This student housing offers spacious units with ample storage at a competitive price, and many residents appreciate the convenient shuttle to campus and proximity to I-35. While the maintenance team is often praised for being attentive and efficient in resolving issues, some students have reported significant problems with unresponsive management, persistent maintenance delays, and poor communication, particularly concerning mold, pests, and unaddressed repairs. Additionally, amenities like the pool and gym sometimes fall short of expectations, and the guest parking policy can be inconvenient.

Lived in a 2 bedroom for 2 years here’s my experience Maintenance is elite, most problems were solved same day. Longest wait was like 2 days. They don’t get enough credit. Rooms were very spacious, and a great price. I had more closet space than I could use. The home and furniture itself wasn’t grade A quality, but I care more about breathing room than quality. Bus comes by every 15-20 min. Sometimes the first is full and you have to wait for a second, but that’s how it goes. The gym is missing some equipment and the basketball court could use some updating, but they’re both enough. The pool broke a fair amount of times but I never used it as much as I thought I would. Usually went to Sewell instead since it’s very close. Location is great. Front office answered the phone like 60% of the time, but whenever I left a voicemail they always heard it and responded accordingly. Biggest issues were the parties and bugs in the summer. Parties and bugs will happen, can’t prevent them. But pest issues were solved quickly since you can put work orders in for that and they have pest control. Never a lasting issue. Overall I had a great experience. It wasn’t perfect, but the problems I dealt with were minor and solved quickly. If you’re going to live with a group of people you’re making a good choice living here.

-100/10 I would not recommend staying here customers service is horrible. I’m never able to talk to a real person and unnecessary fees are being added to my account. Again I do not recommend anybody to stay in these housing.

Don't move here. Just moved in, and there is mold on our ceiling, the top stair is falling, furniture is broken. I've sent in 3 different maintenance requests and haven't heard a word, and probably won't. They claim in these reviews that we should reach out for their help, when it is utterly impossible to get ahead of a human being, instead of the useless AI "Liam," they have "answering the phone." Update: Roach infested

The apartments and space are nice. The amenities are horrible, the pool is almost always closed or dirty, the gym is a complete safety hazard, almost all the equipment is broken or missing. Even before i lived here and i visited friends that lived here, i would see that the gym was in terrible condition, which is so disappointing because these apartments could be great if the amenities were maintained

I have lived at Copper Beech Townhomes for two years, and unfortunately my experience has been extremely frustrating due to ongoing maintenance, safety, and management issues. Throughout my time here, maintenance requests were often ignored, delayed, or the actual problem was never fixed. The most serious issue involved the electrical system upstairs. The power would go out 5–6 times every day, requiring us to constantly go downstairs to reset the breaker. Management repeatedly blamed us, claiming we had too many things plugged in, even though we only had basic items such as chargers and a TV connected. The downstairs power was never affected, and I learned that other residents experienced similar issues with their upstairs power. The situation became dangerous when the breaker started sparking. Despite multiple complaints, nothing was done until I threatened to contact corporate. Only then was the breaker finally replaced. Another major issue was a leak that began in November. We could clearly see the water damage spreading and repeatedly asked for it to be repaired. We were told that unless it was "gushing water," it was not considered an urgent issue. The leak continued to worsen for months and eventually led to mold growth. To make matters worse, the previous roommate had already informed me that there had been mold issues in the unit before I moved in. After nearly six months of requesting repairs, the leak was not addressed until I again threatened to escalate the issue to corporate. When they finally repaired the leak, they left the apartment in a mess. The cleanup was poorly handled, and we were left to deal with the aftermath ourselves. After waiting months for the issue to be fixed, it was frustrating to see such little care taken with the condition of the apartment once the work was completed. Safety has also been a concern during my time here. There have been reports of multiple shootings and vehicle break-ins around the property, which has left many residents feeling uneasy. Parking has been another ongoing frustration. Finding a parking spot can be difficult, and management has only recently started enforcing parking rules more consistently. Overall, it feels like serious issues are only addressed when residents repeatedly complain or threaten to escalate concerns. No resident should have to fight to get basic maintenance, safety concerns, and property issues taken seriously. Based on my experience, I cannot recommend living at Copper Beech Townhomes.
