I lived here for one year, and overall, my experience was just okay. There were definitely some positives, but also several frustrations that would keep me from renewing my lease. Pros: * The area felt safe during my time there, and the location is convenient to the RIM shopping center and nearby restaurants. * Appliances and fixtures were modern and updated. * Maintenance staff was consistently friendly and responded quickly to requests. * Front office staff was generally pleasant. Cons: * Communication and response times became noticeably delayed after moving in. In many cases, I had to send multiple follow-ups just to receive a response. For example, I was incorrectly charged a late fee due to a system error with autopay. Instead of proactively correcting it, the charge remained until I brought it to their attention myself. I would recommend closely monitoring your account and any late fees if you use autopay. * Guest parking is very limited. Although there are designated guest spots, they are often full, making visits inconvenient. Resident parking can also be difficult if you do not have a garage or reserved carport. * The move-in process was stressful because my original unit was not ready by the agreed move-in date. Management did accommodate me by offering another unit, but the situation was still frustrating. * Move-out charges were unexpectedly high. I paid a $750 refundable deposit and only received $480 back due to cleaning and painting fees. I only lived there for one year, it was just me and I had no pets, and still found the charges excessive compared to other apartments I’ve rented. I requested clarification regarding the painting fees and never received a follow-up response. * You can hear neighbors frequently slamming doors. It’s not a terrible place to live, but in my opinion, there are better options available for the price and experience offered. Personally, I would not renew my lease here.

I am just giving it 1 star because I love my unit, other wise it would be 0. To start off, management NEVER answers not through phone and not through email, they will only respond if money for them is involved… I have been to the offices and they are just talking, so I really don’t understand why they can’t answer. Second, good luck trying to find a parking spot after 9pm, there are more car ports and garages available than actual free parking spots, because again, its all about the $$$. Third, gates and doors NEVER work and it smells like dog pee EVERYWHERE inside and outside the buildings, we pay a good amount of rent here for us to be living under these unsafe and unhygienic conditions. Don’t be fooled, just because its in the RIM it means it’s luxury… definitely not getting what you pay for. I regret SO MUCH renewing my lease here. Hope this helps..

I lived at Berkshire at the Rim for about four years, and this was my overall experience. I’ll start with what kept me there, and then get into what made it a terrible place to live. Pros: You can’t beat the location. The Rim is a great area with restaurants, shopping, and entertainment all within walking distance, which made it extremely convenient. I also enjoyed having direct access to the trails for running and hiking right outside the apartment. The maintenance team was awesome. Whenever I submitted a work order, things were usually handled quickly and efficiently. Those guys truly did a great job. Cons: Safety: The safety at this “luxury” apartment complex is terrible. Almost every exterior door that visitors access with a code was constantly broken, and management never fixed them. Many of the building doors would also remain broken for months at a time. Anyone could walk straight into the buildings and access the hallways and apartments. This was an ongoing issue for years, all the way through March 2026. My wife never felt safe walking around at night because there were frequently homeless people wandering the property, sleeping at the pools, and even living inside the community center for a period of time.YES SQUATTING THERE At one point, I personally caught someone attempting to break into my car late at night. Thankfully nothing happened, and they ran off when confronted. We also had belongings stolen from inside the building storage areas. So no, the inside of the buildings are not secure either. At that point, you start asking yourself: what’s the point of gates and coded doors if they are always broken or left open? Amenities: The amenities are constantly down or poorly maintained. The dog wash station shown during tours rarely worked, and the pool would sometimes shut down for weeks or even months at a time. Cleanliness & Property Maintenance: The overall cleanliness of the property is honestly unacceptable for the price you pay to live here. Management does not hold residents accountable for leaving dog waste throughout the community or even cleans it. They just walk around the community looking at waste all day and do nothing about it. There were multiple occasions where I found dog feces in the hallways that sat there for days before being cleaned. The hallways often smelled terrible, elevators would have spills or messes left behind for long periods of time, and common areas were not consistently maintained. Meanwhile, residents would get harassed or fined for leaving a trash can outside their apartment. There was even an apartment near the pool that had literal piles of trash bags stacked outside for extended periods of time, and management appeared to do/"know" nothing about it. One thing that perfectly sums up the lack of upkeep: there was a blue folding chair bag stuck in a tree for years. I first noticed it around 2023, and it was still there as of March 2026. Parking: Parking is a nightmare. If you get home late, good luck finding a spot. Multiple times I had to park across the street because the parking situation was so bad. Leasing Office: The leasing staff was consistently disappointing and unhelpful throughout my time there. Overall, the location is the main thing this property has going for it. But between the safety concerns, lack of maintenance, poor cleanliness, parking issues, and management problems, I would strongly recommend looking elsewhere.
