My daughter is without a shower or use of the tub going on a week now. I can’t speak on the “renovations” as listed in their discretion, but she has had problems with the plumbing in her apartment since she had moved in. A work-order after work-order had been called in and we have tracked each one. The poor communication or lack there of is frustrating and completely unprofessional. Last night an email was sent out after the knob to the shower, blew out spraying water all over the place. As of right now, they have not reached out nor contacted her after trying to call using the automated system and sending that email. This has become a repetitive theme for this apartment complex. The lack of communication and accountability is incomprehensible. They even tried to pass the buck onto my daughter insinuating she being at fault. My wife and I had to drive two hours to find out why nothing had been done to rectify the situation before coming to this. The manager stopped us as he was heading out for his nice long weekend stating that “oh, we aren’t charging you for this..”… what!?! The maintenance team was out there two days in a row, saying that they were fixing it and on a third day is when the pipe started shooting out water flooding her apartment. After opening up an examining the area you could already see that the leak had always been there with the backboard behind the tile rotted and mushy. We were told by the assistant manager repeatedly that they did not have a maintenance supervisor anymore because they quit and that they have had several turnovers and employment for some time. What I don’t understand is why is that my problem. Even if it was the day before a holiday weekend, they should’ve put a rush order or an emergency work order in so she did not have to go without her shower for five days. We were told the maintenance personnel who “had been working on it” is no longer working for them, and that he misled them stating that it was in working order and she could use the shower as needed. Never did someone from management come and verify. With the leak going on for months, it begs to wonder how many other leaky faucets or problems that are being had because of neglect or poor management of the property? This is costly to the students who pay not only the rent, but also utilities, including the water bill. Everybody in the apartment complex is paying for the water being wasted from the lack of repairs and in daughter’s apartment alone. Students that live in the same building building are probably wondering why their water bills continue to grow. I’ll be happy to answer questions or to discuss this further, but something has to be said in a public forum. Hope this helps in deciding whether or not to sign a contract with this apartment complex or “student living.” Edit: In response to their “follow-up”. Yours statement is not entirely true. It wasn’t until you realized the severity of the situation After you returned from your 4 day break. There had been a serious lack of communication and timely responses to emails and calls. As of now the work has been completed however, now the apartment is flooded out again but this time it’s from her roommates room. Big part of the problem is the emergency work order number takes you to the main office. There are several levels of failure. Your statement was again false because I’m reading an email response from your “New” management stated it will NOT communicate with anyone but my daughter and no one else nor the guarantor. So please get your facts straight before looking more incompetent. Again, accountability is lacking.

Stay away from this place!! Unfortunately, it won’t let me add photos, but guys please trust me on this, stay away. Roaches & careless management: Upon move-in there was drywall and tools left in our unit and our unit was completely infested with roaches that we could not use our kitchen whatsoever. If you tried cooking in the kitchen you’d see at least 5 roaches scurry across your plate. We were forced to be in that unit for 3 months, I was going down to the office daily begging for a unit change. When I did get a unit change, I was told I had plenty of time to move my stuff since it was in the middle of the semester and I was working. I then get a text a week later, that they were gonna throw my stuff away if I didn’t get it THAT NIGHT. I got that text while I was in the middle of a shift and I had to send a bunch of begging emails to the property manager to not throw my belongings away. Broken AC: Moved into my into my new unit for the AC to never work and freeze up when I’d literally just put it on 70 or 71. It took them like 2 months to do something about that and I had to beg for that too. And go and stay with someone else, while paying them rent money! ‼️If you’re looking for an affordable apartment, please look into Leah Ave or The Edge before even thinking about living here. This place does not care about their tenants. I can’t even tell you the countless times maintenance would leave my door WIDE OPEN after pretending to fix something.‼️

Management does a poor job at listening to their residents and its highly possible that while you are dealing with maintenance issues, rent issues, etc, the management and staff will be too busy throwing themselves a party. It is also possible that you will pay a base pay off the fact that the apartment is fully furnished, but only to first walk in and see 1 couch and 3 chairs in the living room, and your bed completely on the floor with missing furniture in ALL of the bedrooms. I could go on about the mold and the floodings due to their horrible pipes, and their horrible taste in vendors that come by (my guess is their cheap) But I won't waste your time with the MANY cons about living here. To sum up, One 09 West neglects their residents then try to take advantage of them and their time and money.

To even begin… First of all, I moved in here out of desperation of needing an apartment for school. When I got here, the couch was ripped up, drawers and many pieces of sinks were missing. All appliances were dirty and my room had the carpet ripped up. There was mold in the vents and one of my would be roommates flat out refused to move in. I lived here 2 years too long. Throughout that time, german roaches began to appear. After several requests for pest control, nothing was ever done. Many of the issues present when I moved in were never addressed or fixed. I am also being charged trash fees and the drawers that were missing when I moved in. Judging by a previous review i saw, it looks like they wont care that I sent proof of this seeing as they clearly don't care about the units. As when I requested pest control on the app and in person, nothing was done. Now they are charging me with they’re own inaction It baffles me how when I move in, the junction was on the news for cockroaches despite more repugnant issues. I would give negative stars if i could. Don't lease here. You’ll either find yourself with a lung infection and/or having to make several maintenance requests a week that seem to fall of deaf ears.

BEWARE BEFORE RENTING at One09 West (formerly The Junction Apartments). I normally don’t post reviews, but my experience here was frustrating enough that I feel future residents should be aware. Unfair Charges: I was repeatedly charged for things I was not responsible for. At move-out, they added charges for “unsanitary conditions,” “trash out,” and even “armchair damage” that was present before I moved in. Despite providing photos, maintenance records, and repeated emails, these charges were not addressed fairly. In a previous incident, they also posted a $307 charge on my account that I ended up paying. It feels like a pattern of pushing unnecessary charges on residents. Poor Maintenance Service: Getting maintenance help was extremely difficult. For example, our kitchen stove stopped working and we submitted requests for over two months. The issue was never fixed while we were living there. Strangely, on the very day we moved out, we got a notification that the request had been “completed.” After suffering without a functional stove for months, this “repair” was completely useless. Unprofessional & Inconsistent Communication: There is no proper communication among the office staff. When you visit the office in person, they will tell you one story, but when you later receive an email or a charge, it will be completely different. They don’t keep proper notes of what was discussed, which leads to conflicting information and surprise charges. This is extremely unprofessional and frustrating to deal with. Unresponsive Management: When I disputed charges and asked for clarification, management either didn’t respond at all or gave vague answers. I had to repeatedly follow up just to be ignored. Overall Experience: I have lived in several apartments since 2021, and this has been by far the worst experience even though I lived here only for 6 months. The focus here seems to be more on finding ways to bill residents than on providing decent service or support. ⚠️ My advice: think carefully before signing a lease here. The buildings may look fine at first, but the lack of accountability, poor communication, and unfair treatment of residents make this a stressful and costly place to live.
