Recently moved into Boone Manor and it has been a wonderful experience so far. The staff has been exceptionally helpful with everything. Shout out to Eric for making sure that our move-in was as easy as possible! We've met a few of our neighbors, and they have definitely made the place feel like home and a welcoming community. Would highly recommend checking this place out if your in the market for a new home.

I really love living on this property. It’s always well-kept and very clean. The staff is very friendly and helpful. I love that you do quite a bit of community events and have great amenities. The location is so centralized to every where which is great for getting around Houston. The only con that I have is we need more cameras on the floors and definitely the garage to feel a little more safe and secure.

Lived at Boone Manor for 15 months and it was an absolute pleasure! Andre is always helpful and friendly, and Amy was an amazing concierge! All of the team was a pleasure to be around. Super responsive team and I never had any complaints. Thanks for a great first living space in Houston! My wife and I had our baby here so it will always stay in our hearts as a special place.

*** 1Year (Approaching) Update*** My experience with Boone Manor/ZRS Management: On October 2, 2024, I received a letter from the property’s legal representative offering early termination of my lease without penalties, fees, or concession paybacks, provided rent was paid through my vacate date and the unit was left in rentable condition. The letter gave me until October 31 to decide. However, on October 4, I received an unexpected email from the attorney stating that unless I agreed to vacate by a date in October and signed a lease termination agreement containing an NDA, eviction proceedings would begin. When my attorney requested to review the proposed agreement, no response was provided. Feeling pressured and without a clear agreement, I vacated the unit under the terms of the original October 2 letter, without signing the NDA. The unit was left in good condition. Since moving out, I have discovered: • Adverse rental information reported to credit/tenant screening agencies; • Charges for the remainder of the lease and additional fees, despite the October 2 letter stating those would be waived; • No return of my security deposit, even though the unit was vacated in good condition. This experience has negatively impacted my ability to secure housing and has harmed my credit. I am sharing my experience so others are aware of the issues I faced. I’ve had a very negative experience with the property management team at Boone Manor. In my opinion, Abraham Martinez (Boone’s Property Manager) has exhibited unprofessional behavior that goes beyond mere rudeness. Specifically, he has repeatedly tried to belittle me, often speaking down to me and dismissing my concerns with condescension. Instead of addressing concerns with a helpful attitude, he has been what I interpret to be consistently confrontational, demeaning, and dismissive. On multiple occasions, Abraham has responded to my requests and issues with what appears to be threatening and aggressive language, which has made my time here incredibly stressful. The lack of respect and professionalism is alarming and has created a hostile living environment for me. What is even more concerning is Abraham’s attempted interference with an ongoing police investigation due to an incident that was reported by me and security on August 21, 2024 that involves another resident. What was shown to be, in my opinion, clear favoritism towards that resident, he actively tried to persuade officers not to file a report, which raises serious ethical and legal concerns. This interference not only jeopardizes the investigation but also demonstrates a shocking lack of integrity and respect for legal processes. This has further compounded the distress I’ve experienced. Most alarmingly, Abraham has shown an invasive disregard for privacy by viewing my LinkedIn profile without a legitimate reason. This unwarranted action feels like a breach of personal boundaries and has made me feel targeted and uncomfortable. With many residents having voiced the same concerns and interactions with onsite management staff, I hope that ZRS Management (property management) finally addresses these issues promptly to prevent future tenants from experiencing similar problems. For now, I would advise potential renters to be cautious and consider other options. Edit in response to management comment: No, you never "extended the option for affected residents to relocate". Residents were never offered the option to break their lease or move. Actually, our lease wasn't discussed in any form or fashion whatsoever. When will the lies and deception used to cover your tracks stop? Interesting how nearly a dozen 5-star reviews have popped up overnight at a complex that was robbed a month ago. Maybe make it a little less obvious you've hired fake reviewers next time? Steer clear of this sketchy place. Management will yell at you and treat you like trash when you raise concerns for your well being and safety. Good employees have quit to not be involved in the mess that has begin to stir after the robberies on July 25th. It's obvious they're trying to hide their negligence. There's much more behind this story - just ask a REAL current resident and you'll learn the truth. Attached are still photos from a recorded robbery at one of the units on 7/25.
