Hines has done a phenomenal job in the short duration as management. Prior to them, The Travis was a great property but poorly run. Now, with new management and rebranding as Luminary Residences, this property is reaching its potential as an amazing residence for everyone. The management is diligent and expedient with their responses to issues and community updates, the issues with the elevators were worked on IMMEDIATELY, and they seem to really want to make this a great living experience for the residents. I will definitely be renewing my lease. Love my apartment, the views are epic, and I can walk to everything. Just please add a pool table to the Sky Lounge or something fun for residents to engage with. The only amenity we have right now is the pool, which is pretty awesome because of the salt water. Thank you!

I’ve been a long-term resident here, and the improvements since the new Hines Management team took over have been amazing. Work orders are handled quickly, the property is spotless, and the building feels much more secure with new cameras, upgraded garages, and renovated common areas. Carl, the assistant manager, is always professional, responsive, and great to work with. The place is well maintained, very clean, and I probably have one of the best views in the city. Living here has been a great experience from start to finish.

I toured The Travis last minute after having issues with another apartment complex and needing to find a place quickly. I called The Travis, and they were able to schedule me for a tour the same day — even though it was close to the leasing office’s closing time. Dayna was my tour guide, and she was extremely pleasant and honest. She was upfront about the property having some elevator issues and other minor concerns that management is actively working to fix — nothing that would deter me from living there. The units themselves are beautiful, and they were offering a great special at the time. Given my quick move-in timeline, Dayna was able to process my application within 48 hours and maintained excellent communication throughout the entire process. When she was out, the other leasing agents stepped in seamlessly and were already aware of my upcoming move. You can tell that the team at The Travis is organized and genuinely cares about their residents. I’m hopeful that the exceptional service continues once I move in. I’ll provide an update in three months!

Fake Luxury – Please Beware Before Signing a Lease The Travis may look like a luxury high rise with great views of downtown Houston, but the experience of living here tells a very different story. There is a reason why the reviews are at a 3.3. I lived there for a little over 2 years. Please don’t let them try to sway you into moving there by saying they are under a new property management company and they are making changes. • Faulty Elevators: 3 elevators and maybe 1 will be working for 30 floors. The wait time is ridiculous. 15 plus minutes sometimes. I lived on the 20th floor and often had to walk up and down 20 flights of stairs because the elevators were broken every other day. Not to mention the stairwell is filthy. • Questionable Security: Multiple car break-ins in the garage during my lease, and my $500 bike was stolen out of a locked bike cage. Conveniently somehow the cameras weren’t working. • Living Conditions: The hallways often reek of marijuana, which lingers and makes the “luxury” atmosphere questionable. • Deposit Issues: After moving out 8/9/25 I’m still fighting to receive my $2,000 dollar deposit refund. Getting answers from management has been exhausting and full of excuses. Imagine being told it’s USPS fault and they can take up to 15 days to send mail to you in the same state. A check coming from Houston being sent to Dallas should be 3 business days max! I’ve requested a tracking number and it seems my request is falling on deaf ears. For the price, you expect true luxury and professionalism, but instead it feels like smoke and mirrors. Great views cannot make up for poor management, unsafe conditions, and lack of transparency.

I’ve lived at the Travis for 1.5 years and once the new management took over I renewed my lease immediately. There were many issues previously throughout my stay, but one by one the new management team is addressing them. They’ve completely upgraded the security of the property by adding security guards and repairing both entry gates. The elevators have been renovated and the pool area has been overhauled in the best way. The valet and concierge staff are amazing humans. I enjoy interacting with them and they always look out for me. Knowing that I can’t be easily accessed is a major plus for me. The new management team was handed a building that needed a lot of tlc and residents that were tired of the daily issues. They exercised extreme patience and focused on making this a better place for us to live. I can honestly say that they have gone above and beyond to hear us out and act on our concerns. I have the best view in the city day or night living here at the Travis. I absolutely love my 2bd 2.5ba layout. If a midtown high rise is on your wishlist I encourage you to look past old reviews and come tour the new property and meet the new management team for yourself. You will not be disappointed.
