Overall, if you asked me what I think about this community, I’d say it’s pretty decent. But if you asked me for the full story… here it is. We were living in apartment 5108, and honestly, don’t ever rent that unit. We lived there for about two months, and everything was great. The apartment was clean, comfortable, and in good condition. Then one day, it flooded. The water was literally ankle-deep throughout the apartment—the living room, bedroom, walk-in closet, and even the bathroom. It happened on a Sunday evening, so the leasing office was closed and there was nobody who could help us. We had a 2-month-old baby, and my husband and I had to scoop all the water out ourselves. It was honestly a nightmare. I was completely shocked. The next morning, maintenance came and brought in a company to dry the apartment. They put NINE industrial drying machines inside our one-bedroom apartment… where we had a 2-month-old baby. The noise was absolutely insane. Nobody offered us another apartment or any kind of compensation until we emailed the leasing office ourselves and basically said they either needed to return our security deposit so we could move out immediately or compensate us somehow. They said they couldn’t do either, but they did offer to move us to another apartment at the same rent. We moved to a second-floor unit and stayed there for another year. A few downsides: * There are no elevators. If you have a small child, living on the second or third floor is tough because you’re carrying a stroller up and down the stairs all the time. And as we learned, living on the first floor comes with a flooding risk. * As for safety, it was mostly fine, except for one really scary incident. Around 5 a.m., a very suspicious person was walking around our floor, ringing everyone’s doorbells and trying to get into apartments. Other than that, maintenance always fixed things when something broke, like our dishwasher, and they were quick to take care of any other issues. The staff was always friendly and nice. The pool is great and stays warm, but there are often people there who don’t even live in the community. No idea how they get in. Our neighbors were respectful, and we never had any problems with them. The soundproofing is actually pretty good. Even though there’s a railroad nearby, you can hear the trains, but it’s not too bad. You get used to it. We got our full security deposit back on time after moving out, which I really appreciated. The gym is great, there’s a nice business center to work from, and the leasing office has a coffee machine with snacks for residents, which is a nice little perk. There’s also a nice area where you can walk with your kids. One more thing I really liked is the location. An ALDI grocery store opened nearby about a year ago, which has been super convenient. The community is also in a great spot with quick access to I-95, making it easy to get around. For the price, I’d say this is actually a pretty good community. It definitely has its flaws, but it also has a lot of positives. Overall, I’d still give it a 7/10. Thanks for the experience!

Don’t move here. There is trash everywhere. There is only one dumpster for the community, and it’s always overflowing. People have started leaving garbage all around it, making the entire community look terrible. I live on the second floor, and the noise from the third floor goes on until 2–3 a.m. almost every night. You can hear every step and every sound through the ceiling, making it impossible to sleep. The fountains around the building don’t work, and there is a constant swamp-like smell outside. The gate is almost always broken—I’d say it’s open about 60% of the time, which doesn’t feel secure. The apartments are old and definitely not worth the price. We also started getting bugs on the second floor, and it’s almost impossible to get someone from the office to answer the phone. Parking is another huge problem. Even if you register your car, there are not enough parking spaces. We only have one car, and if you come home around 7 p.m., good luck finding a spot. The parking lot is already full, and people end up parking wherever they can, even outside designated parking spaces. It’s complete chaos. Overall, I would not recommend living here.

Townhouses are infested with alot of lizards and roaches. These buildings are old with cracks, parking is not good, thrash pickup is every few days. I would not become a resident and would recommend a new building with better pest control. This complex does not do pest control.

Originally I had rated Midtown Aventura a 5-star review and left a positive post but unfortunately I MUST change that...here is why. I am writing to express my growing frustration and disappointment regarding several ongoing issues within the community that continue to negatively impact residents’ quality of life. First, it is extremely frustrating that tenants are required to pay additional parking fees despite already paying substantial rent. Unfortunately, this creates the perception that parking has become more about generating revenue rather than solving the actual parking shortage residents face daily. At times, I have even been forced to park near the railroad tracks, exposing my vehicle to potential towing or theft. The parking situation is further worsened by residents and visitors improperly taking up multiple spaces without enforcement or consequence, making it even more difficult for those trying to follow the rules and PAYING for parking. There are also increasing concerns regarding safety and respect for residents’ property. Children frequently ride bikes, scooters, and toys throughout the parking areas, often dangerously close to parked vehicles and occasionally making contact with them. In addition, multiple reports on the Loft app have mentioned individuals checking vehicle door handles and rummaging through unlocked cars, which is extremely concerning for residents. On top of this, the ongoing garbage issues and the lack of management enforcement actions to tenants not following directions. Overall, it is disappointing to see these issues continue without meaningful resolution. Residents should feel that management prioritizes safety, cleanliness, organization, and quality of living—not simply additional fees while conditions continue to decline. At this point, many residents feel that complaining internally does not result in meaningful action. However, I have a strong feeling these concerns would receive much more attention if they were publicly shared through social media platforms, online reviews, and community rating sites where prospective tenants can see the real experiences of current residents - like this review! I sincerely hope management takes these concerns seriously and works toward implementing real solutions to improve the living experience for the tenants who call this community home. Otherwise, I may need to reconsider renewing my lease and will continue to provide honest and transparent feedback regarding my experience.
