Do not rent at this place if you do not want to get very sick. This place is a scam. It is full of cockroaches and they also have a mold issue. They also cheat with the rent price and conditions, I was staying at the studio which they rented to me for $1200. For this price you can rent a normal apartment in Houston. They decorate the apartments for you but when you come you realize that the place is invaded with cockroaches, that there is a damp smell in all areas, that their air conditioner and bathroom have hidden mold. I got sick as a result of the conditions at the premises, I stayed 6 months, on fourth month I had a fever, coughing and terrible headaches, my doctor attributed my symptoms to the conditions at my apartment, I refused to pay them for the last month asking to clean the apartment from cockroaches, instead they locked me out and threatened me with police. Even if you have a month to month lease, they have to go to court to evict you, police can't take you out. Also, if something is wrong with the premises you can delay the payment and request to clean the property. I was forced to stay at the hotel the day they locked me out. On the following day their manager or whoever called me asking me that if I do not like the place why I do not stay in the hotel! Imagine audacity of these people thinking that they are Gods! These people are far from civilization, in their opinion placing people in absolutely horrible conditions with pests and mold is normal. I moved to the hotel on the next day because apartmemt was making me sick and I didnt want to see their faces. I moved within one day to the nearby hotel, and because of the rush I damaged my knee, now I have a terrible swelling on it, hopefully I didn't break anything. They have no right to lock you out if you have a lease with them - it is illegal. I am going to file a lawsuit asking for compensation of all my damages including payment of the entire rent back to me. This place must be permanently closed, it is not even fit to keep cattle in it. Stay away!

I reside at the Amian Residence for over a year and find the experience to be consistently positive. The office manager demonstrates exceptional professionalism and is always willing to assist with any inquiries or concerns. Maintenance requests are handled promptly and effectively, ensuring that issues were resolved in a timely manner. The property is well-managed, and the staff’s commitment to resident satisfaction is evident. Based on my experience, I would confidently recommend this community to anyone seeking a reliable and well-maintained place to live.

I’ve been living here for 5 years. They have excellent and exceptional customer service. Very friendly environment and quiet place. Security cameras all over the stairs and hallways, so you feel safe. Neighbors are friendly too. For me the only issue is the laundry area. Not many machines and sometimes i have to wait for a while until i have a vacant unit.

The apartment we rented for two months exceeded our expectations. It was a quiet, peaceful place. The cleaning staff was good, and the gym and small pool were socially adequate. For us, it was excellent value for money. Patricia, the manager who made this experience especially memorable, was very helpful in every way. I would like to thank her once again for her energy, hospitality, and helpfulness.

I want to write a very thorough review of this place. I would give it zero stars if possible. Originally booked 30 days. Office is closed on weekends. After the first week I discovered huge mold spores and a leak in the ceiling. Eventually the leak opened and several holes were dripping brown water. This was not a spur of the moment problem as most spores spread around the entire ceiling of the bathroom. I will attach pictures as proof. I immediately left the residence because that is clearly a health hazard, and after a few days as I had other stuff going on I went back and asked for a partial refund. Not a full refund. Only a refund for the nights that I had not stayed at this point. The lady working the office was extremely rude and made multiple derogatory comments toward Me and she attempted to get me into another room and showed me three other units and right away one of the other units obviously / clearly had mold as well. They had just painted over it. So now I have no interest in staying at this disgusting rundown hotel that had been sold by another company. I again reiterated my request for a refund while also pointing out there is zero security in the parking lot and at night it could be dangerous for a single woman, to which the woman working replied “Do you think you are the only single woman in this complex?” which I found repulsive to say as an employee….if she is the owner or manager, in my mind, she should be immediately fired, and anyone who stays at this hotel should understand the people that are running it. Just to give a quick comparison, the Fairfield Inn is in front of this residence and has a police security vehicle per se in the parking lot. So at least things are being recorded. And while this residence does have cameras inside the hallway there is definitely no security in the parking lot, and I would hesitate to ever stay here due to security issues as there is a road behind it that is not well lit. There is also a Motel 6 next door and the Fairfield does not even have a sign currently. As for the actual residence, the walls are paper thin, and when you walk in as it is an extended stay place, you can hear and smell everyone, including what they are cooking, or if they are yelling or if there are babies crying. The beds are not comfortable at all. This used to be a TownePlace suites but once you see the rooms you’ll understand why it was either sold or dumped by Marriott/parent company. Also, interesting to note the Fairfield Inn is part of the same Marriott family as TowneSuites and right in front of this residence and does not even have a sign in front and is the cheapest Fairfield in the city, which tells you a lot about this exact location. If you look for general reviews about this place, there are not many and the reviews that are posted are overwhelming positive which I would bet are mostly either fake or paid reviews. However, before you would ever consider paying for more than a week here, I would highly advise you to go look at several rooms, because this place is clearly a health hazard, and anyone staying here for a month could potentially get sick from the mold. Also, the window air conditioning units are pretty much running around the clock in every room and that water is leaking all over. Not only the rooms, but outside the windows and potentially down into the other rooms, and there seems to be plumbing issues in some of the bathrooms that is leaking down into the floor and ceilings below.
