I currently reside here and we use the "flex" payment plan which is supposed to help if you cant pay your rent exactly on the first the full amount, well this month I am being charged a late fee of 117$ because they say they only give till the 3rd for your rent but the flex plan says you get until the 5th for the initial payment and then the 9th for the other portion. So why tell us we can use flex when you guys only take till the 3rd and then its 117$ A day for late fees. And we're being charged twice for cable, pest control, trash, amenity fees, gas instead of just saying "late fee" hot water seems to be a consistent issue.

I am writing to formally document and express serious concerns regarding the living conditions at The Frederick Apartments, located at 4801 Gus Eckert Rd., San Antonio, TX. I am a current resident and feel it is necessary to submit these concerns in writing before seeking assistance from the City, legal counsel, or media outlets. I have lived at this community for some time and, until recently, truly enjoyed living here. In the past, management was present and responsive. Residents could come into the office, express concerns, and receive timely assistance. Community engagement existed, and essential services such as heat and hot water were consistently maintained. Unfortunately, that level of care and responsiveness no longer appears to be present. Over the past month, our building has had reliable hot water for only approximately two days. With outside temperatures currently around 39 degrees and expected to drop further, we are experiencing a lack of consistent heat and hot water. Despite repeated assurances from office staff that the issue had been resolved, no permanent repairs have occurred. The condition of the common areas has also deteriorated significantly. The laundry room is unsanitary and has been occupied overnight by non-residents, and the fitness center is damaged and unusable. These conditions raise serious health and safety concerns. I understand there may have been a recent change in ownership or management. Unfortunately, the transition has been poorly handled. The new office staff does not appear to demonstrate urgency or concern regarding resident well-being. Interactions often feel dismissive, as though the focus is on asserting authority rather than addressing critical habitability issues. Residents are not concerned with management hierarchy we simply expect safe, professionally managed housing with reliable heat and hot water. There are also unresolved maintenance concerns within my unit, including visible mold under my sink and above my shower head. When I attempted to visit the office this morning to request a portable heater due to the lack of heat, the office door was locked, and I was waved away. This interaction was both concerning and unprofessional. I am also increasingly concerned about safety and oversight throughout the property. A significant number of units appear to be vacant and unsecured, with access points left open. Given the cold weather conditions, this raises concern that non-residents may be entering vacant units for shelter, further increasing safety risks for residents. Additionally, maintenance personnel are frequently observed congregating and smoking during work hours, with limited visible repair activity taking place. Ongoing work orders remain unresolved, and the lack of oversight further contributes to the deterioration of the property. Further, a new tenant was recently moved into the unit next to mine, and since then there has been frequent late-night foot traffic. Strong odors consistent with marijuana regularly enter my unit, and dog waste is left unattended in shared areas. These issues have significantly impacted my sense of safety and comfort in my home. At this time, I feel trapped living in an environment that no longer feels safe, secure, or properly managed. I am requesting the following: 1 Immediate restoration of consistent heat and hot water 2 Written confirmation of when permanent repairs will be completed 3 Remediation of mold within my unit 4 Proper maintenance, cleanliness, and security of common areas and vacant units 5 Information regarding previous management or ownership, including where they are now and how residents may contact them 6 A clear explanation of how residents can escalate unresolved concerns under the current management structure I expect prompt attention to these matters and a written response outlining a clear and immediate plan for resolution.
