Caution, Respiratory Triggers, and intense smells - trash, perfumed common ares. Pros: 1. This is a great location and the layouts in this property are practical and make effective use of space. 2. The staff seem friendly and accommodate where they can. Cons: 1. First floor common areas like the gym, the club room are heavily perfumed. Not the smell of clean luxury. Headache inducing perfume. 2. Corridors in Higher floors - especially 3rd to 5th smell intensely of trash and old carpet. 3. The Big Issue - air quality issues in the unit that were badly triggering bronchitis for me and allergies for others in the unit. Also the carpet in the bedroom smells intensely of perfume. No amount of wet-vacuuming fixed it. Strangely, their 7th floor skylounge somehow escapes this fate. No intense perfumes like the gym and clubhouse in the first floor. No respiratory triggers there. I was very happy here in the balcony and in the skylounge, while coughing my life away if I spent more than 30-40 mins in my unit. Oh and great view of the downtown.

This property has been everything I wanted and more. I have been living here now for over a month now and every time I walk into my apartment I am reminded on how much I love it. The finishes on the apartment give it an elegant and comfortable feel. The stand up shower is one of my favorite features as I feel that most properties default to a tub shower. The sky lounge on top of the property is an awesome spot to hang out and the view you get while grilling is top tier. The gym area is equipped with everything you’d need and it gets major points for having a stair master machine. Basically each part of this property has something that stands out. The location is unbeatable. Houston’s best areas are all within reach living here. Memorial park is basically the backyard (a few blocks, walkable and so close I consider it an Amenity here at the property) and you are near some amazing options for food. Pluckers, El tiempo Cantina, Burger bodega just to name a few hotspots. To top it off the whole move in experience was just flat out excellent. I had the pleasure to speak to the whole office staff at one point. Mo, Lien, and Anne were all so welcoming that I knew this going to be my future home when I walked in. The entire process was simple, efficient, and Communication was thorough. By the time I picked up my keys, I had no questions left! It’s been nothing but peaceful since then. One underrated aspect that I never considered but noticed so far during my time here is that the garage is awesome. It has plenty of space to park and plenty of space to maneuver in. It has great lighting and the best part is every turn has the big mirrors so you can see any oncoming traffic before you actually make your run. It’s the little things that are down right here.
