⭐ 1-Star Review My daughter recently had a horrific experience at Capstone Cottage, and I feel compelled to share this to protect other families. Her severe allergies escalated dramatically due to exposure to Cats that were not to be in her unit, to the point that her breathing, sleep, and ability to focus on final exams were significantly affected. The living environment became unsafe and medically uninhabitable, forcing her to move out immediately for her health and safety. This was not a preference, it was a documented medical necessity. A physician letter confirming her condition and required accommodation was submitted on November 19, 2025, yet Capstone continued to request the same confirmation already provided. Instead of prioritizing her wellbeing, the process added stress, uncertainty, financial burden, and unnecessary delays. Despite clearly falling under Fair Housing health-related protections, we were met with resistance and an expectation for her to continue paying for a unit she could not safely live in. The lack of urgency, empathy, and accountability during a critical academic period is deeply disappointing. No student should endure medical decline, financial strain, and emotional distress because their housing provider fails to act responsibly. I hope Capstone Cottage takes this as an opportunity to significantly improve how they respond to legitimate health and safety concerns. We have since moved out of the complex although in order to break the lease Capstone made us pay about 4 months of rent to not effect post a negative mark on my daughters/my credit.

Let me tell you something about Adrian — this man isn’t just a maintenance guy. He’s a one-man Avengers team, a wizard with a wrench, and honestly? The backbone of this entire apartment complex. You’ve got a leaking faucet? He’s already fixed it. AC making noise? He heard it from across the building and showed up before you even submitted the request. I swear this man has spidey senses for repairs. Adrian doesn’t just fix things — he restores faith in humanity. Always on time, always professional, and somehow always in a good mood, even when he’s dragging 200 lbs of tools up three flights of stairs in 90-degree heat. That’s different. This man deserves a raise and everything good in life. Thank you Adrian

Honest review as someone who lived in a 5 bed 5 bath from 2023-2025! Listed below are my pros and cons (: Cons: All resident packages are kept in one big room- if someone has a code they have access to all of them (they used an “honor system” with a bunch of college students), during the tornado nobody lived downstairs so I had to leave in the middle of a storm to shelter, parking lot has no speed bumps and cars fly through there 24/7- me and my dog have almost been hit 10+ times, cars go the wrong way on the roundabout in the entrance nearly causing wrecks frequently, it’s hard to get ahold of management- they give you their email address but I’ve personally never received a response from them, small pantry, small fridge (for 4+ people), the. Office is only open 10-6 and no weekends. When you call them you get an AI system, it’s extremely annoying. Pros: With the package system- you can get your package even if the office is closed, the pool is always clean in the summer and mostly spring months, rent is cheap for a Lubbock apartment, capstone hosts little events that you can participate in and win free items or get free drinks/food sometimes, great amenities! I used the gym, meeting room, printers, pool, and have no complaints about any. Overall, it was okay. A change in management and some speed bumps would maybe raise my review one star. Aligning with the other reviews- I also waited to upload my review to avoid the potential of extra charges.

If I could give zero stars, I would. The management at Capstone Cottages is absolutely terrible. They almost never respond to emails, calls, or maintenance requests, and when they do, it’s weeks (sometimes months) later. Even the simplest repairs drag on forever. On top of that, they’ll nickel-and-dime you for everything. They try to charge for “damages” that were already there when you moved in, and they’ll tack on fees for the smallest things in an obvious attempt to squeeze more money out of you. It feels less like a place to live and more like a scam operation. Save yourself and look elsewhere there are plenty of apartments with better communication, faster repairs, and management that actually respects their residents

I waited to write this review until after receiving my final financial statement from Capstone, mainly because I was genuinely concerned they might tack on additional charges for no reason. The property itself is just okay. Over the course of the year, the $10/month trash pickup service rarely showed up near our unit or the surrounding ones. The landscaping was also disappointing — the bushes outside our unit were constantly overgrown, and the one time they were trimmed, the clippings were left piled across our yard and porch for weeks, all the way until we moved out. There were frequent, random fines and consistently high utility charges. The clubhouse gym and sauna were out of order for the entire two years I lived there, and the pool was always dirty and freezing. I was even kicked out of the pool once because I didn’t have my ID on me to prove I lived there — despite already being a resident. I was charged $300 for turning in my keys slightly after noon (around 12:01–12:02), which I understand was technically late, but still feels excessive. That said, I was surprised (and relieved) that I didn’t get hit with tons of extra damage fees like many other residents I know (still got some but nothing crazy). In general, I would strongly recommend looking for a house instead. These college housing communities feel like a scam — constant fees, minimal service, and little to no regard for residents beyond collecting payments.
