Five stars, but objectively, two and a half. There's mold in some apartments. NGL, there's cockroaches in the middle building and people complain about it smelling old and moldy. Everything is brown or the ugliest kind of yellow (and I mean everything). But the community is great. The people are great. The pool is meh, and so is the pool house. It is very cheap, and you don't even need a car. You save money on gas and parking pass at Baylor, and you see your friends on the way to class/work every day. If you're okay with some of those things to an extent, and willing to put all of your food away all the time, or spend money or actual good bug spray and some nice candles or wax melts, it might just be the place for you. I would live there again, but not if I didn't have to.

I have lived here for about a year and a half now and do NOT recommend it for anyone. The only reason we stayed for a second year was because they pressured us into re-signing within three months of moving in. The apartments are old and not maintained. We have now put in three service requests to have our roof fixed due to leaks, they came to "fix" it twice. At one point they said they would "paint over" the water damaged part of the ceiling. Most recently we now have wet floors from water leaking in a different area of the apartment. The windows get water trapped in them that leaks into the apartment and causes mold growth on the sill. There are only five washing machines for over 70 apartments and the entire time we've lived here between 1-3 are always out-of-order. The electrical doesn't make sense, there are plugs that don't do anything or turn off random electrical outlets. The ceiling fan is wired with cable tacked to the wall and ceiling. Lights are placed haphazardly and don't illuminate well. We've had several issues with the plumbing backing up and the dish washer has broken several times as well. There is a PVC pipe stuck through a ceiling tile to drain the vents into the bathroom sink. The shower is meant for people under 5'5" and several small things were missing when we got here (no bathtub stopper or string to open some window blinds). These apartments are a roaches dream. No amount of cleaning will get rid of them and while they came and sprayed twice it did nothing. Our apartment had new laminate flooring when we moved in, but it tears easily if any of furniture moves around. Especially, after puddles of water come in from under the front door. Seriously, do yourself a favor and look elsewhere. It's not even worth the discounted price.

Affordable apartments very close to Baylor! Good staff, fair price, cable/internet and water included. Overall, good experience. Brandi in the front office is kind and helpful. The maintenance crew is timely and fixed everything that broke but they usually leave a big mess in their wake (stains, spills, debris, packaging). My unit had a pest problem early on but they worked to spray and bait the kitchen quickly and effectively. Less roaches now! It is an older apartment so the insulation is not the best - heating and cooling bills can be a little high because of this. I recommend this place for a no frills, cheap way though graduate school.

This place is old and not in great shape. However the location and people are great. The price is pretty good for the area. They do activities for the residents often. The swimming pool is great too. If you have kids maybe ask for a place closer to the grass and not right at the entrance or exit.

The good: The apartments are incredibly close to campus and very inexpensive (but you get what you pay for). Maintenance comes rather quickly and the complex has polite, nice residents. The bad: Management is entirely incompetent. They place the responsibility on you to hunt them down for everything- including being charged the proper rent. We asked for them to charge us the proper rent (they undercharged us) three times and all three times the manager forgot. After moving out, they requested a lump sum for the difference. Corporate wasn't helpful at all- in fact, the manager we spoke to "advised" us that we should have kept calling, up to corporate to fix the issue. In short, it's mismanaged and the customer service is terrible. Conclusion: Look around for other options.
