SONATA RENTAL APARTMENTS

Zero stars. The screening process for the waiting list is contemptible, shady and suspect. They use a third party screening company called RentGrow. Prior to paying the processing fee of $85 which is not refundable, you are prompted to call the management office of Sonata to verify income to rent ratio. In fact, this is mandatory as your application can not move forward unless you speak to someone who after verifying your income will enable your application to continue in the system. I did this and the woman enabled my application to continue. I assumed I was pre-screened by Sonata so I would not have an issue financially to qualify for a rental. In fact, I applied under the 30% single occupant income. So I completed the application, uploaded all documents including ID's , bank statements and tax forms which verified my qualifying income. Unfortunately much to my chagrin, I received an email from RentGrow that my application was rejected due to insufficient income. Mind you, my bank statements include 6 figures in liquid cash, more than enough to cover an entire 12 lease. My credit score is 750+ with zero credit card debt or any delinquencies. My tax form indicates my income for the year which also falls under the qualifying level for an apartment for a single occupant under the 30% restriction. As such, I have filed a dispute with my credit card for the $85 amount, documenting this discrepancy in procedure and inconsistency in processing which is entirely unfair and potentially discriminatory. I would never have applied and wasted my time and processing fee if the person who I called to pre-screen informed me of the income issue. It makes no sense since I was allowed to proceed with the application by Sonata after they verified my income verbally on the phone. To me, this is dubious and suspect. I will look to filing a complaint with the BBB and the Florida Attorney General regarding this practice. Something is amiss in this whole process. Be forewarned when applying here.

It has been a pleasure living here at Sonota.When I say it’s a family oriented establishment. Never have I felt so welcome living anywhere. Ms. Gladys is the best. She treats you with respect and she takes time with the children and provides activities for them on every occasion. She makes it fun by providing games and food for everybody. I know she’s good when all the children greets her respect and passion. I know she’s good when I pass by ladies and they’re talking good about Ms. Gladys. She would make it difficult for me to move anywhere else. I never witnessed an ackward day with her. She’s an asset to your company. I would have to question anyone after her but never her. Where did you find her. I hope there’s more like her. I mean it from my heart. If anyone deserves a raise I promise you she do. I give her five stars all day long. If she’s in a bad mood you’ll know it. She’s someone I would like her to work for me.❤️
