I lived here between July 2023-June 2025. Pros: close to medical center, relatively quiet, fine enough gym Cons: - Knowingly overcharged me rent my final month and didn't tell me correct prorated rent until the 4th of the month, once it was considered late. Charged over $130 from my deposit as a late fee. Corporate has now ghosted me for over a month - Pet waste bags always littered the sidewalks along Phoenix Dr. I once counted over 30 doggie bags on one side of the road on my walk home. - $25 a month (separate from the $92 amenity fee) for trash pickup 5x/week, but they come 2-3x/week. They also leave trash all over the stairs and grounds whenever bags break because they literally throw them over the railing off the top floors. A dirty diaper once sat on top of a bush for over 2 weeks. - Could never reach anyone in the office over the phone. Always have to go in person during office hours to get questions answered. - Echoing someone else's review of $250 energy bills. Even once they replaced my AC (after the 4th time it went out), bill was over $250 during the summer and I kept AC on 74 at all times

Three years here, three years of problems! From my bathroom not having all the flooring for MONTHS when I first moved in (literally just a chunk of plywood), to my car (and 15 others) getting broken into (it was even in the news, admin didn’t even acknowledge it happened, let alone helped us out with the expenses of repairing our windows), to the fact that they charge you $35 for valet trash every month and the trash pick up only comes twice a week if you’re lucky (my trash has been sitting outside in the heat since THURSDAY and it’s Monday now). They take very little care of the outside of the buildings, letting them accumulate bugs, cobwebs, wasp nests, etc. In the last year, there’s been a lot of shady movement with some new tenants, big parties on the weekends, empty alcohol bottles lying around the complex. And all of this while they raise the price significantly every year, despite the lack of maintenance. Oh, and remember the floor issue I mentioned at the beginning of my three years? The corporate offices basically told me they’d only fix it in a timely manner IF I removed the review I had written back then on Google (which I did). Ever since then, the young woman at the leasing office was super rude and unprofessional any time I came to ask for anything—I’m guessing she knew about the Google review. Really awful, disagreeable lady. The most alarming thing about living here is the EXTRAVAGANT electricity bills for six months out of the year—May to October. Over $250 a month. The apartment might not be insulated properly, the AC is definitely ancient and does not cool properly (so it runs every minute of every day). Oh and the cherry on top? They’ve now decided to charge me a penalty of $20 for not having proof of renters insurance even though I’ve had uninterrupted coverage of renters insurance since the day I moved in back in 2022. Ridiculous. I’d stay you’re better off staying elsewhere.

I lived here for two years and absolutely loved everything about it. We found this place through a referral and took a chance by moving across the state—and it ended up exceeding all our expectations. The amenities are great. The gym isn’t huge, but it has all the machines you need for a solid workout. They also have a study room, an indoor cycling space, a dedicated yoga area, and even a squash court. The pools are cleaned daily, and maintenance is always quick to respond. Mr. Yoyo, the manager, is incredibly friendly and gets things done right away. The office staff is always responsive and helpful whenever you need anything. The property is clean and well-maintained. Pest control is available when needed, and the carpets were spotless before we moved in. If you’re considering moving here, I highly recommend the B1 floor plan—it’s the best one they offer. The location is also a major plus. It’s close to the railway, which is super convenient, and you're just 5 to 10 minutes from restaurants, coffee shops, walking paths, and transit. It’s a great place to live, especially if you enjoy biking or going for walks.

