I had a very disappointing experience with the leasing office during my lease renewal. Despite confirming my intent to renew with a staff member in person and providing the necessary confirmation within the timeframe given, they later claimed I failed to respond in time and increased my rent. When I tried to clarify the situation, my concerns were dismissed without any accountability or resolution. This lack of transparency and professionalism has made me lose trust in their management. I hope others are treated more fairly, but I would advise future tenants to get everything in writing and be cautious during the renewal process. Many times they just turn off the water without a prior intimation even for scheduled maintenance. This happens many times. Management is least concerned about the residents.

I’m a resident here and would not recommend. Aside from friendly management and maintenance the apartments are terrible and my ac has not worked for the last month. All my sinks and showers are constantly clogging and I’m not exaggerating even after I became extremely careful with what goes down them. I also made a huge mistake of losing my key on a Saturday night thus locking myself out, but maintenance told me they can’t bring me a key since it’s not “an exact emergency” so I now am staying in my truck for the night. All this while also battling a bat rat problem and skunks on the property. If I could rate lower I would.

I can confirm Julia’s review about the hit-and-run that’s a few reviews down. I didn’t know her, but she left a note on my door last year, asking if I had Ring footage because management did absolutely nothing to help her. Safety here is a real issue: cars had their tires stolen and left on bricks right next to mine, and my own bike was stolen the first week I moved in. The gate was almost always broken and left open, and there was constant theft. The apartment itself was just as bad. They’re charging me $90 to “clean” the fridge and oven when there were literally just a few crumbs left. I’m a very clean person and left my place in pristine condition, but they’re clearly just trying to find any excuse to charge tenants. On top of that, they kept my entire $250 deposit. Check out the picture evidence they sent me of the so-called “dirty” fridge and oven they claimed needed $90 worth of cleaning. You can clearly see they were clean, but management is just out to squeeze every dime. Not to mention, they allocate the water bill, but every other apartment is filled with WAY more people that are not supposed to be living there, so you end up paying way more for water than you should. The paint in the bathtub started peeling just a month after moving in, and when I reached out to have it repainted, my email was ignored until the last minute and nothing was done about it. They told me, me and my cat couldn’t be in there for 8 hours while it’s getting repainted, so it’s not like I can just up and leave my cat anywhere during the day. I had to coordinate taking her to my mom’s house, which is in Houston since I didn’t know anyone here at the time. Roaches and ants were everywhere. The AC never worked properly. My unit stayed around 88° no matter how low I set it. I often felt faint in my own home and couldn’t go back until after sundown, and even then it took hours to cool down. I couldn’t keep my cat there during the summer because I was scared that she would overheat while I was at work. The “amenities” were a joke. The pool was always filthy and green for more than half the summer, so it was unusable. Trash was always piled up around the community trash bin (check the other reviews for photos. It was like that all the time). Valet trash rarely picked mine up, yet management told me I’d be charged if I didn’t take it to the community bins myself. Water was shut off for hours at a time, and they even did it overnight—twice with no notice. Do yourself a favor and avoid living here. This place is unsafe, unsanitary, and the management is only looking for ways to scam residents out of more money.

The maintenance team is amazing! Due to the heavy rain and flooding from last weeks multiple storms, some water made its way into my apartment. When I told the office what happened the maintenance team came right away and told me that they were going to adjust the draining system so that it would not happen again in the future. They even had someone vacuum my carpet and mop the floor. It's a nice change from my last apartment where maintenance wouldn't even look at a request for at least a week. Luke and everyone on the team is great. 5/5 stars.

I usually don't review apartment and communities, but this one is to appreciate the new management that has taken over this property and they are doing a wonderful job. This place now feels more reliable, friendly, and safe. They are making efforts to address the issues and get them fixed. They identified bad staircase titles, replaced them, fixed the broken community gate to maintain security, and updated the payment portal to make payment online and easy. They have genuinely listened to tenants' feedback and implemented it into action. This place now feels reliable and welcoming. Good job.
