The front office is absolutely impossible to get ahold of when you're trying to resolve an issue. They don't return calls after leaving multiple messages with their AI assistant, which is useless, but they are so quick to send emails. Being late with rent is common for college students, but getting an eviction notice after 9 days? C'mon! And trying numerous times to get the a/c fixed is so frustrating. I do not recommend this property.

It is livable for sure but if your looking for quality this isn’t the place to go. The kitchen counter is the smallest kitchen counter ever(at least in the 2x2s). There are two completely different sinks in each bathroom. They haven’t updated everything in each apartment (we had old blinds that they said we damaged and then came a replaced them with the newer blinds that every apartment should already have). The architecture is dumb they designed each space poorly, the living room is awkwardly shaped making it difficult to rearrange furniture and it look good. My bathroom door doesn’t open all the way because it gets stuck on the carpet and my roommates bathroom door opens the complete wrong direction. I will say maintenance responds very quickly so thats a plus. But overall I would not recommend, the staff have been rude once or twice and definitely trying to get the most money out of you. Oh! theres also mold but I think most apartments in san marcos have mold. ALSO my current issue with the Grove is that they recently replaced the bad wifi with even worse wifi, our wifi goes out at least twice a month and stays out for a while(mind you majority of the residents are college students who need wifi). The cost is definitely not worth it in my opinion but the grove is one of the cheaper apartment options if thats all you’re looking for.

Before moving into my apartment, I always take a drive around the complex with a resident. To my shock, I was appalled by the lack of hygiene in this complex. The resident mentioned that the garbage by the trash compactor accumulates trash that never gets picked up. It’s disheartening to see how dirty all these complexes in San Marcos are.
