The rooms are nice but the hallways are ghetto. The leasing office being closed after 5pm and weekends is not good because packages get left outside and can be stolen (speaking from experience). The first month of rent is an extra 200+ because of useless fees. If you move out they will charge you damage fees for the living room/ kitchen.

It’s 1:00 AM and a large group of students are loudly gathered at the pool in 28-degree weather. There are no posted hours of operation, no clear rules, and no enforcement of quiet hours. The noise is extremely disruptive, This place is very unorganized. A college apartment complex should have clear policies and staff oversight to prevent situations like this. If you value sleep or a respectful living environment, this is not it.

I lived here for a year and I would've rather commuted from Houston for class everyday than ever live in this dump again. The management is so unresponsive, calls or emails nothing gets a response. Whats crazier is we had the property manager ask us if we knew to wait after the AI response to speak to someone...instead of taking accountability that no one answers the phone. This doesn't even BEGIN to cover the problems we had here. I haven't been at this property since May and they're still in my inbox begging for "cleaning fees" when we moved in with maggots in our fridge.... Lame as hell save your money and your dignity and live somewhere else

One star only because zero stars is not an option. The Lark at San Antonio is advertised as UTSA affiliated luxury student housing but what students actually get is a mess of unsanitary conditions, zero accountability, and staff who avoid responsibility at all costs. We are paying luxury pricing and being met with people who lack hygiene, lack respect, and lack even basic maturity. Students here leave bowls of food rotting in shared kitchen spaces, growing fruit flies and ants like it is a science experiment. You can tell some residents were never taught responsibility or how to live with others. You ask them to clean up, they do it once, then go right back to the same careless behavior. Maintenance is a joke. Everything becomes a ticket lost in an endless system. When you speak to staff in person, suddenly the property manager is never on shift or conveniently not available. You get told to email them repeatedly so the issue can vanish into a dead-end inbox. One staff member spends more time talking about her husband and calling people sweetie pie than actually resolving any resident concern. It feels like workers are just there to occupy a chair, not to care about the quality of student living or safety. This place even sends out eviction threats to students who speak up on social media because they do not want attention on the real problems. And they do it without a proper 30 day notice. Instead of addressing issues, they try to silence people. That alone tells you everything you need to know about the character of this management. The building used to be Sterling Heights and there is a reason so many former residents left. One resident shared that when it was Sterling Heights a woman broke in, stole a fire extinguisher, and ran through the halls spraying it. They once found blood on their door. The pool was closed almost the entire time they lived there. They said just driving past the place now gives them anxiety. You can change your name but you cannot hide the lack of standards or leadership behind it. Trash fees are charged because maintenance does not do their job picking it up. What exactly are we paying for. It is not security. It is not cleaning. It is not management. It is not service. It is not respect. If you walk into the office to talk to someone about a real issue, reviews repeatedly confirm that the property manager is rude and dismissive. Their constant answer is just email us. So the concern disappears into a digital void and nothing gets fixed. This place is held together by branding, not quality. It lacks substance, integrity, and care. It is sad. If you are a UTSA student you are better off choosing off-campus housing that is not connected to student branding. The Lark at San Antonio feels less like luxury housing and more like a breeding ground for negligence, avoidance, and disregard. It desperately needs inspection, oversight, and accountability. Until then, calling this place luxury is a joke.

Started out here okay, over the few years that I have been living here its gotten worse and worse. More problems keep happening, and we have tried addressing it with staff. In most situations the front office staff is nice however they cant give us much info and tell us to email the general email. In which case we do and there is a LARGE communication gap between what we are told by the office and by the email. We've gotten fined for things that weren't our fault and staff wont do anything about it. (not only that but they wouldnt listen to us) Almost got hit in the garage multiple times. The amenities are often not clean. Hallways are always dirty, sometimes disgustingly so. The trash rooms are often piled high and are unable to even walk in. For what rent is, its far cheaper to live somewhere else. And we've also had to threaten (or almost take) legal action on at least two occasions because of their actions and disinterest in fixing their own mistakes. Their more interested in money than actually trying to make a livable situation for college students. Ultimately, I wouldn't live here again, and definitely would never recommend anyone else to either.
