My experience in owning a condo unit at this community has been horrible and life-changing for the worst, financially, physically, and emotionally. I wish I had never bought at The Grove. Not only did I lose my home, but I lost friends and friendships I had made in the two years I lived there. In December 2022, my unit was flooded along with 3 other units from a community sprinkler system that froze and burst in the attic (this also happened in 2015). I was displaced from my home for 2 years and during that time, I had to pay my mortgage, condo fee, and utilities, even though I did not have the benefit or use of my home. During my displacement, the law firm representing the condo association authorized the manager to drill through the locks on my front door for a non-emergency and said they would charge me for doing so - was this necessary? No. Did it intimidate and scare me? Absolutely. The restoration of my unit - 2 bedrooms and 1 bathroom - cost me (yes, I paid for it with funds from my retirement and a personal loan because the community did NOT restore my home) over $175,000. The community's insurer paid the condo association the initial estimate of $119,000 for the restorationof my unit. I have spent nearly $100,000 in legal fees to try to be reimbursed and to date - November 2025 - I have received NOTHING/zero dollars. Other owners range from being sympathetic to having the attitude of "it is her problem," "why doesn't she just go away/go live somewhere else?" Imagine that - these are my co-owners and neighbors at the community I once called my home. I have paid my fees just like they did, even when my home was wet, moldy, and completely gutted. I even paid to put it all back together. Has the condo association refused to reimburse me timely out of spite or revenge because I wanted the work done properly, or because I lobbied for transparency? Is the delay and denial of my insurance reimbursement, lowballing, and runup of my legal costs because I am middle-aged, female, snd had the temerity to question things? You can decide that for yourself. Fellow condo owners - you may not like the facts that I have written here, but if you do not vote out long-standing board members during elections, then there will continue to be the same manager/management company in place and the same attorneys for the association with the same results here - that is how it works. My advice to anyone thinking of buying at The Grove at Arlington - don't do it. Do you really want to own in a place where this happens or is allowed to happen? Hopefully, you will do your research and you will have other options. If you are thinking of renting - know that if something bad happens here or at any apartment - you are only obligated for the lease term, and you can walk away, unlike an owner at this community.

Warning: Management is Rude, Unprofessional, and Unaccountable Overall Rating: 1/5 Stars (Only for the building, management deserves 0) My experience with this property has been severely undermined by the behavior of the property manager. While the location and physical property have potential, dealing with the manager is an absolute nightmare that I would not wish on anyone. The manager is consistently rude and dismissive, making every interaction unnecessarily confrontational. If you approach them with a legitimate issue, expect to be treated with hostility. More concerningly, the manager exhibits bullying behavior. When problems arise—even urgent maintenance issues—they refuse to take ownership. Instead, they consistently seek to shift blame onto the resident or deny that the issue is serious. They operate from a position of power to intimidate and silence residents who raise concerns. There is a complete lack of accountability in this office. Any attempt to resolve a service issue is met with deflection and excuses. I have never encountered a professional who is so resistant to doing their job or acknowledging when something goes wrong on their end. The manager's toxic demeanor makes it clear that resident satisfaction is not a priority. Prospective tenants/owners, be warned: If you value respectful communication and competent management, look elsewhere. You will not find it here.

I stayed here for a long term rental and the distance to the city (and great restaurants) can’t be beat. I stayed in a unit that faced the pool and while I was apprehensive of the noise at first, it ended up being the highlight of my stay. It was warm at the time so the place was busy. Neighbors have made it a really fun place; the staff is great too and was helpful on several occasions. If I was “back in my prime” I would consider a place here in a heartbeat.

I have own a unit at the grove for over 15 years and I have to tell you, I love living here. You can not beat the amenities! The gym, pool, and I never had to brush my car off or use a shovel when it snows. I just pull out of the parking garage and I am on my way to work because it is always cleared! I always feel like I am living in a resort! The management staff will always assist you when you need it and when an emergency happens they are there to resolve it. Trust me when I tell you, The Grove is the best place to live in the Arlington area! And if you are like me, and like to walk and enjoy the neighborhood, this is your complex!

Happy to own a condo in this community. The location cannot be beat. It is a newer building compared to other construction in this area. Unfortunately, it’s not as sound proof as I would have preferred and a better sound insulation between the floors would be helpful but otherwise, it’s been a great place to live. It’s unfortunate what happened to our neighbors in other units. In my short time here and as far as I’m concerned, management has been proactive in addressing maintenance issues.
