They just take your money i applied their and they took my application fee and could care less. Unethical management, i had a friend who lived their. Its ok i found a nice apartment i. Southtown and it worked out for the best. Dont let them take your application fee.

DO NOT LIVE HERE. Lived here for 2 years ONLY because I worked close by. Within two years, roach infested… NO KITCHEN DRAWERS the ENTIRE time I was there , missing bedroom drawers as well , missing closet poles, after numerous work orders being put in, I gave up asking …. Blamed on management being changed, and by any means the old management was better…. Tons of homeless people around…. As a woman living by herself, I had to call the cops at least 4 times, because of them sleeping on my door step or trying to break in , ( security is useless ) even with one man trying to open my door… i will say thank you to Cassandra for stepping in for one incident trying to shoo him off…. Just a bad area all the way around honestly . The maintenance guy is absolutely a hot head, he wears ZERO uniform indicating he works for soap factory , he looks like a regular guy on the street …he destroyed my ring camera and my outside decor with a pressure washer, never got anything back for reporting him to the front office. Happy to leave they certainly left me with a beautiful extra 500$ bill. No deposit back for missing stuff that I wrote down the day I moved in. Go anywhere else, they are tearing this place down anyways , and it will be doing the area a favor !

I really wanted to love this place because the apartment itself was so cute and walking distance from the heart of the river walk, but living here was a nightmare. Roaches upon roaches and no matter how many times pest control came out to "resolve the issue" the roaches remained. I ended up breaking my lease and dealing with the office was a nightmare, to say the least. They not only charged me for two months i wasn't even living there but on top of that tried to charge me a cancellation fee on top of that, even though they were told in advance. They didn't document the day i turned in keys until i threatened to sue, and to this day (this was almost 2 years ago) the payment issues have not been resolved. On top of that, the laundry room was always disgusting and covered in trash (one time there was literal feces on the floor), and the surrounding area was very littered. For such a run down place they are INSANELY STRICT about parking. I didn't have my new TX plates on their system and in LESS THAN AN HOUR of being parked they towed me and i had to pay over $300 to get my car back. A couple different times i had a friend drop something off at my place or swing by to say hi and if i didn't remember to immediately register their cars they got towed. They seriously have their priorities out of order and do not care about their residents at all. They also changed management like 2 or 3 times in the year I lived there so trying to get ahold of anyone was a nightmare. Please spend just a little but more and move literally anywhere else downtown, its cheap for a reason.

They say first impressions matter—Soap Factory nailed it. Easy move-in, solid staff, and I haven’t tripped over a single hipster yet. Love it here. No ragrets. Not even one letter. You know what I’m sayin’?

As a new tenant, the experience has not been great so far. It took a while to be issued a trash can for the mandatory valet trash pickup, only to receive a used, dirty trash can with sticky stains and webs. Despite informing management a month ago, I am still waiting for a replacement. I had a ceiling leak with the recent rain, soaking some of my items. No one showed up until a week later when I called again to escalate the issue. Initially, I was told by management that maintenance was out and would address the leak when they could. I waited another day, but nothing happened. I haven't moved my bed back since the leak occurred. After finally having someone inspect the situation they claimed to have sent the costs to corporate, even though they had not checked the leak or assessed the damage. I am also still waiting for the lights to be fixed in the building and outside my door, an issue I reported when I moved in. I was told the delay was because they need to access the roof, but it has been too hot for them to check. One alarming incident involved a male attempting to enter my apartment and the one on the bottom floor. I confronted him and asked him to leave, then called their patrol but received no response. I called the SAPD, who quickly sent a unit out. If this had happened at night, I wouldn’t have been able to see who was at my door because it’s so dark in the area. I requested that the outlets be replaced because most of my plugs won't stay in and fall out with any slight movement. Additionally, I asked for fumigation in the unit, which has yet to be done. I agree with one of the reviews that it feels like once you sign and pay, they don't care at all. I expected better from this place. If you live in Building A Apparently now you have to go get your mail from the post office because they won’t replace the mail boxes for another year.
