We would expect students to inform Xenia Students as early as possible in order to cancel their accommodation providing the documentation mentioned above.

Should a student book accommodation with Xenia Students and not be able to obtain a VISA due to closures of VISA centres because of COVID 19 this will be taken on a case by case basis and communication should be sent to contact@xenialettings.com to keep us updated on the situation.

Rooms booked can be held (an extension granted) until 01.06.2020 but no later, should a student who is struggling to get a VISA not be able to obtain a suitable VISA because of the reasons mentioned above communication should be sent prior to this point to request an extension and provide reasons why. If no communication is sent to Xenia Students and no extension is granted Xenia Students reserve the right to retain any holding deposit paid.

If you need to cancel your reservation, please apply within 14 days after the deposit is paid, otherwise the deposit cannot be refunded.

Additional Information

After your 14-day cooling off period, you may cancel your booking if legitimate proof is provided for the following:

1. You are not selected into your chosen university

2. Your VISA is declined

3. If you have legitimate proof for cancelling your booking, please contact us immediately.

If you choose to cancel your booking with Fortis Student Living, providing you have not already moved into the accommodation, you have 14 calendar days after paying your initial payment to cancel and receive a full refund.

"Luxury Student Living" - No. It's dirty and stinks. The laundry room is constantly flooded, parking is full of trash and there's no one in the office. The rooms are small and poorly equipped. If you ask for a hoover, student reps will give you a golden advice of buying one. Yes, you have to buy yourself a hoover in a student accommodation. During the academic year 18-19 some tenants were lucky enough to have their rooms refurbished. The rest of us was not. We were stuck in rooms where nothing worked and payed the same price! Even if your heating doesn't work during winter, you are out of luck, because neither the onsite staff nor the head office will do anything about it. They will tell you that they are contacting the head office and trying to resolve the issue. Then they will ignore you until you raise the issue again and say the same thing they said earlier. You can try and contact the head office yourself but they won't even reply. Not worth the trouble.

If you're thinking to move in at St. Andrew's Court please DON'T DO IT. The staff doesn't care at all if you have a problem and most of the time they are not in the building. The rooms and the common areas have a lot of damages such as (the central heating in most of the rooms doesn't work at all, the rooms when we move in were dirty and we have to clean them, the laundry room has always a lot of water on the floor next to the machines and the boiler room, some of us can't cook because the kitchen stoves don't work etc. When you call or email to the central office at Manchester they don't care and most of the time don't reply back to you. No one wants to fix the damages, even the maintenance team doesn't care at all. So if you want to live somewhere and want to respect you listen to your problems and be safe then don't choose this accommodation.
