Future residents, I would not recommend living here at all. My experience this year has been extremely disappointing due to a complete lack of management action and accountability. For months during the fall semester, my roommate kept a total of five unregistered pets in our unit. I went to the office multiple times and sent my first email in October, yet despite management claiming to perform regular inspections, her animals were never flagged and no fines or follow-up actions were ever issued even though the pets were present in the apartment for 3–4 months. I want to make it very clear that if I am charged for any pet-related damages, I will be extremely upset. Before I even moved in, the couch already had visible cat scratches, and my roommate’s cats later broke the blinds and she did claim she will pay for it. Her five unregistered cats have caused damage throughout the unit. Meanwhile, I had one ESA-registered cat, who stayed in my room the majority of the time for safety reasons. One of her cats Luna, at the beginning of the year, was so aggressive that I did not feel comfortable letting my own cat roam freely because she had stated her cat Luna previously injured her sister’s roommates cat so severely that they had to be separated. The damages caused by her cats are significant. They have scratched furniture, peed outside of their litter box, and even entered my room where they also urinated on my belongings. Beyond the issue of unregistered animals, my roommate’s lack of hygiene has created an unhealthy and unsafe living environment. She showers with cat feces in the tub, her room is consistently filthy, and the odor coming from her space is so strong that anyone entering our apartment can smell it immediately. We have caught her stealing from us multiple times, but she told me we had a ghost in the apartment… The tension within the household has become overwhelming, and nothing has been resolved. We have repeatedly attempted to arrange a remediation meeting, but our roommate has ignored all communication, and management has not taken any steps to enforce or facilitate it. After finally being able to speak with the manager in person, the only “solution” offered was whether I wanted to move into a 3x3 next year. This does not address the ongoing issues, or does it reflect any genuine effort to resolve the situation. Because of the ongoing negligence, failure to enforce policies, and the overall decline in my living conditions, I will not be re-signing my lease.

The Mirage is poorly managed and not worth the money. I moved out in July but was still charged $180 for utilities after I left (mind you Its almost the end of September) , even though the manager told me my last bill was in August. Maintenance is unqualified (a dryer repair burned my clothes, the AC broke constantly, and the ceiling leaked) and the gates that were promised in the lease never worked. The property is dirty, sidewalks never get cleaned, and the office staff is lazy about finding packages. Save yourself the stress and look elsewhere. They also constantly have roach infestations in most units and one of the buildings was literally falling on its side.

LISTEN TO THE REVIEWS!!!! Would give 0 stars if i could! Lived here for a year with random roommates, the place had a nasty smell (probably mold), dirty fridge, and old appliances. Made me break out so bad and I was constantly getting SICK. The carpets are SUPER DIRTY, the restroom is falling apart, the shower had weak water pressure and the hot water runs out fast. I could barely shower in the winter bc the water was SO COLD!!! A lot of bug issues especially during cricket season found at least 6+ crickets in my room. Maintenance was probably the best part of these apartments, very fast and friendly people. The bus stop was also very convenient if you go to Texas State they come by very often. Front office staff and management somewhat rude and passive aggressive when you have questions or concerns. Hard to reach the front office. Overall, would NOT RECOMMEND living here. Don’t let them fool you with the affordable prices and tour. I really regret living here, you’re better off spending your money elsewhere.

If I could give zero stars, I absolutely would. I lived here for a year and just moved out. From day one, this place was a disappointment. When I first walked into my unit, I was met with water damage and visible mold. The carpets were filthy, the paint job was sloppy, and everything just felt dirty. It clearly hadn’t been properly cleaned or maintained before move-in. Expect to constantly deal with crickets and other bugs. When you submit a maintenance request, they come in, spray twice in each room, and call it a day—nothing is actually resolved long-term. The water flow in the bathroom was terrible, and I was told it “can’t be fixed.” That was just the standard response for most things. Outside the units, the complex isn’t any better. There are junk cars sitting around for weeks, the gates rarely work (so don’t be surprised to see homeless individuals digging through the trash), and the property looks run-down in general. You don’t have to live here long to realize it’s not at all what they advertise—just take a walk around. It’s also labeled as “student living,” yet there are full-grown adults and even people with babies living here, which completely defeats that concept. One of the front office staff members was especially rude on multiple occasions. And yes—there were literal vapes sitting on the office desk. Totally unprofessional. I strongly urge anyone considering moving here to think twice. This place is misrepresented and poorly managed. Don’t be fooled by the photos or promises—they do not reflect the reality.

do not stay here. horrible service, and apartments. if you’re in a 4x4 and have room B, be careful if you decide to hang something up in the bathroom as there’s a main drain in there that they do not warn about and if you hit that you will be charge 700$ regardless of not knowing about the pipe! they will also put the charge on your account and not tell you anything, and then you will get delinquency notices as soon as that charge is put on your account threatening you with eviction if you do not pay. when we first moved into our apartment, it smelt like straight mold and even our side cabinet in the kitchen had water remediation holes in it that they hadn’t bothered to fix when we moved in. and when they did fix it, they just put a piece of wood over it and called it a day. we also had our patio door messed up for MONTHS, even after we went to go to talk to the property manager on the first day of move in. that door didn’t get fixed till december when our move in was august. our apartment also had the worse water damage which they tried to play of as run of the mill water damage, but it was way more extensive than a 20 year old apartment complex should be. the front office also is very unprofessional and do not know what they’re doing. multiple times i have walked into the office and have seen vapes on the desk which is highly inappropriate. the front office people are not very kind either and seem like they do not wanna be there. they also do not ask for your ids as they are supposed to when you are getting a package.this apartment labels themself as luxury but beware they are not at all. you will get what you pay for.
