather than validating these costs with third-party vendor invoices, receipts, or photographic evidence, corporate collections representative Rebecca Nelson simply sent an internal software printout. While completely ignoring our active legal dispute, Greystar’s automated collection systems continue to bombard us with automated payment demands. We have officially escalated this matter to the Florida Department of Agriculture and Consumer Services (FDACS) and the Better Business Bureau (BBB). If you are looking for a management company that values long-term residents and operates transparently upon move-out, look elsewhere. Greystar will gladly take your deposit and bill you for routine corporate overhead on your way out the door.
