While my experience here has not been the best, or even close, it also hasn't been the worst. The Positives: 1. For what I pay in rent the apartments are rather large. 2. It is close to a dog park that I love to take my dogs to, even thought there are no sidewalks. 3. When I moved in (8/24) the staff was very friendly, welcoming and eager to help. This has since changed. 4. Maintenance at first (8/24) was great. Since I resigned my lease in 2024 they have been very slow to respond. 5. Upon move in the pool and surrounding area was very clean and maintained. This has declined significantly. The Negatives: 1. Since the property changed hands, the service level of the staff has completely disappeared. They seem to be inconvenienced when you try to go in the office. If they aren't inconvenienced then they are simply rude. 2. Maintenance-I have lived at much larger properties (200 units), with much smaller staff of maintenance staff (2 sometimes 3). I have never had to wait days, if not weeks for a repair, let alone a response. I waited two months to get a dishwasher replaced. I have now waited for any sort of response about a ceiling fan making noises so loud I can't sleep. I know that this is an aging property but, where I lived before this was built over 100 years ago. 3. Parking- While there are plenty of spaces available to park, nearly a third are marked reserved. Or appear that they were at one time. They threaten to tow cars if they are parked there, but don't have them clearly marked. There are several clearly abandoned cars in the garage and around the property. 4. Security- The gates NEVER work! They are literally chained OPEN. If they do happen to get fixed and closed at night, the codes for deliveries or guests don't work. When I reported a theft from my vehicle they didn't seem to care. I simply wanted to let them know and they didn't want to hear me unless I came in with a police report. I'm not making a report for less than $200 in damage. Then they had the audacity to send an email to all residents asking about stolen broken appliances. REALLY!?!?! 5. The pool- It was nice when I moved in but has gone into disrepair and is never cleaned. 6. Units- When you move in the walls are "painted" but prior to any sort of cleaning. It’s all gotten worse.

ATTENTION: PROSPECTIVE RESIDENTS — PLEASE READ BEFORE SIGNING A LEASE If I could give negative stars, I would. My scheduled move-in date was September 29, 2025. When I received my keys, the unit was not ready for occupancy. It was visibly dirty, contained construction debris and paint residue, and appeared to still be undergoing repairs. This condition was not consistent with what a resident should reasonably expect at move-in. When I returned to the leasing office to raise these concerns, I was told that the unit had been “ready” earlier that morning. Despite escalating the issue to regional management, clear explanations and accountability were not initially provided. A rent credit was promised but was not applied at first, requiring multiple follow-ups. Update: After continued communication with regional management, the promised rent credit and reimbursement of the $150 administrative fee were eventually issued. Prospective residents should ask detailed questions, keep records, and confirm any assurances in writing. New Update: I have been experiencing severe and ongoing water-pressure issues in my shower since last month. The problem has worsened to the point where only minimal water comes out, and I have had to use alternative methods just to bathe. I reported this as an emergency maintenance issue and was told someone would come out last week. Nearly a week later, no repair has been made. When I followed up, I was informed by office staff that emergency calls should not be handled by the office—despite the resident portal explicitly instructing residents to call the office to be routed to after-hours emergency maintenance. This inconsistency, along with the prolonged lack of resolution, has been extremely frustrating. Access to a functioning shower is a basic habitability issue, and I expect this to be treated with appropriate urgency and resolved promptly.

