We absolutely love being here! The staff is very friendly, helpful, and makes you feel right at home! Marissa and Jenny were wonderful in making sure our move-in experience was seamless. Judy with the concierge is such a warm presence around, she remembered my name after meeting her just once! And Brian with the maintenance team takes care of every need around the house quickly! Building is well maintained and clean. Our neighbors are very friendly too and the office holds regular resident events, making it feel like a true community! The location is just perfect no matter what stage of life you're in - Levy park, restaurants, coffee shops, and an easy access to 59. We are so glad we picked Avenue Grove!

If you have asthma, allergies, a compromised immune system, or sensitive to environmental irritants in any way DON'T MOVE HERE! I'm writing this honest review as a warning to all future and current residents: I've been living here for about 2 years in what seemed like a beautiful, luxurious community in a prime location. Immediately after move in, there were major unexplained water intrusions: Floor to ceiling windows leaked heavily during Hurricane Beryl & continue to streak ever since. There was also a huge spontaneous puddle of water that leaked out of the hallway wall. Mgmt did nothing but bring a regular fan for the wall leak in the hallway. Jan 2026: I noticed a musty smell coming from the HVAC closet. Maintenance replaced the filter & called it a day. Shortly after that I became very ill & have been getting progressively worse ever since. The musty smell returned early March. I observed a white residue on the floor, swollen, discolored trims/baseboards & visible mold growth outside of the guest bathroom vent. The cold from January turned into a chronic cough & progressed into severe shortness of breath. I sought medical attention and was diagnosed with a respiratory infection and prescribed an inhaler + cough medicine + specialist referral. Minutes after the building's unlicensed inspection, I found an active HVAC leak, took a video of it, and showed it to mgmt, who continued to deny moisture or mold issues in the unit. 3/13: the licensed inspector I hired discovers the HVAC coil was full of mold, confirmed the visible growth in the guest bathroom was mold, as well as on the window sills, window shade, and found mold inside vents. They also sampled the mold in the HVAC coil & air quality & found elevated levels of Cladosprium. The building's inspector also confirmed the streaks are water intrusion due to improper flashing of the floor to ceiling windows & mentioned how they are basically being held in place by caulking. Despite giving mgmt proof of unsafe & uninhabitable conditions due to the environmental exposure, Mgmt placed me temporarily in the model unit with active water damage, & continued to deny the presence of moisture damage or cooperate with my insurance. They brought in that unlicensed contractor for another inspection on 3/24 in which they confirmed they are not licensed for mold remediation. On 3/25 they gutted 2ft of decay inside the model unit while I'm staying there with my 2 ESA animals. I went to the ER that evening because my symptoms kicked into overdrive: extreme fatigue, disorientation, mental confusion and nausea + shortness of breath and was diagnosed with a bronchial infection + mold exposure. A few days after that, maintenance showed up unannounced while I'm covering my belongings in my unit, disturbs the HVAC with no proper remediation or safety protocols, & I experienced severe shortness of breath and the same fatigue, ear ringing, nausea that landed me in the ER. I was in my pajamas, humiliated, and made sick by their wreckless & unsafe handling of the mold infested HVAC. To this day, mgmt continues to deny properly investigating the root cause of the HVAC leak & resulting mold or fixing these windows. They also refused to cooperate with my insurance so myself, my 2 ESA animals, and all of my items have now been exposed heavily to harmful toxins. I am now chronically ill, having to see specialist after specialist, with zero accountability. If you are experiencing symptoms such as headaches, chronic fatigue, flu like symptoms, nausea, tingling in your extremities, ear ringing, shortness of breath, asthma, and you think it's just allergies, make sure your HVAC is free of mold, your filter is clear, & monitor the unit for ANY signs of moisture, past or present! Report these issues immediately and if you feel like you're being gaslit into believing the streaks on the windows are "condensation": hire a professional and get a second, unbiased opinion! Buildings will do anything to protect their self interests. Do your due diligence and protect your health & safety!

EDIT: 1/10/2026: Ever since Avenue Grove became a Greystar community it has gone drastically down hill. Staff is rude, impolite and never picks up the phone. They’re incredibly slow to make changes and fixes and rent will just keep increasing with no meaningful upgrade in amenities or services. There are constant issues and mistakes with the portal and payments not processing which they write off as mere transitional changes which you would think that, after many months, they would have figured out by now. I’m constantly getting emails that the full payment didn’t go through because of some issue on their end and I have to manually make a payment. Also, they’ll institute new changes to the portal or their systems then redact them or the transition to some new system has issues and the whole thing is simply not streamlined at all. Honestly, for the price, you can find somewhere far, far better. The gym machines are also outdated and constantly broken. The elevators are far too slow for the amount of floors and people who live here.. The price just does not justify what little you get in return here. I have lived here for two years. I have seen changes in management, low COVID prices to high inflation prices, and mass move outs to mass move ins. All I can say is that I love Avenue Grove. To start with the cons, the elevators are agonizingly slow. I've even been late to work waiting for them. Additionally, the gym equipment could use some drastic improvements, it's a small space but could do well with some updated equipment. Also, there aren't many amenities. Apartments often have game rooms or rooms to host events and have guests but Avenue Grove really only offers the pool, bbq area, and gym as its main amenities. Lastly, some people have loud dogs, there have been a handful of garage break ins, and often there will be a smell of weed in the elevator or hallways. However, these problems are not unique to Avenue Grove. Any apartment complex in the city will have those apartments, and I've lived at 6 so I would know. All that being said, I love everything else about Avenue Grove. Location is prime as it is right off the highway and as someone who is always running late, it is very convenient. The park view cannot be beat. I often take walks in the park that are very good for my mental health. They'll often have events (mostly for kids which doesn't really benefit me), like movie nights and festivals that are fun. There are very few apartments within the loop that offer you the peace and quiet of suburbia with the entertaining, dining, and career opportunities of the city. The management under Midway is preferred to the Lincoln management that briefly took over just because of their availability, response time, and overall pleasant attitude. The concierge staff, particularly the young woman whose name is escaping me is especially helpful and kind. I was also greatly helped on my lease renewal by Stacey Rodriguez from the corporate office - kind, helpful, and attentive like the rest of the staff here. And, as someone who has never been one to befriend neighbors, I have actually made lots of friends with neighbors in my time here. It is unlikely that I could see myself moving from Avenue Grove. Even as my lease price went up on renewal, I still couldn't imagine living anywhere else. Pros and cons in mind, I'd recommend living here to a friend.

This building is beautiful, and well ran. Marissa, was super kind, knowledgeable and understood moving from a house to an apartment. Thru my stay, she was always available with a smile. I❤️Avenue Grove!
