Shout out to Beryl for providing such wonderful service for me. I was very pleased with her professionalism and her patience with me. She was informative and gave me a few important things to consider while apartment searching. I am looking forward to a tour either by video or walk in appointment. Thank you again Beryl for your help and your time. We should just go ahead and give her a raise or promo cuz she real good!!

After 50+ yrs of home ownership we traded home responsibilities for adventure in downtown living. The Manager, Beryl, guided us through the daunting Lease and Pet agreements with patience and graciousness. Problems and repairs are completed competently in a timely manner. All the staff go out of there way to be helpful. Our packages arrive at our door or mail. The community is a diverse blend of students, retirees and working adults. They have consistently been friendly and helpful. The complex is amazingly quiet. We didn't expect that. We met lots of dogs heading out for a walk, but never hear them inside the building. We occasionally hear overhead walking in the apartment above, but nothing problematic. We're very happy with apartment living.

I lived at Franklin Place for approximately four years. The following details the several issues I, along with other residents, experienced during my residency at Franklin Place. For simplicity sake LM will refer to the local manager and RM will refer to the regional manager. -Contact with the LM through phone or email was non-existent. Through communication with other tenants, I know this to be a problem for many people. In the past, I have left voicemails and emails for the LM and never received a reply. We’ve discovered the only way to make contact with the LM is by catching her in her office, which in itself is difficult as she is often gone by the time tenants get home from work. While her office hours state she is in the building until 5:30, she often leaves the office around 4. -If tenants prefer parking within the gates, they are required to pay $45 per month. For more than 7 months, the gate to the parking lot was inoperable. Tenants pay money to have secured parking and this amenity is not being provided. In the years I have lived at Franklin Place, I would approximate this gate has not been operable for even half of that time as it has gone through several long periods of not being active. If memory serves right, a tenant’s car was stolen out of the parking lot during one of the periods of inactivity. -The front door went through several extended periods of being inoperable, remaining unlocked, for approximately 6 months. Safety of tenants should be a priority of landlords. During this time, a tenant had issues with a man leaving gifts at her door after he was told to not contact her anymore after a date. This issue could have been easily avoided if the front door was locked. -One tenant acknowledged he did not receive a mail key until 4 months after moving in. -During the summer months, several tenants went days without A/C after their units went out. Just a reminder, tenants are allowed to break a lease agreement early under state law if living conditions are deemed unreasonable. It took several attempts for me to reach the manager about my A/C not working. I was without A/C for three days during times when the heat index was more than 115°. -I filed service requests for the same issue four times. The longest a service request was open was for four months before it was finally fixed by maintenance. The LM assured me multiple times that a part just needed ordered. I understand this may have been a low priority issue, but four months to have a service request open is a long time. -Over the summer, the pool was used frequently by the tenants as we met every Sunday afternoon. As the summer went on, the pool was not cleaned for an extended period. It is likely it was never cleaned from June until August. During this time, there was algae growing in the pool along with debris collecting at the bottom. -The LM did not appear for a scheduled apartment tour. I have recently moved out of Franklin Place, partly for personal reasons but also because of the unprofessional communication and maintenance of property maintained by the LM and United Apartment Group. In December of 2023, I lodged a complaint against the LM and sought compensation for the money lost due to the parking lot never being secured (an amenity we paid for). In January, I was contacted by the RM and she let me know it had been awhile since she had a check-in with the LM. The RM seemed to be genuinely concerned about my issues and even gave me her personal number in case I needed to contact her. She told me she would reach out to her superiors in regards to the compensation. After several days of not hearing from her regarding compensation, I reached out to her multiple times and she would not return my phone calls or texts. I've just about exceeded my character limit so I will leave you with this: Based on reviews of other properties managed by UAG, I would highly advise anyone to stay away from Franklin Place and other UAG properties.

We became residents in March 2024 and absolutely love living downtown at Franklin Place! Beryl, the property manager, is awesome and provides a level of service that is outstanding! She cares about the property and cares about the residents. Her maintenance man, Justin, does a great job, in a timely manner when they are repairs that need to be made. In addition, he maintains the pool which is always clean and crystal clear!! We wouldn’t live anywhere else in downtown Waco! Frank & Missy

I really enjoyed living at The Franklin Place due to it being perfectly located close to famous Waco attractions and eateries like Union Hall, Terry Black's Barbecue, Red Herring, and the Silos at Magnolia including their recent fixer upper project called Hotel 1928. Our favorite part was our downtown views from the balcony patio we had! The process is expertly facilitated by the property manager, Beryl, who, along with an excellent maintenance team and great staff, ensured a top-notch living experience. Always had pleasurable experiences with the tenants there as well. Ideal for the experience of living in downtown Waco!
