Ovation at Galatyn Park

I just recently moved out of this place and I am tremendously disappointed in this property. I have several issues to address. 1. The bill I had after moving out was outrageous. They charged a clean up fee for one stain on the carpet that was so small even I couldn't see it. They charged for cleanup of the whole entire apartment, the oven(Which was fairly clean), the stovetop which was already messed up prior to move in, the microwave, and kitchen. I took pictures of everything before I moved out. 2. They also charged a tremendous amount for natural wear and tear of the walls. There were no holes in the wall maybe tiny scuffs but nothing major. 3. Upon moving in I had a big pest issue with silverfish so pest control would come and spray monthly or every other month. It got better but up until move out it was still an issue. I also saw one big giant roach and was completely disgusted. 4. My packages would never be delivered to the right Luxer locker in the last few months that I stayed there. I always had to go hunt them down and see the front office for my packages. 5. I continued to get mail that was not mine. 6. There was constantly little to no parking. People would race through the garage almost hitting your car. 7. The fire alarms continued to go off randomly, I had to evacuate in the freezing cold with my newborn baby which was extremely inconvenient. 8. Upon move out they attempted to charge me for the two extra days that I stayed because I gave a 60 day notice for two days after my lease would've ORIGINALLY ended. So I gave a 60 day notice October 8, 2025 instead of October 6, 2025. Mind you we were already in communication about move out before the 6th of October anyway but they did not honor that. I had already paid it and Ms. Geneva had already given me my end of lease statement. Dawn, I believe her name is Dawn, tried to say "You should have moved out on the 6th and not the 8th so you have to pay more." I informed her that I had already paid and she went and got my previous leasing addendum which would've ended on the 6th. Regardless, I had email proof stating that I owed until the 8th and that I had already paid it. Therefore, this covered me but had I not had the proof they would have lied to get more money. 9. The hallways always smelled horrible, the scents of the neighbors apartments would seep through the vents. 10. Mold would grow around the bathroom tub. I saw a spot on move in day but did not think anything of it and continued to keep it clean but it continued to grow. Overall, not a good place to live at all. There are too many cons and too many opportunities that they create out of thin air for them to charge you for nothing. It's a scam. The only helpful people were Geneva and Sam. Sincerely, A disappointed former tenant.

Just want to say that the maintenance guy Jose Is wonderful. I placed a workorder in and he came the same day. Very trustworthy individual and got the job done in a timely manner. Thank you Jose.

i have lived here with two roommates for the past three years in a two bdrm floorplan. not really sure where to start, but my roommate’s bathroom has had problems with mold, we’ve had fruit flies, and one very minor roach infestation. other than that, no other pest or cleanliness problems for the unit and we lived on the second floor. sometimes the garage isn’t operating correctly but it’s usually fixed in a timely manner, no more than 2-3 days maybe? the parking garage is not the most spacious, but spacious enough. just drive carefully around the corners and be wary of other residents - some don’t care at all. visitor parking is more than enough usually, our guests have only had trouble once or twice finding parking during late hours or weekends, but there’s space somewhere. might be a con for some, but I like how they don’t have to sign in to anything because it’s inconvenient to keep applying for a daily guest pass like other properties I’ve seen. pros: - costco is 5 mins away and the dart station is down the street, about an 8 minute walking distance - quiet and safe neighborhood - as a woman, I don’t feel as scared when I’m walking my dog alone at night, it’s quite peaceful and there are other neighbors taking nightly strolls as well. - maintenance is on top of things almost all of the time! no pest issues, but the fire alarm will go off every other month or so. - easy, personal highway access to 75. prime location tbh - area and community is usually quiet and peaceful cons: - the public bathrooms in the lobby are always dirty. i’ve only used them a few times but every time i have, there is always leftover urine in the toilet and used towels strewn around. - the coffee machine never works. i have never gotten coffee here and there’s also never any cups? - the printer in the 2nd floor business center is sometimes out of paper and there aren’t any replenishments there that you can replace it yourself - you have to ask the leasing office or bring your own. - the pet park is a small gated area of artificial turf = dog urine odor 24/7. we used it for our dog the first few times when we moved in and never again, but the neighborhood makes up for it because we can walk around the complex since there’s dog disposal stations and grass by the sidewalk. the spring creek trails is also a 5 minute drive away. - neighboring apartment fire alarms can be heard from JGP other things to note: stairway 4 always has a bad odor, I think it’s pet urine but I don’t go by often enough to remember but every time I do, i rmb why i don’t go there. sometimes we’d get package codes for different residents but that’s not the apt staff’s fault, just be aware. valet trash comes sun-thurs, but i’ve noticed a few times that they won’t come at all - probably forgot about our floor or skipped for the day. there’s an annual festival hosted by the city of richardson called wildflower and it’s held in the neighboring community by eisseman center so you have walking access and junction usually gives residents free passes. Sam is wonderful! he’s been a great leasing professional through our tenure here and is always so kind and cordial. in the past there have only been a few resident events sprinkled throughout the year but the new leasing team has implemented a few more resident events recently so that’s been nice - can’t say i’ve noticed any other significant changes. overall, we’ve enjoyed our stay at the junction at galatyn park. we didn’t think we’d stay for as long as we did, but we don’t regret it! 4.5 stars - truly a great community to call home! ⭐️
