This review is for management. When we first moved in, Lenny was so helpful with getting us into our apartment, and with follow up on maintenance til he left. Then Kaice took over and he is doing what he can to make the residents feel cared about, there is only one him and many residents and apartments. He was responsive to my concerns and I appreciate his assistance.

My son currently resides here but will exit swiftly after this semester. He has stayed for close to around a year total. He has lifted floorboards in his bathroom from water damage that have never been addressed. He was without HOT water for weeks and they kept giving him the run around about it. The grounds appear to be ok when you first drive in but the apt itself is RAGGEDY. The prices they charge are not worth it to be honest. The office staff needs training, as they are not customer service driven at all and lack basic common sense as well as knowledge. Save yourself the headache, research other properties... I can say atleast the location is ok, as its close enough to school... that is about as positive as I can get with this post

Panther Hill is one of those apartment complexes where they don't answer the telephone and they don't answer emails. You have to go to the leasing office and speak with someone. The issue gets resolved but you have to take that extra step out of your day to go speak with them. You attract more flies with honey!! Good luck💜

I have many more pics and videos. This is how my son’s apartment looked. Now, they’re trying to overcharge him for his rent and electric. My son had no hot water for three weeks or more no stove working plumbing leaks no sink for weeks. Then Lenny changed the pricing first saying my son didn’t pay his rent then he stated he didn’t pay his electric bills. Now have a charge for over $1200 plus dollars. Owner nowhere to be found or talk too

Hands down this is the worst off campus housing prairie view has to offer. The residence are dirty, inconsiderate, loud. When I used to live here, there were plenty of neighbors who would leave their trash outside of their apartment complexes for days, sometimes weeks. There was a moment when I just put my trash outside for a quick second because I was about to take it to the trash dump. I get a knock on my door from management telling me to either take my trash to the dump right now or it cannot be outside of my apartment door. Which is very ironic because I don’t leave my trash outside of my door longer than it needs to be and my neighbors do it for weeks and days on in, but when I do it, I got in trouble? I thought the management was nice at first, but then they turned evil very quickly, extremely unprofessional, wrong majority of the time. They’re all disrespectful and as unnecessary questions. they have attitudes. They will also randomly close the office last minute without even telling anyone. They never answer the phone and when you go up to the office to receive your packages, it might take 5 to 10 minutes because they’re too busy in the back office talking to each other, smoking their vapes and not doing their jobs. Rent used to be $750 which was OK for my one bedroom apartment but then they raised it to $900 with no upgrades and no additional amenities for the reason to up the rent. And maintenance is so slow to fixing any appliances that raising the rent that much was completely outrageous and basically stealing the money from students. I had a broken microwave for months and a stove top that didn’t work for the two years that I stayed at Panther Hill Apartments. If you have to move here, I understand because that’s exactly what I had to do, but if you do not have to move here, I suggest that you should take your money your time elsewhere. Know that if you work late and you return home late, that is going to take forever to find a parking specially during homecoming. You’re not supposed to have dogs, but people still break the rules and they will leave their pets feces on the ground anywhere. The walls are thinner than paper. I could literally hear my neighbors entire conversation, there were many times where I’ve heard loud banging, glass breaking, pretty much people fighting in the hallways. The entire environment, neighborhood is toxic and to me very unsafe. -100/10 experience.