When I first moved here in 2022, I loved it but with all the issues we started having, I can’t say that I can live here anymore. To start, our apartment is riddled with black mold. We understand that it could have been in part due to the hurricane but it’s been 9 days since we reported that we need help immediately for the mold and it has not been dealt with at all. It has caused property damage. My $300 designer bags are a biohazard, they are trash now as the mold on them irreparable. Shoes? Utterly ruined. You would think that black mold is of the upmost importance but I guess not. Ignoring this massive issue all together, there are constantly signs posted in the mail room regarding FREQUENT break ins, theft, car jacking, etc. You’d think that with all the pamphlets taped to the wall and the constant crime that we would be made aware of this and that security would be ramped way up right? LOL NO! Despite the fact that we have a “security hut” outside the entrance, there’s NO ONE IN THERE EVER EVER EVER. Occasionally there is a “security guard” in the complex by the dumpsters, but by security guard I am old man dozing off inside his car not actually guarding. The gate closest to our apartment is constantly broken and either left open for the world to stroll on in to the complex, defeating the purpose of a gate altogether or it’s jammed closed and you have to go the long way through the entrance gate. You’d think with the prices we get charged that it would cover the cost of maintaining the gates, nope. Lack of maintenance seems to be a common theme for this complex. They always say they have “emergency maintenance” people but the times we have needed it we’ve been told that they are off or that they are in Dallas on another property. Our AC broke last year and they took their sweet time getting around to us because “emergency maintenance is out of the city". Another grievance with this place is that they send out emails monthly about their “refer a friend program”, which sounds good in theory but when I was still a fan of this complex, I referred my friend to live here for a credit to my rent balance to both parties. Surprise, surprise, my friend received the credit to his account but we were told that no such friend existed, that the program didn’t exist, etc. We had proof of this but it was quickly disregarded and we never saw a penny. My key fob for the apartment has never worked in the two years i’ve lived here. We tried many, many times to get it to work but “oops we don’t know what’s wrong”. I should have known better from the get go, when we first were moving in we were promised a specific unit, we had requested one on the first floor with the upgrades (no carpet) and come 2 days before moving in we were given a sad violin speech about how they were having issues with the tenant from that apartment and we couldn’t have it, mind you we had already signed a contract for that specific unit. Lanesborough, either make sure the unit is actually available or don’t fake offer something you know you cannot provide!! We were instead given a unit on the third floor with carpet (unlike our request) so that we could still move in on the day we had already paid our movers to do their business. The issue with this isn’t the carpet or relocation per se, it’s the fact that they knew they had issues with the tenant and still tried to give us a unit they KNEW wouldn’t work, selling a lie to us to get us to move in because they knew carpet was a no no for us because we wanted to adopt a pet. I found that particularly scummy. Overall, if you don’t mind slow maintenance, moldy apartments, car break ins, no security, multiple leaks through both leases, broken gates, poor & untrue communication from management (did I mention they NEVER pick up a single phone call) , a decent gym, and a wonderful location, this is the place for you! Otherwise keep looking.

As I am a doctor from Thailand, being here for a medical training. I think this apartment is the best for who works or being trained in the Texas Medical Center (MD Anderson cancer centre, Memorial Hermann, Baylor). Its location is the best. You can go to the hospitals by MetroRail (light train going to downtown) easily. The train station is so close to the apartment and the walk way is not deserted because there is a big car park for medical personnels beside the train station. You can go to your hospitals easily within 2-3 train stations, within 20 minutes. There are also 3 pretty big supermarkets nearby which are Fiesta , Krogers and Randalls. You can drive there for about 5 minutes.( There are no supermarket along the train stations, The transportation in this city is not really good in my opinion.) The environments are good with old style and warm looking buildings and well maintained trees and flowers. You can feel safe with automatic apartment gates using key fob and car sticker and the intrusion alarm system in every doors and windows of your apartment. I have seen patrolling guards in the gym and car parks during in the late of the night. The apartment officers, manager and maintenance team, Almost all of them are friendly, You can even call the maintenance for urgent or emergency maintenance conditions. The gym is really good comparing to the others nearby, with various kind of equipments and its spacious. There are also free yoga class and cycling class in the gym but I am not interested in those classes. The main pool is nice. When the weather was hot, I often enjoyed swimming in the pool. The room has old style and warm looking environment. The AC and heater work well. The room has built in oven and stove that work very well and auto ice making refrigerator, dish washer machine. And the most important, washing machine and tumble dryer are also in the room and work very well. Bath and hot water can relax you very well. The electric appliances are quite in a good old style but some rooms have been replaced with more modern appliances. I have visited other 3 apartments nearby where my friends live, I prefer this place most. I did not give 5 stars because at the first month I stayed on the first floor. And I found that the AC machine beside my bedroom window was too noisy for me so I asked them to move to second floor. Overall I feel very happy living on the second floor. This place is definitely one of the best apartment near Texas Medical Center. My family members have visited me here for a week. They all like this apartment and prefer this apartment than my friend's apartment. I am going to go back to my country soon in next year. I am going to miss this place, once I felt like home.
