University Place Apartments

My husband and I have fully enjoyed our stay at University Place. We renewed our lease for a second year and already know we will enjoy it. The leasing manager is amazing and so kind. If you have any maintenance needs they have a great gentleman who is available and gets the job done properly. They do a lovely job keeping up with the landscaping every week. The location is perfect for Baylor students as it is right on campus. We have also felt very safe living here and the Baylor police station is off of the same street and walking distance. Overall, this is a really nice place to stay if you’re a student or staff member at Baylor. 5 stars from us!

I have lived at University Place for the past two years, and it has truly been one of the best decisions I’ve made. From the day I moved in, my apartment was spotless and well-maintained. Whenever I’ve had maintenance requests, they’ve been handled quickly and efficiently. The residents are friendly and respectful, and the location so close to campus is incredibly convenient. What truly makes University Place special, though, is the incredible manager, Mrs. Dawn. She is genuinely an angel. Last year, I came down with norovirus and was so weak I could barely get out of bed. I called Mrs. Dawn to ask if she knew of any pharmacies nearby that offered delivery. Not only did she offer to pick up my prescription herself, but she also brought me soup, Gatorade, 7-Up, and saltines — without me even asking. That level of care and kindness meant more to me than I can express. Mrs. Dawn knows every student (and even their pets!) by name. She regularly organizes get-togethers and student appreciation events, creating a warm, welcoming community that truly feels like home. University Place is wonderful, but it’s Mrs. Dawn, who makes it exceptional.

My son is a student at Baylor University in his second semester sophomore year. He has lived in University place this year and cannot say enough good things about it. The location is ideal, being centrally located near campus. The location allows him an easy walk to classes wherever on campus they are. We are most impressed and pleased with the management of University Place, specifically, Dawn Klinger who is remarkable. Dawn is very caring and and positive with my son as she is with all the residents. She let's the students know she cares about them. Dawn makes University Place feel like home to my son, is predominately on-site reachable and nurturing. We are very pleased with University Place. JWG (class of 1979)

It is very nice living here. It is very quiet and well kept. And the location is perfect, basically being on campus. To top it off, the manager (Dawn Klinger) is the life of this complex. You always see her around, working and helping out. She is very professional and tries very hard to make things the best for me and the other tenants where she can. Along with her, the maintenance supervisor (Chris Henderson) is very helpful and will address whatever problem immediately. He is very professional and does not waste time. Overall, this complex is a perfect place to live, and I will be staying here as long as I will be in Waco for.

Luckily we found an apartment this year at the very last minute while moving our kid to Baylor! The on site manager, Dawn is super sweet, friendly, easy to talk to. She was very helpful throughout the process of leasing and answered all of our questions promptly. She responded very quickly via emails as well. She is very personable and it didn't feel like we were meeting her for the first time. Such awesome managers are much needed and hard to come by! The apartment complex is very close to Baylor campus and is quiet and peaceful. I am confident my kid will have a great year here!
