DO NOT RENT HERE. If I could give zero stars, I would. Our experience at Heritage at Lakeside has been an absolute nightmare from the moment we moved in. Within days of moving into our unit, we walked into wet cement poured over half of our living space, dining room, and hallways. Because of this negligence, we were forced to cram all of our furniture and belongings into the garage and the remaining dry areas. Then, the real disaster struck: a massive water leak from the ceiling rained down directly onto all of our stored property. The damage is catastrophic. Expensive creative studio equipment, an electronic standing desk, a tool chest, and irreplaceable sentimental items are water-damaged, warping, and rusting. The unit smells horrific, and we are running air purifiers constantly just to exist in our own home while we throw our ruined belongings straight into the dumpster. The photos I've uploaded speak for themselves. Management’s response has been completely unacceptable. Louis and Trish have repeatedly ignored our urgent maintenance requests and shown zero urgency in resolving an active hazard. Because management refused to do their jobs, we had to involve the City of Plano Property Standards Division for official inspections just to force their hand. To make matters worse, they recently sent in a new maintenance woman, and the entire dynamic is super awkward because management has left her to deal with their massive failures. As a stroke survivor, navigating these hazardous living conditions and dealing with the immense stress of losing my property is taking a severe toll on my health. No paying resident should ever be forced to live like this. Save yourself the stress, your money, and your belongings. Look anywhere else in Plano but here.

Do you like stress? Do you LOOOOVEEEEE paying for damages that are no fault of your own, and are actually the result of shoddy "upkeep"? Do you enjoy musty carpets, moldy walls, and the occasional dancing cockroach to keep ya company? Then Heritage at Lakeside is THE place for you!!! From the perpetual gaslighting ("Oh we are soooOOOooooOOOO sorry about those water leaks and resulting carpet stains Ms. Acuna! Lets transfer you to a unit with no carpet! by the way, about those water stains that kept appearing in the same spot since you moved in? Ya know, the reason for you transferring to another unit? Well we decided to call it dog pee because hmm why not :) Thatll be $2k in fees! Love ya! Leave us a great review!) to the revolving door of office staff, Heritage at Lakeside is THE place to be! and by "be" i mean suffer. Also, if permanent damage to the psyche isnt your thing, they also offer complete negligence! They had 2 months to get my unit ready and clean but instead chose to repair the floor on the day of my move-in, causing us, our boxes, and our movers to be isolated to the living room to avoid stepping on the leveling product! Fun times! haha whewww! one last one: my favorite part was when one manager (cos there are hundreds) said he'd waive the pro-rated rent for 2-3 days so i can transfer to a new unit (given the nightmare we've endured), and when I brought it up, he apparently caught amnesia. love that for meeeee! my heart goes out to all the other reviewers here, thank you for validating my hellish experience.

Since management seems to appreciate exciting reviews, I hope this one is exciting enough to bring attention to some of the concerns current residents have been experiencing. I’ve lived here for over a year, and while the apartments themselves are okay, the overall experience has become increasingly disappointing. The property advertises amenities that residents can rarely use. The pool seems to be out of order more often than not, and the game room is practically inaccessible. It’s frustrating to pay premium apartment prices while amenities are constantly unavailable. Then there are the fees. Residents are charged for parking despite many of us already paying for garages, and there always seems to be another charge added to the account. The “resident allocation fees” are especially questionable and feel like just another way to increase monthly costs. Communication and transparency could also be much better. When amenities are unavailable or fees are added, residents are often left with little explanation. For the amount of money residents pay each month& considering they RAISED the rent when renewing,it’s reasonable to expect working amenities, straightforward billing, and fewer surprise charges. Unfortunately, that’s not been my experience here.

Found this property by driving by and decided to go in and I met the Marcus the new manager at the property. He was so nice and friendly and I absolutely loved him. He took me on a tour of the apartment and loved the unit and it was such a great tour I applied. If you are looking for a new and exciting place to live I would definitely recommend 10/10! Hurry they are filling up fast!

We lived at Heritage from April 2024 to August 2025. During our time there, the management was in complete disarray. In just 16 months, they cycled through five different managers, forcing us to re-explain our ongoing issues from scratch every time. Our main issue was that the A/C unit was old and completely inadequate. On August 8, 2025, the thermostat read 79°F at 6:57 PM with the target set to 74F. Nearly five hours later, at 11:44 PM, it was still reading 77F with the target set to 71F. The unit couldn't reach its own setting in the early evening and was still failing at midnight. This was not a one-off. This was both summers we lived there. Under Texas Property Code § 92.056, landlords are required to repair conditions that materially affect the health and safety of tenants. A sweltering bedroom in a Texas summer clearly qualifies. After we renewed our lease, which, in hindsight, was a mistake, management put it in writing that they would replace the unit. They never did. Then it got worse. They actually scheduled a specific installation date while we were out of the apartment. We came home to find they had done absolutely nothing. After that, they stopped responding to me entirely. By this point, my wife was pregnant, and we were done. We moved out and have still not received our deposit back even after sending a security deposit demand letter. Do yourself a favor and keep looking.
