This property stands out for its fantastic location, offering easy access to walking and biking trails, as well as numerous restaurants and shops within the vibrant Heights area. Many residents appreciate the modern, clean apartments, excellent amenities like the pool and gym, and the generally friendly and responsive staff who often organize community events. However, some residents have experienced ongoing issues with vehicle break-ins and towing in the parking garage, as well as concerns about inconsistent management and unexpected fees upon move-out.

Update: They gave me almost my full security deposit back. That’s worth a star. 5 stars moved to Standard because it is right across street from best pickleball place in Houston (Elite). All in all, leasing process was easy and professional, it’s clean, neighbors are nice and often interesting (some athletes, reality show stars, stunt men), chill vibes, pool is fun in summer, rent is slightly below market. About to renew. Only knock is the garage policy where they have a tow truck driver who has access at all times and cherry picks guests. I got towed at 1 AM (on a Fri night) after buying a new car and not registering the info quickly enough. Just a bad look for an otherwise classy fun place to live.

I will say I lived in this complex before loved it and wanted to move back in. the process with Vero (their application processor) took about 2 weeks and was told they denied me. I am a business owner and don't get paid in a "traditional" format so the system could not verify my income. asked for what seems like an endless amount of documentation and still wasn't sufficient. I even added a guarantor and as a 38 year old individual ... I never in my life needed one and I am moving from nyc to houston. but I did and same long process for the gaurantor. after telling them I did not want to proceed with the application anymore. the complex said they would manually looked through my application and finally told me I was accepted. and for there policy that means I don't get a refund on the application fees or admin fees. so I hope you use that money and make your process better for the next. I will say the management team was super professional and courteous and im sure the complex is still as nice as I remember it. but there should have been a better process because what they ask for was getting a little ridiculous. 12 paystubs from each of us total or 24, 6 months bank statement 12 total for both of us. connected all our bank accounts onto Vero. our tax returns from the previous years. connected our ADP payrolls system to show more income. connected 3 of our business account which was denied source of income. was at lost at what more they wanted from us.

Do NOT move here!!! I had several leaks in my ceiling and issues with the a/c on several occasions. My apartment now looks like a construction zone and smells horrible. After reporting to management the issues in my unit they did NOTHING to make things right. They mentioned my unit is still habitable and expected me to sleep in my apartment while being worked on and deal with the smell inside my apartment. Did NOT even offer me another unit at least. Terrible management!! Save yourself the headache!

**Updated review: READ BEFORE YOU RENT-Lived here for almost five years from when the building first opened to last year. In that time it was sold four different times, with a constant rotation of management companies and staff, so there was never any continuity or accountability. Maintenance requests were inconsistent, and a water leak in my unit went unresolved for nearly two years. Common areas and hallways were frequently trashed and not properly maintained. Security in the parking garage was a real problem - tires and a catalytic converter were stolen from vehicles, including my father-in-law's. After moving out, the property tried to charge us almost $1,200 for carpet replacement on carpet that was original to the unit and nearly five years old. Save yourself and look at the many places that are very close by especially if you like your tires, bicycle and anything else you might leave on your balcony. The all day, multiple day, never ending "annual" fire alarm testing is baffling. As I type this review, I search for shelter for the second day. Good thing I do not have an animal. I am loosing my mind.

Reena and staff are all amazing. They helped me with an issue upon moving in that required attention from the regional manager about my concern. Initially it seemed like nothing could be done. But with Reena and the team's care for my concern, they were diligent in ensuring my issue was resolved. I am confident in my care here at the Standard and anyone that lives here is in great hands. Thank you!
