This apartment community has gone from best to worst. Don’t waste your money over here and you are better off going to a different high-rise building. Trust me, they will be super nice to you until you sign the dotted line in your lease and secure your deposit. After that, the onsite team will only acknowledge your issues by email, not address and follow-through your concerns by bringing them to a logical conclusion. Make a wise decision based on the below: Pros • Great views and proximity to the Texas medical center with just a 10 mins walk. • Maintenance team member Yosvany is very thorough in his work, and you will have no complaints in his work. • Pretty safe from break-in standpoint. Courtesy patrol officer on duty at night. • 7th floor gym and common area amenities are nicely done. Cons • Garage door is broken since OCT and has not been fixed posing a serious safety concern. Only emails are sent about it being addressed but ZERO action till date. • Car tire thefts are often brushed under the carpet with ZERO communication from resident awareness standpoint. • Elevators malfunctions every month making it difficult to make your way up/down with long wait times. • Freight elevator sound is boisterous. New tenants in floor 10-15 be on the lookout for this sound in your apt if you are close to the elevator else you are in for serious trouble. • Floor hallways are dirty, and carpets have not been vacuumed for over a month now. • Trash rooms are disgusting in this property, and you can’t even step inside to put your garbage in the trash shute.

I recently visited Vantage Med Center, and I was so impressed! The property is beautiful — modern, spotless, and very well maintained. The views are amazing, and the amenities like the pool, fitness center, and lounge areas are top-notch. The staff were super friendly and professional, taking the time to answer all my questions. You can tell they truly care about the residents and the community. The whole atmosphere feels peaceful, upscale, and welcoming. If you’re looking for a place to live in the Medical Center area, Vantage Med Center should definitely be at the top of your list!

My wife and I have lived here for 3 years and just renewed our lease for a 4th year. Over this time there have been many building staff that have come and gone (some good and others not as much), but we are lucky to have two superstars right now: Alberto and Margie, for whom I wanted to give a five star review. They are both incredibly friendly, responsive, intelligent, and efficient, and the building is lucky to have two individuals of such high quality. I also wanted to mention that the community manager Milly is a big plus - she is very professional and addresses any concerns or issues with the building promptly. Mauricio (valet) is also the kindest man. We chose to live here because we wanted to live in a high rise with amenities with a nice view near the medical center - if that’s what you’re looking for you can’t beat the Vantage. We love our balcony and large windows overlooking Hermann Park and downtown Houston. We also love the party room which can be rented for a fee. One of the downsides of apartment living is limited space for hosting, but Vantage has a great indoor/outdoor space which is perfect for this. A few caveats: - The pool area is nice but can often be crowded on weekends. There is a guest limit for each resident for the pool but understandably that is hard to enforce. - There are many AirBnB / short term rental units in the building. While the majority of the time the guests are respectful of the community, occasionally a group will rent a unit to throw a party and be unnecessarily loud / messy / etc. - The shape of the building is unique and thus the parking garage has a lot of tight turns. I don’t mind it and have gotten used to it (plus there are mirrors to help identify cars coming from the other direction) but it’s definitely not for everyone. I have a work colleague who told me they would have rented at Vantage if not for the parking garage. - The parking garage door, even though it was replaced about a year ago, still breaks from time to time. - The building is very pet friendly and like any other pet friendly building you’ll occasionally see urine in the elevator or hallway or very often see dog poop on the grass outside (even though the building provides bags for pickup in these areas) - We moved to a different unit about a year ago (upgraded to 2bed) and our new apartment has had an ongoing maintenance issue (water leaking in our closet) that has been difficult to fix. I do have to give the building a lot of credit in their responsiveness in attempting to fix the problem - The building recently had a technical glitch and their software didn’t register our rent payment which was sent on time. We received an email notifying us of our “delinquent payment” and that if not addressed within 72 hours they would evict us. I sent proof of our on time payment and expressed that I didn’t think threatening eviction was the best way to address a long time resident who auto-pays rent on the 1st of each month. Unfortunately we didn’t even get a real apology. At the end of the day, any building is going to have minor issues like these and the current building management does its best to resolve any problems. Overall I’d recommend living at Vantage - beautiful apartments, 10/10 views, friendly staff (did I mention that Alberto and Margie are literally the best), and nice amenities. #VantageVibe EDIT 04/2025: I also wanted to give a shout-out to Nick on the maintenance staff. He's been a great addition to the building staff and he works very hard to address maintenance issues promptly.

This building is conveniently located near the heart of Houston, within walking distance of medical facilities. The apartment we stayed in was modern and had nice finishes. The spectacular views were a bonus. The pool, lounge, and gym areas had large windows that let in plenty of light and created a pleasant atmosphere. There were five floors of parking, which was convenient, especially since it rained a couple of days during our stay. However, there were a few issues. The corridor had some lights out, and the elevators were extremely loud. It’s maybe we should take the stairs kinda noisy… We asked other residents about these problems, and they mentioned that it has been happening for quite some time. All in all we’d def return…
