Lived here for 2 years on the phase 2 side. Maintenance was pretty good at responding to work orders. I did have a leak happen at least once a year or more in my bathroom. Phase 2 has 2 gates but only one work half the time. When I first got there I asked maintenance about the gate of Fredericksburg and they said they were working on it but it never work in the 2 years I lived there. Also if you live on phase 2 the gate code doesn’t work on the gate on chambers rd, but people from phase 1 can use the phase 2 gate. Homeless people and people from the budget suites will constantly come over. Parking is a big issue. Spots are limited for residence. And the rules for guest parking are really strict. A guest can’t be there more than a day if they are they get towed. They’ll also get towed if they don’t have the guest permit. I had someone stay the weekend and they left for 8 hrs and came back but they still got towed. The tow company said they were there too long. I moved out in November and I didn’t get my security deposit back until late January. I had to constantly call the office for it and I got told multiple times that it was being mailed out. If you’re looking for something affordable go for it. It’s not in a bad area in medical. You get what you pay for.

Parked for literally 5 minutes looking for a friends house, they already had my car hooked up to the tow. No clear signage, very little available parking. This is predatory behavior

I don't live there but yesterday I went to deliver a computer, I was there for no more than 20 minutes and my car was towed. There is no signage that says parking spots are reserved, the parking spots are not numbered, no signs with information for the towing service. The two truck operator must have been waiting in the parking lot and checked my car after I parked because there was no way he could have been called and started towing my car within ten minutes of me getting there. I was told that the residents know about the parking but there is nothing to let anyone that doesn't live there know. How is this acceptable? I was told by the tow truck driver that there are signs around the property. I walked around and looked and didn't see one sign. If not for a resident that saw my car get towed I wouldn't have known what company took it or if it was stolen. This is a shame and bad business practices, I will be researching to see if that is even legal.

After completing two lease terms with this apartment complex I figured I should leave a review. I would rate this 3.5 star (comparing to other apartments in the medical center that i have lived in and moved to). It's actually a great little complex to live in, although it does have a few things here and there. Pros: -Very affordable living for amount of square feet. I paid $710 for a 714sqft apartment. -Denman estate park is right down the street and it's beautiful. -Maintenance is very respectful and timely. -I got a lot of compliments that my apartment was "cozy" and it was cute and comfortable for a studious college student. -The appliances were older in my unit but they worked great! -I had great neighbors, lots of families. -The complex is very quiet and peaceful. -Management tries their best to stay on top of things and always gets back to you. -Small complex with close and available parking. -This is a GREAT and very convenient area to be in. Cons: -I did have a roach problem as many others. They did send people often to spray the apartment. The roach amount decreased over time with constant cleaning and even spraying on my part. -There are some water problems and leaks which they are trying to stay on top of, as with many other older complexes. -The front gate is constantly broken, however it is a very safe area. -The times that the office is open are not typically the times they are actually in the office which can be frustrating for a busy person with only certain times available. Overall, I think this is a pretty comfortable apartment complex. Some of the cons I listed do not bother everyone and I didn't mind most of the cons. I made great memories here and everything was located within 15 minutes of driving if not less. Many families have been living in this complex for years and are happy here. They do offer updated units with updated appliances, it's worth checking out. I attached some pictures of the close-by park , my unit, and the complex since there is not many to be found on the website or reviews.
