have ever lived in. Do not move here. I have been complaining for months about ongoing living issues, and nothing has been properly fixed. No matter how clean you keep your apartment, there are roaches. There are constant leaks, and one of the leaks even led to mold in my unit. The paint is old and constantly peeling. The tiles are damaged and poorly maintained. They advertise this as a gated community, but the gate hasn’t been working since September. Security does not properly monitor the property. Paying $1,200 for just a bedroom and bathroom is unacceptable considering the poor conditions. Management seems more focused on collecting rent than maintaining the property or caring about residents. I would strongly advise anyone considering moving here to think twice.

A Place That Truly Cares: Peaceful, Modest, and Just What I Needed When I needed to move closer to school, I was looking for a place that was modest, peaceful, and affordable, just a space that felt okay and convenient for student life. A friend recommended Cambridge Oaks, and from the moment I reached out, everything went smoothly. The leasing process was seamless, and the staff were incredibly friendly and helpful. That first impression stuck with me but what happened next really proved I made the right choice. Just a few weeks after moving in, I walked into a flooded room around 1 a.m. due to a bathroom issue. I was devastated, confused, and unsure of what to do. Then came a knock at the door, Devin and her colleague were there. I hadn’t even called them, so I asked how they knew. They explained that a neighbor downstairs had reported the leak, and they thought to check on me too. Their proactive response meant everything. They brought a power mop, drained the water, and even offered to wash and dry my soaked footmat and side rug which they actually did. They also followed up to ensure I was okay and fully settled again. One thing I really appreciate about Cambridge Oaks is their promptness. Anytime I’ve called about a maintenance issue, even being accidentally locked out at night, they’ve responded quickly and kindly. It’s the willingness to help for me. That level of care and consistency truly sets them apart. If you’re looking for a modest, peaceful place where people genuinely care and show up when it matters, Cambridge Oaks is more than just an apartment—it’s a community you can count on.

Avoid this complex at all costs. They have undergone new management changes in the past year that have made the living conditions abhorrent. I have lived in four apartment complex’s (one of which I got carjacked twice) and Cambridge Oaks is still by far still the worst I have ever leased at. They are very good at marketing their property, ESPECIALLY to people not from Houston. They claim to be a gated community, but the gate has remained open for the past 8 months straight, and the pedestrian foot gate has been unlocked for 12. There are roaches in every unit, no matter how much you clean. The Wi-Fi has been out of service for a total of a month and a half of the past year. My apartment continuously reeks of marijuana because the complex lets people smoke inside their units and it comes through vents. There is maintenance issues weekly that they refuse to fix. My water was out of service for two weeks, and when they didn’t know how to fix it they began to ignore me. There was also a hole in my ceiling for TWO YEARS, that I had to fight and fight until finally they repaired it, only for it to open again when it rained. They charge over 1,400 monthly for a one bedroom one bathroom, without being able to meet bare minimum living conditions. If you value your safety, your money, and your college experience, you will avoid this property.

To begin with, if you’re looking for an apartment close enough to campus and you’re considering Cambridge, just don’t. Do yourself a favor and remove the stress before it happens. This is the worst place you could possibly live in, from the building itself to the maintenance crew and the management team. Here’s my experience. I moved in on August 23, 2025. A couple of days before school started, I hadn’t been able to check the rooms beforehand because I had been out of state all summer and flew back the exact day I moved in. Needless to say, I was exhausted and wanted nothing more than to shower, unpack, and sleep. When I got to the apartment, I grabbed my keys and headed to my room, only to find that the trouble had already begun. Whenever I move in somewhere, I make sure to record a video of the room before unpacking to ensure everything is in working order and that I don’t have anything broken that could be blamed on me later. While taking the video, I noticed that the hanging rack in the closet was wobbly and had been taped together, likely by a previous resident. I was also missing the towel rack, a shower rod, and the cabinet under the sink, which was broken at the hinge. My bathroom outlet was also broken (this still hasn’t been fixed), and the sink was leaking. Needless to say, taking a shower or even using the bathroom was completely out of the question. Thirty to forty-five minutes after I got the key, I returned to the office to let them know about the maintenance request. They said they understood and that someone would be back to check on it soon. Eight days after moving in, someone finally came to check on my bathroom. The maintenance guy said he would be back in an hour to get the parts he needed to fix my bathroom, but an hour came and went, and he never returned. Another five days passed, and I was starting to overstay my welcome at a friend’s place, who had been kind enough to let me stay with her so I could actually shower. I went to the office to check on my request, only to find out that they had forgotten and that I should have made another request during the meantime. After two and a half weeks, my bathroom was finally fixed, and I could finally move in. You would think that everything would be resolved now, but then came the fire alarms. Two months after we moved in, the alarms started going off for our entire building at all hours of the day, sometimes even at 2 am. I and countless other residents brought this to management’s attention, but nothing was done for almost 3 1/2 weeks. It felt like physiological torture. I could be sleeping at 3 am, and the alarm would go off, the shrill sound lasting for over 20 minutes before someone would reset it. They didn’t send anyone out until almost a month later. A MONTH OF FIRE ALARM TORTURE! Last, but probably won’t be the last, the internet went out on December 19, 2025. I called the main office on December 20, 2025, to let them know that the internet had gone out. They said they had heard from another resident and were working to get someone out to fix it. If anyone works a remote job, you can imagine how frustrating it is to not have internet access. So, I had to stay at a friend’s place until the internet was fixed. What I thought would be a couple of days of work turned into weeks. From December 19, 2025, when the internet first went out, it was not fixed until yesterday, January 5, 2026. In conclusion, do not live here unless you absolutely must, and even then, choose another option. When I moved in, I had asked the office when the gate would be fixed. They informed me that someone would be out to inspect it in a couple of weeks. To this day, the gates remain wide open, allowing anyone to enter.

**Updated Review** My daughter moved into her apartment in August and it has all been downhill with no assistance from management. It is now October, she doesn't have a key fob to access her room, the gates have been accessible to allow anyone access into the apartment, the room and apartment set up is definitely NOT top tier as the model shown, the rooms are smaller and not worth the money being spent each person, roommate issues ( which have yet to be addressed), pest control issues, etc... as I could go on. Our next step will be corporate! I can't say enough good things about Luke, Andrew, and Christian for the way they helped my daughter with her very first apartment near the University of Houston. As a parent, it’s never easy sending your child off to college, especially when it involves navigating the complexities of student housing and apartment setups. But this team made the entire process smooth, stress-free, and actually enjoyable. From the very beginning, Luke was incredibly attentive and responsive. He listened carefully to what my daughter needed — proximity to campus, budget, safety, and amenities — and took everything into consideration when recommending options. Andrew stepped in with a wealth of knowledge about the area, giving us honest, helpful insights that made us feel confident about the choices we were making. Christian went above and beyond with the details. Whether it was coordinating move-in logistics, making sure all the paperwork was in order, or simply checking in to ensure my daughter felt supported, he treated the entire process like it truly mattered to him. Thanks to them, my daughter is now ready for her new apartment and loving it. She feels safe, comfortable, and excited about this new chapter at U of H — and I feel incredibly grateful knowing she had such a capable and caring team helping her get there. Highly recommend Luke, Andrew, and Christian to any families navigating student housing in Houston. Their professionalism, kindness, and genuine care make all the difference.
