This review reflects both positive experiences and a serious concern regarding the handling of a disability-related accommodation request during our tenancy at the Cellars. During our time here, we submitted a fully verified request for a reasonable accommodation related to our service animal. Our request was supported by extensive documentation consistent with HUD and FHA guidelines, including a healthcare provider verification, a VA letter, an AKC Canine Good Citizen certificate, and a professional trainer’s statement. Despite this, the accommodation was not granted, and no specific, objective justification was ever provided to us as required under FHA standards. Throughout our stay, our service animal remained exceptionally well-trained and well-behaved, with no incidents involving other residents or staff. Beyond our individual experience, it is worth noting that policy enforcement at the Cellars was inconsistent. While management maintained written community standards, enforcement largely depended on resident complaints rather than proactive oversight. In a formal meeting regarding our accommodation request, management directly conceded that enforcement was “complaint-driven” and not routinely monitored. As a result, policies were often overlooked unless a resident chose to file a complaint. This model effectively allowed certain groups of residents greater influence over how and when rules were enforced, suggesting that social dynamics within the community can affect the application of policies. Outside of that experience, we had many positive memories. We spent nearly two years at the Cellars and even got married in the Garden room during our stay. The units are thoughtfully designed, and the location within the Pearl area is outstanding. The front-of-house staff, including the concierge and valet teams, made a real difference — consistently professional, courteous, and attentive throughout our stay. The maintenance staff were hardworking and responsive whenever service was needed. However, the maintenance request system itself could benefit from upgrades. While tenants receive basic email notifications when requests are opened and closed, these updates do not reference the original request or specify what work was performed. This lack of specificity makes it difficult to maintain clear records, particularly when maintenance is done while tenants are away. The staff perform admirably, but the system limits transparency. With the new Pearl management in place, we are hopeful that improvements will be made. Amenities were generally well-maintained, though the heated pool had recurring issues. Over our two-year stay, the heating system was nonfunctional for an estimated six months, with outages occurring during the cooler months when a heated pool would have been most useful. During two consecutive years, the heater failed during the spring shoulder season. These issues appeared to stem from delayed maintenance and lack of timely inspection. A more proactive maintenance schedule — conducting checks and repairs in the off-season, such as December or January — would likely prevent this inconvenience. One positive note — management made our transition from Cellars to our next residence smooth, and we appreciated how easy they made the move-out process. In summary, while Cellars offers a premium location and a comfortable living experience supported by excellent front-facing staff, tenants requiring disability-related accommodations should be aware that even fully documented, FHA-compliant requests may not be granted without difficulty, and that rule enforcement within the community can be inconsistent and selectively applied.

Unparalleled residence! The amenities are top notch. The entire team cares about the residents, putting together regular gatherings so that the community connects. AND the residents themselves really make this community a home. The maintenance team is on top of every request. Any request I have made is typically done within 24 hours. The entire building is kept up beautifully....always cleaned and updated. Concierge team is unbelievably accommodating and professional....in the six months we’ve been here there hasn’t been a request that they haven’t stepped up to. The valet team is equally professional and engaging. All in all, a terrific group of professionals that make this residence THE place to live in San Antonio!! Not to mention all the events and the beautiful ambiance of The Pearl itself!

We moved to The Cellars a few months ago and are so thankful that we did! It is unquestionably the spot to live in San Antonio. The location is ideal, placed within a community that has restaurants, stores etc. right outside your door. The architecture of the building and the apartments is exceptional with all the best appliances, great balconies, wonderful common areas, and a gym that even has a Peleton bike. The best part though is the people. From the staff to the residents, a communal vibe has been created that is social, kind, and uplifting. It's really extraordinary and something very hard to create. We are very thankful we came across the Cellars and can't imagine living anywhere else in SA. It feels like home.

Life is what you make it and I have greatly enjoyed my time at the cellars. I do miss being able to stay up until the wee hours of the night in my own pool or around my own grill, but I enjoy more not having to maintain those things and being able to always have friends at the pool whenever I step out my front door. The cellars draws an incredible demographic of humans who are choosing a lifestyle of convenience and access. If you live here you could live anywhere in the city, but it's a choice being made to have the city at your front door instead of a drive away. My favorite part is the coffee in the morning and conversations. Fresh coffee is constantly stocked in the garden room. One of the most surprising aspects is how much of a small community the place feels like throughout the year. At less than 130 units it's just the right amount to know when you see a new face. The tenant events are well attended and exceed my expectations consistently. If security is your thing, this place feels like a luxury fortress, if live music is your thing, Jazz, Tx is right out the front door. Walk to the art museum or sign up for the water barge to get to the movies. I have lived in a lot of places and the Cellars makes San Antonio feel like Home.

I do not have an apartment here. I haven't had the opportunity to see one yet. I was passing through and was in this building the other day and I like the architecture and design of the first floor. The library, dining room, kitchen, and so on have a very nice feel. Again I dont know about the apartments or the management as others noted. But I do like how they take care of the property within the first floor and lobby.