UPDATE: Now water is leaking from my AC all over the stuff I still have left. We’re literally living in hell. It’s been days since this review and they have YET TO DO ANYTJING. This apartment complex is the worst place in Houston you could ever live!!! Pls pls pls save yourself the hell the anxiety the pain and the money it will cost you to live here By far the worst apartment I’ve ever lived in. Buckle up because this is a long story. To start I moved in almost two year ago. I chose it because of the beautiful crown molding, built ins, and the star of the show was the personal yard. Price was very affordable and the neighborhood is safe and quiet. After a few months I had issues with wasps getting in my apartment. The apartment people did nothing. I suffered through it thinking it’s not that big of a deal and you love your place. Then fast forward a few months. There was a leak coming from inside the wall in my kitchen. Every time I would use the sink it would flood the floor. The hand man came three times and kept telling me the problem was the A/C and I kept telling him it was the sink. Then I had issues with the sink in my bathroom. It would fill up with ground water and spill out all over the floor and leave a nasty smell and a mess to clean. It took them a month to even come and look at it. Even with these issues I renewed my lease because I love the apartment and a large yard is hard to come by. At some point I was in a relationship that turned bad. One day he broke into my apartment and trashed the place and beat me up pretty badly breaking ribs and causing permanent damage. I went to my apartment people that very same day to tell them what happened and see if I can change to another apartment. The manager Emma was so rude, unhelpful, and basically told me that I’m a problem and caused a lot of damage to the apartment and they don’t usually transfer problems but she’s doing me a favor. She made me feel so small, and like a bad person because I’m a victim of abuse. I told her I’m sorry I fell in love with someone who hurt me and damaged your apartment.l. I came to them for help and she spite in my face. I still transferred because again inline the place and moving at short notice is expense and time consuming. After awhile they ended up moving me, but they charged me as a new tenant making me pay deposits and a transfer fee so it cost me 3000$ to move. Fast forward 1 month and I have water issues AGAIN this time the a/c drip was clogged and it would leak all the way to my bedroom. It took them two weeks to fix it. Meanwhile moping up water and using my belongings to try and soak it all up. Then about 3 weeks ago a pipe burst in the unit above me. It took the handy man 2 hours to figure out how to turn the water off. And basically every inch of my floor had 2-3 inches of water and the walls were soaked. After 3 weeks they have done minimal work to the unit and now mold is growing on the walls. The apartment people told me that it’ll get fixed but they aren’t on my time and to top it off they want to charge me for removing moldy drywall and baseboards even though it’s been three weeks and it hasn’t been done. They aren’t coming to fix it and then want to charge me for trying to do it myself lol. Pls save yourself the heart ache stress and money. MOVE SOMEWHERE ELSE.

If you’re looking to move here, please read. I would not recommend whatsoever. First of all, they moved me into an apartment that wasn’t ready. Everything was dirty; I mean the vents, the fridge, bathroom, the floors were disgusting. Everything looked old and beat up. And when I asked if I could see the apartment before I moved in, they said no because it wasn’t ready yet, but it still wasn’t ready when I moved in! I shouldn’t have signed until they let me see this specific unit. It took the property a month of me badgering them to get my apartment right when they should have never moved me in under this condition. They claim that because these apartments are “older” there’s not much they can do, but I’ve lived in older apartments that had much better upkeep and done some renovations. The property does not take care of these apartments as much as they should in my opinion. My tires were also attempted to be stolen off my vehicle, and the property told me they don’t have footage and that someone patrols the property “at times”. They were extremely no help at all. I do not feel comfortable in my apartment and I really wish I would have not moved here. Do not waste your money here.

From day one I have had issues with village at bellaire. Communication and safety are priority to me and there is often lack of communication and follow through. On my scheduled move in day, in the morning I was informed by the leasing agent I worked with at the time that my apartment wasn’t ready yet (mind you I flew from out of town with nowhere else to go). She said she was on vacation so she didn’t check until that morning (so why didn’t anyone else check to see if it was ready or not, especially since I called the day before to verify if I needed anything else for my move in). Residents are supposed to receive a gate code for guests to enter…I NEVER in the full 14 months that I rented had a working guest gate code. Their reasoning had been they were switching management companies and needed things to be released so they could move forward. But as a resident how is that supposed to be my problem? Office staff is a toss up, at one point they were on constant rotation that you did not know who staff was and it took forever for formal introductions to be done. Maintenance is also a toss up about getting things fixed in a timely manner. If it’s not what they deem an emergency, good luck. I had an issue with my thermostat which I informed the leasing office about on three occasions and finally emailed the assistant community manager…never received a response. The gate is constantly broken and left wide open, as an open invitation to anyone to walk onto the premises. The messaging from the leasing office is that they are not responsible for our safety and we need to take precautions, etc. However, this is also leased as a gated community. So while residents are taking precautions the leasing staff/ management is not doing their part regarding the property. There have been numerous break ins and thefts, not only of peoples apartments but of their cars. Move out…I was scheduled to do my move out walk through at a specific time, why did it take over an hour for someone to come do it (after I had to call back a bunch of times). No I can’t come back another day. They do a terrible spray paint job and leaving paint all over the apartment, and gave me a sink that was impossible to get all the way clean. The pool this summer was constantly unswimmable, due to looking green, due to the presence of algae. Definitely a lack of upkeep. The gym never has any cleaning materials to wipe down machines, missing weights and dirty bathrooms that almost never have toilet paper. At this point it is probably a combination of RPM living management company and the hired staff that run the leasing office who are not doing their jobs. You can’t expect to ignore resident concerns and have good retention rate for residents. Putting bandaids on the issues will not actually resolve anything. Pros: big sized apartments for lower cost than a lot of other places. Close to downtown/midtown and other things They did upgrade the pool area furniture and amenity room furniture.
