I'm a current resident since 2019. When I first moved here maintenance was superb, however has gone downhill it seems post covid. I've recently transferred to a different apartment and have issues with the appliances, specifically the oven and washer. I've placed three service requests and call the office twice only to be told to wait next week or there's a part being ordered. It's been close to a month, and the maintenance team seems very dismissive and condescending. Otherwise, the apartments are very nice and the office staff is good overall

Lived here for about three years and loved it! PROS: The apartments had high ceilings and were very spacious. The community felt very safe for a young woman living on her own. There is a trail that leads straight to UTD and is about a 6-minute bike ride. There are a lot of amenities throughout the community, with a homey, suburban feel. Any store you might need is about a 5–10 minute drive away. It’s about a 15-minute drive from downtown with easy access to Highway 75. I rarely heard noise from neighbors, and parking was free and easy. CONS: The appliances were very old and definitely needed renovations. I know that some apartments had access to the newer renovations, but mine did not, which is why I decided to move to a newer apartment residence. My rent went from $900 for a 700 sq. ft. unit to $1,400, which felt well above market price considering the carpet flooring and old appliances. I would recommend moving into a unit with minimal carpet or with the new appliances.

I moved into these apartments about three months ago, and my experience so far has been great. Before my move-in, there was a bit of a hiccup — I originally thought I was getting a unit with a garage, but later found out the unit did not have one attached. The property manager was incredibly helpful in getting the issue addressed quickly. Once Brooke, the leasing agent, heard about my situation, she immediately stepped in and took over. She was kind, attentive, and truly made things happen. Her level of service went above and beyond, and I can’t thank her enough. I absolutely love my unit and the community — it’s quiet, clean, and there’s even a beautiful trail in the back. Living in a place where the staff genuinely cares about the residents makes all the difference. If you’re considering these apartments, definitely ask for Brooke!

I lived here for a year after moving to Dallas from Austin. I was looking for an apartment with an attached garage in a safe community, and this property checked both boxes. I later realized that many of the residents were UTD students, but that was never an issue, my neighbors were quiet, and I always felt safe in my unit. I didn’t need to contact the front office often since everything in my unit worked well, but on the few occasions that I did reach out, the leasing staff were incredibly helpful. They always provided the information I needed promptly and were professional and courteous every time. The biggest downside for me was the cost of electricity. Since the property is older, my monthly electric bill was consistently higher than expected, typically between $110 and $175, whereas I previously paid around $75 to $115. I also felt that the rent was a bit on the high side compared to similar properties in the area. Additionally, the same floor plan I rented is now showing $100 cheaper but I know that's out of their control and a corporate issue. Another minor issue was the valet trash service. Many residents would not follow directions which is to leave trash bag by your front door. Instead, some residents would leave their trash bags out on the curb or grass on days when trash pickup wasn't scheduled, which sometimes made the property look a bit messy or unkempt Overall, it was a good living experience. If you're looking for a quiet, safe community with helpful management and don’t mind paying a bit more for utilities this could be a solid choice.

Marquis is an amazing community, population here is mostly comprised of UTD students and a few families. There is bus service available, both UTD and DART busses stop at the same stop. Busses available here are 883 & 232. Marquis has a decent gym, an amazing swimming pool, lush walkways, other courts and multiple gates. There's Tom Thumb right by Marquis which makes it although more appealing for the students. Rent is actually on the higher side, but given the market right now I think it's justifiable for such an amazing experience here at the Marquis. The leasing office is warm and welcoming, Bryce took care of us very well. Special thanks to him, he did help me in multiple occasions to get a print and to find my missing packages. The issues we had were addressed by the respective stakeholders swiftly after we reached out to Bryce(he's the real deal). Also, thanks to Kacy Watts & Ella.
