PACKAGES ARE AT RISK OF LOSS OR THEFT. *UPDATE: Money was reimbursed which is great, but situation was still handled poorly, be warry of packages.* Currently in the process of being potentially reimbursed my money for the package tower 1 has lost. I have been showed video proof, by the building, of my package being received by the mail room. WITHIN 30 MINUTES, on the day my package was received, I passed by to grab it. Said it was not there. I came by the next day, same thing. It took them a WEEK to give me a straight answer as to where it was. Even though I had email confirmation and a picture from the shipping company it had been delivered. Not once, has anyone apologized or acknowledged that they lost my package (as well as somebody else's in the building). Everyone's response, both the mail room and the management office, has been along the lines of "that's crazy, this never happens, I don't know where it could possibly be". Right now the board will decide if maybe can get reimbursed the money after I was the one that had to propose it to them, in spite that they lost it. Paying nearly such high HOA fees and I have to worry about my package getting lost. And not a soul has offered any solutions or ownership of their mistake during this whole process. It has sadly felt like everyone is just trying to brush it under the rug.

Coming up on a year living here (Tower 1). Not much has to be said about the pros that hasn't been said already, views, grounds, amenities, etc. All fantastic. The HOA fees are very high and I was aware and ready of that coming in. But for them being so high, there are a lot of things about Tower 1, and Quayside as a whole that are unacceptable. 1) No way to walk around the grounds without just walking on the street. Need to go to the gym? Enjoy walking through a roundabout. Wanna walk to the Aldi or Dollar Store? Enjoy walking against traffic through the gated entrance of the premises. Ridiculous. Outdated, no way of walking into the property on foot with your key fob. 2) Barely any visitor parking and if your having someone over, they MUST pay to spend the night. 3) The gym is amazing, but likewise, if you have someone over, they must pay, no visitors allowed or anything. 4) Your packages have to be delivered to receiving, no matter what. But if you package arrives on the weekend, they will just sit there because receiving is out for the weekend. Hope nobody steals them. 5) There is NOWHERE to throw out bulk trash like a couch or bed and it is on you to get rid of it. Which is why, it only adds insult to injury that the ONLY service elevator only runs on weekdays. And, you NEED to reserve to use it. So, in order to get rid of any big piece of trash you will need to take time out of your work week to get rid of something. Or, you will have to pay someone to get rid of your old couch. 6) Management office is fine, very nice but at times things take longer than they should. Impossible to reach them by phone. Overall, this place is really nice, and I have no plans of moving. But, for having to pay a rents worth in HOA fees (both your own tower and general HOA) on top of your existing rent/mortgage, there are things about Quayside that are completely unacceptable.

Clean retirement community, but too expensive and not worth the money for the owners. Owners renting their units are barely breaking even after taxes and fees. 2 separate HOAs are draining everything. This building was popular back in the 80s and some residents still think it's acceptable to pay 10% of their property value to the HOA every year for upkeep and operations. It's clean and they have a good gym with big enough pools and a nice clubhouse but still the HOA fees are highest you will find anywhere around Miami and don't make sense for this type of amenities in this neighborhood. Good place to rent but not to buy.
