This review was long overdue. This was my very first apartment experience in the USA, and thanks to Monique ❤️ it felt easy and welcoming from day one. The level of professionalism, help, and genuine humanity shown by the management team is truly rare. Tylor, AJ, Israel ( the names I remember 🙂) pardon to others. I have lived in other Marquis properties in different cities, but none compare to this one. From cleanliness to daily management, and from moving in to moving out, the entire experience was smooth, loving, and completely hassle-free. The credit goes entirely to the management—they are always there, no matter what you need. I miss this place. ❤️❤️❤️ . The community is feel like home

Bitter sweet our time here has ended. The staff was amazing from front office to maintenance. Maintenance request were completed within the next day. Any questions I had Taylor was happy to help.

I absolutely love the environment here. The staff is incredibly caring and trustworthy, and they are always quick to address and resolve any issues. The front office is very attentive and responsive, and they truly stay on top of the entire property. The neighbors are kind and considerate—everyone really looks out for one another.

I had an absolutely amazing experience working with Monique! From start to finish, she was professional, knowledgeable, and genuinely cared about making the process smooth and stress-free. DO NOT RENT HERE – Unfair Move-Out Charges and Collection Threats I recently moved out of Marquis at the Rim (managed by CWS Apartment Homes) after my lease ended. Despite thoroughly cleaning the apartment myself and providing clear move-out photos proving the unit was left in clean condition, I was charged $90 for “carpet cleaning” along with other unjustified fees. Here’s what happened: 1. No professional cleaning requirement in the lease My signed lease only requires the apartment to be left thoroughly clean, which I did. After move-out, management claimed an “internal policy” requiring professional cleaning receipts. This requirement is not stated anywhere in the lease. 2. No evidence supporting the charges When I disputed the fees, I requested move-out inspection photos showing excessive dirt or damage. None were provided. The photos shared only show normal wear and tear, which is expected. 3. Charges for normal wear and tear Texas law prohibits charging tenants for normal wear and tear (Texas Property Code § 92.104). Despite this, the carpet cleaning charge remained. 4. Pressure tactics involving collections Instead of properly reviewing the evidence or lease terms, management relied on “company policy” and used intimidating language referencing collections, seemingly to pressure payment rather than resolve the dispute fairly. The amount may seem small, but it reflects a broader pattern of questionable move-out charges that many tenants may feel pressured to pay to avoid collections. Advice to future renters: Document everything with photos and video at both move-in and move-out, keep copies of your lease, and be prepared to challenge charges if necessary. Transparency and fairness were lacking in my experience.
