Pros- Beautiful area. Some apartments have a beautiful view of a few mansions and large homes across the trail. Trail next door Gated area (never got a gate code though for visitors) Garages are available Great maintenance staff Cons- Office staff are unresponsive, unreliable Appliances are old, noisy toilet, noisy refrigerator and low value washer and dryer No more smart locks, installed terrible key lock after removing smart lock Lots of inspections and other pop ups made by staff. Very loud cars and people who tend to speed through the area Lots of repetitive emails and its funny because they dont respond to yours Doors aren’t properly sealed Valet trash unreliable and very loud at night Overall a whole new management company should be considered to make this place feel like a community. They are extremely unorganized and lack urgency and understanding.

I’ve had such an amazing experience moving in to Overlook! From the start, Kassandra and the entire office staff have been incredible. They are always willing to help and quick to answer every question I’ve had. The move-in process was smooth, and when I needed to upsize apartments later on, the team made it completely seamless. I’ve been living here about 1.5 years now and still love it. I don’t use the amenities much myself, but they seem top-notch and well maintained. The office team is consistently friendly and ready to assist with anything the second I walk in the door. Sometimes I pop in just to visit and they are all so welcoming. Even the maintenance crew is hands down the best: fast, professional, reliable, friendly, AND DRESS PROFESSIONALLY! (I am a fan of uniforms, and they wear them). Overall, it’s been an excellent place to call home! Even (most of) the residents are friendly… sorry my car is so loud on a cold start… If you’re looking for a new home in apartment living, check it out. Close to all the cool things, too.

I have lived here since March of 2020 and have nothing but good things to say about the community. Neighbors were always really quiet, maintenance was quick to respond to my requests even when it was after hours and was having problems with the AC. Management has always been friendly and engaging with community through events and my daughters especially liked the ice cream trucks! Having lived at many complexes this one is hands down by far, the best one! If my fiance and I hadn’t moved in together Overlook at Stone Oak would be my number one choice. Cassandra was the sweetest and very thorough through my walk throughs answering all of my questions. The maintenance team were always very warm and welcoming and got repairs done in a timely manner. Overall my daughters and I were very happy during our time here.

My experience with this property manager has been very frustrating. Communication is poor, and maintenance requests take far too long to be addressed. Even basic issues drag on without timely resolution, leaving tenants feeling ignored. The overall management of the property feels disorganized and unprofessional. If you’re looking for a place where your concerns will be handled promptly and responsibly, I strongly recommend renting elsewhere.”

Update at bottom. Considering the reviews from this spring (April-May) 2025 that highly praise this property, it is possible they are influenced by the contest offering prizes for 5-star reviews. Here is my honest assessment based on my second year residing here. Initially, I was pleased with the property's maintenance and condition upon moving in; however, this positive impression diminished after the management changed. While the staff remains friendly, communication can sometimes be unprofessional. You may receive frequent reminders via text and email about issues like flushing wipes and picking up after pets, yet reaching someone by phone can be challenging. This year, pests and valet trash services have also presented problems. Furthermore, some work orders are marked as completed even when the issue remains unresolved. The dog wash and car wash stations are also frequently out of service. The management often provides excuses when addressing concerns, so be prepared for that. The new residents seem less accustomed to well-maintained apartments. Several vehicles remain covered and unused, and garages are being converted into workshops, which is not the aesthetic I prefer. The overall appearance of the complex is changing, but not for the better. Had I known these things before signing my initial lease, I would have chosen a different property, as the rent I pay does not reflect the quality of the complex, and I am unlikely to renew my lease for a third year.
