I want to let everyone know that Shannon the manager at Tinsley place apartments is the best Manager I've ever had in fifty three years.She's responsive.She's always checking to make sure that everything is alright. She is definitely a solutions expert! Everyone in the complex Is saying the same exact thing about Shannon! We love her and she could never be replaced! She has helped me and many others has always came up with a solutions without fail every time!!

We have lived at Columbus Heights (under the same management as Tinsley Place) for nearly eight years. While we have loved our townhouse, our experience with the management team has been nothing short of consistently disappointing due to their utter lack of competence. Over the years, management has repeatedly refused—or simply chosen not—to enforce even the most basic community standards. This includes residents leaving trash cans on the curb instead of storing them in their backyards, multiple neighbors openly smoking weed in shared-fence backyards, parking lot lights being out for extended periods of time, and the gate, the only entrance to the parking lot, being broken for days or even weeks at a time, leaving the area completely unsecured. Today was the final straw. I returned home mid-afternoon and was unable to access the parking lot because the gate had come off its tracks. After more than half a dozen unanswered calls to the local office and repeated failed attempts to reach their AI phone system, I was forced to drive downtown to the leasing office, only to find a note stating they were “out on property.” I have dealt with incompetent leasing offices before, but I have never encountered one as consistently incapable as this. The level of disorganization, inaction, and sheer indifference displayed by this staff is staggering. We are moving into a house next week, and I cannot adequately express how relieved I am to be done dealing with people who clearly cannot, or will not, do the jobs they are paid to do. Save yourself the time, frustration, and constant headaches, and live literally anywhere else.

I had a few concerns about moving into an apartment, I'll be working in Waco for a couple years, chief among them privacy and noise. Tinsley Place has proven to be very quiet with only one neighbor in my building and the layout means I only see my neighbors when I want to. The staff, Shannon and the very friendly maintenance man who is out every morning before 8:00 picking up any debris in particular, is great. The layout of the apartment I have is excellent and I love having granite countertops, a little touch of home I wasn't expecting. The kitchen is spacious and the garage roomy enough to park my Jeep and have my kayak lean against the wall. And as someone who likes to walk I have access to many great walking routes through downtown and along the river. Overall I highly recommend this community.

We recently moved our son to Waco and we landed on Tinsley Place because it was recommended by a friend that previously lived on the property several years ago. We scheduled an appointment for a tour with Shannon Forbes, the Assistant Manager at the time, and she was just wonderful. She went over everything in detail in terms of costs, gave us a tour of the property, and made herself available for any further questions or concerns. We visited other properties in town, mostly just picking up information about their property, but none were as welcoming as the staff at Tinsley Place. The application process was seamless, and we experienced no hidden fees. Once we were approved, but move in wasn't for a couple of months, we asked Shannon several questions about specific wall dimensions, counter height, etc and she actually sent maintenance over and responded within a day or so with the requested information. She has been amazing to work with! The property and units are well-maintained and was a huge selling point when we initially visited the property. Our son has lived there just over a month and any time we reach out to Shannon, who is now the Community manager, she is always quick to respond and very accommodating. Our son recently had a problem with his sink and found maintenance to be very responsive and efficient. We can't say enough good things about our experience with Tinsley Place and the Manager, Shannon Forbes. We are happy that our son is in a safe gated residential community that puts their residents first. Thank you Tinsley Place!

The price was great compared to other one bedrooms in Waco. Liz, who works in the office, is so kind and helpful! I’ve never felt unsafe, love having the pool, and maintenance fixes things quickly. I’ve loved my last ten months living here! also, awesome walkable location!
