      The following cancellation policy applies to all reservation requests made after January 1, 2020

      If you are a tenant and cancel a reservation for a room or independent studio:

      • Before making a reservation:

      You can cancel at any time and you will not be charged.

      • 121 days or more before moving in:

      You will receive 100% of the rent you paid in advance, but the administrative management fee will not be returned, 5% of the total rent and the months that you would have reserved will be applied. It is important to note that any cost caused by the return by bank transfer will be borne by the owner who cancels the reservation.

      • 120-31 days before the move:

      You will receive 50% of the rent that you paid in advance, but the administrative management fee will not be returned, 5% of the total rent and the months that you would have reserved will be applied.       • 0-30 days before the move:

      You will not receive a refund.

      • Any refund will be based on force majeure (inability of the property to inhabit the room) and / or at the owner's discretion, as long as the property cannot relocate the student to another room with the same characteristics and area.

      • In all circumstances, once the contract between the tenant and the property is signed, the terms of the contract and the annex to the rules of coexistence will prevail and apply.

      • All funds that have been transferred directly to the property as a reserve or security deposit are left at the discretion of the property owner to return to the tenant. This includes the security deposit.

      • The refund conditions related to early departure are subject to the conditions set forth in the contract signed between the tenant and the owner, and any change in these conditions must be agreed directly between the tenant and the owner.

      My contract:

      "¿Qué sucede si el propietario rechaza mi reserva?"

      Ayuda - Me he mudado

      • En welcomevalencia.es, tratamos de hacer que nuestras propiedades sean lo más transparentes posible con fotos, videos y planos de alta calidad. Sabemos lo importante que es asegurarse de que tiene tanta información como sea posible para que pueda alquilar con tranquilidad.

      Esto es lo que hay que hacer:

      • El día del check-in, se formalizará el anexo y el contrato. Cualquier ayuda que el estudiante necesite será atendida inmediatamente por la propiedad. En el caso de no poder habitar la habitación debido a cualquier problema que surgiera momentos antes del check-in, se activará la política de reubicación, instalando al estudiante en una habitación similar o superior. Después de resolver el problema, el estudiante se trasladará a la habitación que el estudiante reservó inicialmente. . En la mayoría de los casos estos son generalmente problemas del mismo día y vamos a trabajar rápidamente para solucionarlos.

      Mi contrato:

      • Una vez reservada la habitación, se ha firmado el documento de reserva y junto con el comprobante de pago de la reserva, se preparará el contrato de alquiler de la habitación o estudio. Somos directamente la propiedad, como resultado el contrato de alquiler y anexo adjunto al contrato de las normas de convivencia y respeto a la comunidad vecinal, se firman directamente con nosotros el mismo día de check-in, junto con la reserva, que forman parte de los documentos legales para alquilar la habitación o estudio. Es necesario recordar que la falta de firma de cualquiera de los documentos especificados no permitirá la estancia en la habitación y la reserva será cancelada y aplicando la política de cancelación

      • Como propietario tenemos nuestro propio contrato y cláusulas, por lo que la plataforma no tiene una plantilla de información específica para proporcionarle con antelación. En su contrato de alquiler, tendrá cláusulas específicas sobre avisos previos, sanciones, reglas, regulaciones y depósito de seguridad. Según lo establecido en la ley de arrendamientos urbanos en España y en la comunidad autónoma de la ciudad de Valencia.

      • La firma de la reserva y después del contrato de alquiler y las normas de convivencia es obligatoria para hacer efectiva la reserva y alquilar la habitación o estudio.
