Lived here for 6 years. I was one of the first people to move in while under construction. I enjoyed living here for the first 3 years, then things slowly and steadily grew worse. What made me leave? Poor management, insufficient staff (except for Freddie and one young lady), poor groundskeeping, and the ROACHES! This complex is built on a flood plain, so the ground is shifting causing the buildings to sink, which is leading them to crack. My building was infested with roaches and unless you request pest control services, nothing happens. I requested service on one occasion and no one came. I made sure I was home to discuss my issue with the service person, but nothing. When I spoke to staff they said that there was TOO MANY units to be serviced and I was bumped to the next week. Yet funny enough my neighbor next door was serviced. Make it make sense. If I was home I would have never known. I recommend everyone living here pull out your fridge and stove bc that’s where they are. I had a huge hole hiding behind a cover for the ice maker line, that was serving as an entry spot for the roaches. And all my neighbors around and above me were having the same issue. The complex looks nice from the street but if you walk the grounds there is dog waste and trash everywhere. The pedestrian gates don’t lock, and you can wonder in from the actual car gates, which probably contributed to the theft that happens often. The dumpsters are always overflowingand a mess. The pool is closed most of the time, the bbq grills are always dirty, and the pet stations are never serviced/attended to, they’re always full of waste. Maintenance request may or may not get serviced. If they do it’s not anytime soon. So just learn to live with it and hope that one day they fix it. Unless it’s something quick like an AC filter. Now if it’s government inspection time then they’re scrambling around trying to do all the requests, so they don’t get in trouble. The maintenance lead George is kind and knows what he’s doing but he doesn’t have staff or the equipment to get things done. The only thing that kept me there were my neighbors.

Tenants here end up paying for problems that management fails to fix. Maintenance requests are ignored for months and even years, and when the damage gets worse, residents are unfairly charged for it. I have lived here for 7 years, and serious issues have never been properly resolved—only temporary patch work that quickly falls apart. The apartments look beautiful on the outside, but inside the quality is only temporary and underlying problems are constant. Security has also been a major issue. Cars have been broken into and stolen repeatedly, yet for years residents were told they were not allowed to have cameras. The rule was finally changed only after significant loss and frustration. Meanwhile, management continues to avoid responsibility while placing the burden on tenants. What looks nice at first hides a long pattern of unresolved repairs, unsafe conditions, and lack of accountability. Anyone considering living here should be aware of these realities before making a decision.

My sister in law got her car towed from the extra parking spot that she PAYS for every month because the staff was negligent and failed to provide her with a resident sticker, file their paperwork, or communicate proper towing procedures for the towing company assigned to the complex. They definitely never forget to collect rent though. Rather be on their phones than serving their community

My experience at Medio Springs Ranch has unfortunately been extremely disappointing. In my personal opinion, the lack of professionalism and communication from both the staff and management has been the worst I’ve ever encountered at any residential community. Despite consistently paying for my designated parking space, my vehicle was towed without warning or justification. When I have reported issues—whether related to amenities or maintenance inside my apartment—responses have either been significantly delayed or completely ignored. On one occasion, when I sought assistance for an urgent concern, the manager informed me she could not help because she was dealing with personal matters while on duty. As a resident, this felt incredibly unprofessional and dismissive. What pains me the most is that I genuinely tried to stay positive about living here. This was the first place where my children and I truly felt at home. However, even when I recommended the complex to others, they were either brushed off by the staff or treated in a way that felt unnecessarily aggressive. Based on my experience, I cannot recommend Medio Springs Ranch. I officially regret choosing this community and would urge future residents to be mindful before committing.

My friend recently had her car towed from this property even though she followed every required step to update her vehicle information with the office. The towing happened because the staff failed to update her new vehicle in their system — not because she did anything wrong. She had to pay $322 to recover her car, and when she explained the situation, the leasing manager still blamed her and refused to reimburse her for the tow. This level of customer service and lack of accountability is extremely disappointing. Residents deserve a team that owns their mistakes and makes things right.
