I would strongly advise anyone considering Villa Luna Apartments to think twice. My experience living here was extremely disappointing and often felt unsafe. There was a constant smell of marijuana throughout the property, many residents did not clean up after their dogs, and the area frequently had unpleasant odors. Gunshots could often be heard around the area, car break-ins were common, and police were regularly present at the property. Management did very little to address ongoing issues between neighbors, and harassment between tenants was often ignored. At one point, someone even approached residents claiming to be the owner and questioning whether people actually lived there, which created an uncomfortable and unsettling environment. The apartments themselves are built with very cheap materials—you can easily hear full conversations from neighboring units through the walls. There were also ongoing maintenance concerns, including roaches in the apartments and a laundry room that was constantly closed without notice. To make matters worse, after moving out I was charged over $1,000 from a move-out inspection despite having paid a security deposit when I moved in. Overall, my experience was very frustrating and I would not recommend this property to anyone looking for a safe or well-managed place to live.

Dear Management/Review Site, I wanted to share my experience living at Villa Luna. While the apartment complex has its drawbacks, such as occasional pest issues and litter, the staff has generally been responsive to concerns. However, my experience has been significantly impacted by the behavior of one staff member, Mercedes. During a recent visit to report issues with the maintenance reporting website and a potential security concern, I was treated poorly by Mercedes. She was dismissive, rude, and disrespectful, and even prioritized a personal phone call over addressing my concerns. I have witnessed her exhibiting similar behavior towards others, including seemingly taking pleasure in the eviction process. I understand that staff turnover can be unavoidable, but the change in management style has been noticeable. The previous staff members were more approachable and courteous. Given my negative interactions with Mercedes, I have decided not to renew my lease. I believe her behavior has the potential to drive away tenants, and I urge management to address this issue. Sincerely, Aniya Silas

The overall experience has been unacceptable and falls well below reasonable standards of property management and tenant care. Management staff has been consistently unprofessional. When contact is made, concerns are often dismissed Additionally, at the time of lease signing, management failed to disclose that the apartment unit would not include window blinds. This omission was not clearly stated prior to or during the leasing process, nor was it explained as a tenant responsibility. Residents are only made aware after taking possession of the unit and are then required to purchase blinds at their own expense. This lack of disclosure constitutes a failure to provide material information that would reasonably affect a tenant’s decision to lease and results in unexpected out-of-pocket costs. The property is poorly maintained, show visible deterioration and damage that have not been properly repaired despite the length of time they have existed. The condition of the property raises concerns regarding safety, sanitation, and overall habitability. Additionally, rent rates are excessive given the condition of the property, and residents are charged multiple additional fees without clear explanation or transparency.

Do not move here. This apartment complex has gone completely downhill, and the negative reviews are absolutely accurate. Maintenance is extremely poor, and the office staff is unprofessional and dismissive. Staff turnover is constant, and with every change, the service gets worse. I recently spoke with someone named Mercedes, and the interaction was awful—very dismissive and unhelpful. Residents are overcharged for everything, which is unacceptable given the condition of the property. Despite being located in the Medical Center, the pricing does not reflect the reality of the living conditions. Roaches are present, walkways are filthy, and trash has been left under the stairs near my unit for nearly six months with no action taken. Nothing is being properly maintained, yet residents are expected to pay premium prices. This is a deplorable living environment. Management clearly does not care about upkeep or resident concerns. Who so Ever owns this place needs to seriously regroup, retrain their staff, and reevaluate how this property is being managed. Until then, I strongly advise anyone considering living here to look elsewhere.

Something is wrong with the people in the office I supposed to move in on November 15 of 2025. They told me one price over the phone when I get there. They told me another price. I told him I did not have the money to move in. They told me OK. You can move in December 1 we will send you a new lease I never received a new lease and when I told him I didn’t wanna move in I asked for my deposit back. They told me I cannot get my deposit back. They are very rude. I’m trying to understand why I can’t get my deposit back. I did not move in on November 15. And I know if you move in the apartments, the lease starts the day that you move in so they’re trying to tell me I’ll be penalized 350 Because I had a lease so I want to know is this true because I’ve never heard of this before I did On November 15, I called them and told them I was not And they end up calling me on December 5 for the Asked me was I gonna move in I told That’s when they said that I was not able to get my 350 Says it in the contract I have asked for the contract Have gotten no respond back so I want to can I do this
