This community offers an affordable living option with some residents praising the spacious, well-lit interiors and granite countertops in updated units. However, many residents have consistently reported issues with pest infestations, particularly roaches, and significant challenges with trash management and cleanliness throughout the complex. Communication with the office staff can also be difficult, with frequent reports of unanswered calls and emails.

** UPDATE- moved out ** April 2026 I was so ... disgusted people I went numb, depressed. You could not walk on your own floor for stepping on roaches or roach parts from someone else who'd stepped on it. I sent a lot of emails and pictures to leasing office. There was something else too, Mission Trail put me in a unit with toilet paper paint job and the walls so cheap and chalky even our table chair could scratched it- anything touching walls will scratch. In fact the office refused the fix the scratches or even to paint the walls every time. So Im extremely ticked off on whole nother level that they sent me an email about owing a balance that turned out be $300 wall damage after living that roach infested apartment. I wouldn't pay Mission Trail a penny in an IOU after living in that disgusting roach infested apartment! ** UPDATE ** October 22, 2025 Have NOT seen any roaches in over a month except "1." Pest control treated and surrounding apmts about Sept 13th and apartments did a few other things. Took while to see none- in kitchen. ** Update ** August 16th, 2025 These freakin people r ... crazy come walking through my apartment looking for signs of roaches. No ..., ain't no ... roaches! You are NOT going to see one ... roach in here, because I have kill them all. WHY DO THINK IM SO DISGUSTED WITH THESE ... APARTMENTS!!! BECAUSE I HAVE TO SQUASH ROACHES EVERY ... DAY for my family. You disgust me this property owners disgust me. They send sent roach bait, boric acid okay, and want to apply a treatment where we have to leave for 4 hours, but they don't want spend no time figuring out how roaches keep coming in here. This apartment IS NOT SECURE obviously! Where's corporate manager, where's the property manager- this is your ... job this is your .. apartment complex. YOU are responsible for making these apartments secure from pest. *Update* Im on 3rd flr my apartment has a ROACH INFESTATION here at Mission Trail Apartment complex. Mission Trail just can not get rid of them- period! This is .... disgusting! Im tired of being disgusted in kitchen... UPDATE Oct 2024: Day Pest Control Treats My Apartment: I just killed a roach I'm grossed out Oct 17th 2024 pest control is treating my kitchen today and I'll have to leave for 4 hours. RESULT: The professional treatment made a great significant difference, but I still saw roach here or there. Hardly any roaches for months, but then start see them and knew they still coming from somewhere. It was not 100% elimination though. Still we are grateful. After 4 months or so roaches start being seen regularly at night. MISSION TRAIL 1st Post: Im up at 2 am because I just killed roach on my dining room chair. Im ALWAYS DISGUSTED in here every day. I can't chop food on my countertop for fear Im turn around and see them. Since we moved in there's been roaches. That's June like 4 months. Mission Trail pest control has been here but we kept seeing roaches. I did a maintenance request for them to seal all of these huge gaps along the wall base and floor. There are still gaps on the floor they never sealed them. I complain about that became I don't know where these roaches are coming from. I use OrthoHome Defense and still can not get rid of roaches. Next thing the office said to do is to leave for 4 hours while they treat. So I will.

Terrible. The manager is completely unhelpful. It took two weeks and she never gave me a clear answer, and in the end, they didn't resolve anything. I don't recommend them; their service is awful.

A very nice sugar house, I'm eager to live there and the person in the office was very kind.

When Mission Trail was first built it was a great community. Over time the quality has plummeted. I’ve lived here 2 separate times for ~4 years total. Neighbors: I’ve never had an issue until I moved out recently where my neighbors have stolen multiple packages off of my doorstep. I had a conversation where I told her I’d be moving soon, and I’m assuming she thought we were long gone although my package wasn’t even outside 10 hours. My next door neighbor in building 3 admitted to seeing my package, but claimed not to have touched it which I do not believe. This was a very valuable gift I bought for myself for my birthday and waited 4 weeks for its arrival. Another package of mine was delivered to the apartment downstairs; which was signed for and no one ever mentioned it or returned my package despite having the correct name and address on it. I knocked on the door to retrieve it- no answer. The office used to have all packages delivered to the front office once upon a time to avoid this very issue, as a concierge type of service, that has since stopped and I’m livid about my items being stolen! Appearance: The walkways to get upstairs/downstairs to your apartment are disgusting (dirty). They haven’t been pressure washed since opening. We’ve had roaches because Mission Trail let the dumpsters next to our buildings pile up; which tenants then have to call weekly for pest control that may or may not come service your apartment. We’ve also had a mouse. Maintenance staff: Kevin is very knowledgeable and helpful, but loves to make slick comments and his personality isn’t always everyone’s cup of tea. The rest of the newly hired maintenance crew is lazy to say the least. They mark things off as complete while never stopping by to fix issues reported in the tenant portal, but were quick to take my dining chairs I placed outside for donation. Our hot water was always out, it didn’t stay hot more than 5-10 minutes at a time. Making showers and bath time miserable. Office staff: Skylar and Connor are great, they’re newer. There’s been a constant revolving door of people newly hired. Gym: Outdated equipment and nasty. It hasn’t been upkept properly. Basketball court: Theh used to have one now it’s just a fenced in slab of concrete. Pool: Nice chill spot in the summer time. Needs new chairs and umbrellas. They’re the same chairs since opening over time- dirty some broken. There are no other amenities and they tried to increase our rent, but since a lot of people have moved they’ve lowered the rent. If you drive by you’ll notice most of the complex is empty so use your own discretion. If you’re looking for a cheap place to live and don’t mind the issues mentioned this is your place. It definitely was a stepping stone for my family, but ultimately we needed to move on. I will say I’ve seen effort when Isabelle was there, she’s no longer there. She tried to throw community events, but it’d be a better place if they fixed the real issues and ask residents how they can improve vs random $50 gift card drawings. It’s just not enough to keep people there anymore. Oh, I forgot to mention they don’t reply to emails in a timely manner without multiple follow ups. Hard to get someone to answer the phone.
