where do u start with this complex the trash in the back is very bad with large beds frames furniture it is becoming a dump site, trash over filled all the time so all the fly's become a problem here there flying to are building and roaches all over the place there coming in are apartment building and fly's we get odors from the trash bin itself. The walkways in the building are dirty from trash dragging stains and odors birds fly nest all over poop all over the floor, parking is becoming a nightmare no parking to be found, I could see why there is no parking here the apartment is over filled with family which makes scent why there so many cars are parked, cars get stolen all over the complex wheels get stolen cars get broken in to stuff get stolen from your doorstep from amazon I can see why this happened too much because the gates are never working. One guy has this motorcycle drives up and down the street revving the motor and goes and down fast with his kid 3 years old one guy was yelling at him from his apartment floor telling him to be quiet. At 5 am there to cars that have loud mufflers wakes up ever one noise. kids like to ding dong ditch and leaving and running off. Cars are park all over the place untended leave them to seat while there no parking for us to park. Read reviews with this place that have 1-star rating please read your reviews about where u going to stay what people say about it. It can be the peace of main.

Trash fluid stains in the walkways from the trash that wasn't put into the trash can. Some people will leave their trash outside for days and it leaves stains that make the walkways look ugly. Birds make nests in the walkways, and they poop where they make the nests. Picture paying a lot of money to live where there's dirty floors and a bad smell of pet poop coming from the grass while walking up to your apartment. Some animals pee and poop in the walkways, too. Some people put their furniture like tables, couches, tvs, etc., by the trash cans and it makes the trash area look like a city dump zone. Most of the time the gate is open on one side and closed on the other. They'll keep your deposit after you move out. Good luck getting any deposit back from this place. They'll say anything to keep the deposit money and charge you more. Vehicles are damaged sometimes by people stealing and tires and rims were stolen here. 1 and done. Terrible experience. Almost all 5 star reviews are from new people who are asked by the office to put a review. Give it time, you'll see what I'm talking about. Take the time to read the 1 star reviews.

Ask for a walk through before turning in your keys and ask for a signature stating everything is good before you leave. Ask about your deposit when you move out because they won't say if they'll keep your money and if you owe more money. They'll send it straight to collections. We kept the apartment in spectacular condition and they said it wasn't and needed to be cleaned and repaired. I've asked for proof but I have yet to receive anything from this place. Your credit score takes a negative hit if it goes to collections. They know this and understand that it'll hurt your ability of buying a home and or getting another good apartment. Do better 30 Oaks.

Shout out to Madeline - she was so sweet and helpful from the second I met her. I was apartment hunting for my Dad and from how clean the office was, to the good energy I felt I knew this would be his next home. The moving process was super easy and the unit was clean and in good condition! So far there’s only been 1 small maintenance issue with the freezer but they sent someone over within a few hours! Neighborhood is always quiet and chill. They even have food truck vendors on pop up days. Totally recommend if you’re looking for a new place!
